    If you want to live happily in your home, please--stay far away from this builder…read more If I could give -10 stars, I would. We bought our first single-family home at the end of 2022. As a young family with two kids, we were full of excitement and hope. But now, all we feel is disappointment and deep regret. From the beginning, everything has been a battle. They dismiss nearly every issue with, "That's not covered." We discovered mold upstairs because the roof is falling apart--yet they told us it's not their responsibility. When the exterior paint started peeling just a year in, a professional painter told us it looked like the builder skipped primer or a topcoat. That's not a mistake--that's negligence. The attic smells musty when it rains. We even found holes in the roof. And then there's the toilets. They installed Vortens toilets, which were recalled and are part of a class action lawsuit. When I raised concerns, they brushed them off too. To make matters worse, they never installed gutters on the back side of the house. Their excuse? "Gutters don't come with the package." Because of that, our grass died and the foundation is at risk. How can a builder overlook something so basic that directly affects the structure of the home? We worked hard to buy this home. We believed in this builder. And we were failed at every step. Please don't make the same mistake. You deserve

    My personal experience and opinion of M/I Homes Moran Ranch Willis, Texas…read more I will list the issues that we have dealt with and are still dealing with in reference to this builder. First nine days after closing spent in a hotel due to the fact that Tankless Water Heater was broken unable to fix then waiting on parts which did not correct the problem. End result new water heater installed .Should have been found by their Building Superintendent prior to closing. HVAC Systems are two small for Square footage of home. 2833 sf home, twenty one windows, twelve foot ceilings and we have a 3.5 ton AC Unit. Unit runs "Constantly" be prepared for ridiculous Electric bills monthly. Smaller SF homes in same area/street with less windows have larger units. Cost cutting measure on builders part. Checked with Lennox for required size and they stated minimum five ton, and under size will cause overworked system which will not last. BTU rating should be about 70,000 and this one is 40,000 BTU. Lone Star Air Systems who installed for builder notified of issues, to date zero correction. Attic Insulation not to required depths, I had to add more blown in attic insulation. The whole west side of attic was missing insulation. Water Sprinkler System zones did not all come on from low water pressure. Not sure how it was inspected and able to see not working. Zones do not overlap to have equal water coverage. I had to move sprinkler heads add sprinkler heads and change out types of heads for whole yard coverage. Six foot Cedar fence not new, missing fence pickets, broken fence pickets. Fence sections some are higher than the others, not straight. Iron fence along the back, posts loose and sections were not bolted together. Roofing is Outdated Three Tab Shingles with plastic roof vents. Will have issues in the Texas weather within five years. No Rain Gutters or down spouts on sides or rear of home. Flooring is Linoleum Strips which separate and bubble up. Made to look like hard wood floors. Broken rear master bedroom window not found by builder inspection. Cheap Electrical Breakers that keep tripping. No Soffit Vents on outside roof. In order to meet Code a Strip Vent, not recommended by roofers was installed 18 to 24 inches up roof from bottom. No electrical power to outside patio fans. Only two ceiling fans. Garage lighting very weak, had to change out. Under Kitchen Cabinet lights broken, different colors. Builder grade appliances cheap grade may last two years. Roof Window and rear Hardy Plank not painted. Concrete driveway has golf ball size divots along with long gouge marks in concrete. Garage Door concrete sill uneven lower on right side causing garage door to not seal all the way across. Outside Hose Bib Faucets leaking had to replace. Red Clay dirt Stains on brick and exterior white stone. Roof design over front porch poorly engineered rain water does not make it to front gutters before diverting over the side. I had to pay to have a diverter installed. M/I Builder, after showing the video of problem refused to correct. Closet and bathroom doors damaged and do not close. Recessed lights in master bathroom not in a straight line pattern. ???m Uses 1x4 's as door and floor molding, no architectural design. Yes, there are worse builders but when you pay this kind of money you should get more and receive more attention to detail. Along with a better Energy Efficient Home. Mortar splashed all over baseboards and doors. Areas with no caulk. Some areas with caulk were done extremely sloppy. There were uneven cuts around corners. One side would be a certain thickness and then another side would be another thickness. Worst of all they did not wipe the grout off properly from the tile. They left grout to sit on the tile and grout had etched our brand new limestone floors everywhere. They also stained it in many places too. Eddie had the guys come back and try and get it out themselves, but we're not able to. So the guy that we paid to professionally seal our floors, Eddie had to pay $4000 to polish and restore our floors. However many of the stains and etching still not able to get out! We are glad that Eddie one of the owners forked over the money to make it right. Eddie does seem like a good guy and he is professional, but his subcontractors just seems very amateur. we have had lots of marble tile installed, and I have never seen our marble etched or so many imprecise cuts or lack of caulking. They installed tiles with big chips in them without thoroughly inspecting. They couldn't even get a transition, right . The wood transition in our bedroom doesn't even match the other transitions. This is very amateur. I've never had a contractor not be able to match a stain. This is very basic knowledge in the industry to do. And he was asking me how to do it as the homeowner. I thought that's what I was paying you for. Also, they left empty soda cans, just laying around in our kitchen. Tile and debris from the dumpster just laying all over our driveway. All in all, this was an awful experience. The final product is acceptable, but there's still a lot of flaws. And of course, the time and money that it took to rectify the situation. I regret hiring this company and wish that we would've hired someone else . I recommend finding a company that has its own in-house installers and does not use these subcontractors.

I used her again to sell my current home and buy the next one. So this review is X3 the value IMO! Look, I don't know why Sally said yes to us this 2nd time around because the first time we used her probably gave her some gray hairs. When we first moved to TX, my financing was delayed and we were about to lose the contract while I was in the middle of Albuquerque moving my family. Sally stepped up her game and kept the house under contract while we waited for the financing to finalize. She even got us into the house as renters in the meantime so we weren't homeless. This was an extremely difficult challenge for us and Sally really came through even though it was no where near easy. Now my 2nd experience came to a close just a few weeks ago. The buyers of my home got cold feet and pretty much backed out on the day of closing. As you could imagine, we were packed up and ready to close on our new home. Devastated, we contemplated not moving at all because of hardship this was placing on our family. Sally and her Broker Courtney jumped right it, rolled their sleeves up and got into the mud with the buyers and their agent. In the end, we closed 2 days late, but they got they deal to go through! I cannot tell you how many late night emails she answered for me, how many times we discussed strategy and how many times she came through on so many points of what we needed in our contract to buy and sell our home. Would I use her again? Absolutely. Would I recommend her to anyone? Based on her saving my bacon twice, YES!

She helped us understand how to stage our home, her comps were thorough and her response time to my questions was quick. Our house sold in a matter of days. I love that Sally really understood the market in our area. She was a wealth of knowledge. You won't find someone else with her amount of energy and passion!
