It's not the management that is bad here but some of the tenants! Some of them come from the projects and have no respect for property, people or rules in general! They play loud music all times of night, fight with their boyfriends who are not even supposed to be living with them anyway and are just plain disrespectful to their neighbors! They have no home training at all. Just project training. Most of them are young girls who have multiple kids by multiple men or by a crazy loser guy that got their section 8 and have that project mentality and aren't used to living in a decent place and they bring that filthy horrible attitude with them when they move outside the projects. They have attitude problems and some of them have mental health issues. I have no problem getting in touch with any Levav personnel. The building manager always responds and I can always reach the office so Stop blaming the management company for things that really you are the blame for. Get yourself together or just move back to the projects where you fit in read more

I lived in one of Levav apartment's on 6200 S Albany ave for (9) years before the building was sold( 4 ) with Levav a total of (13) years after my land lord sold his buildings in 2022, after that things just went down hill, my apartment was infested with roaches, mold was around my tub bad they did nothing but put more corking on the tub. fast coward in Dec 2025 the building caught on fire and all the tenants were told they had 1hour to get what we could out because after that the building would be locked up, now mind you people had been living in this building for years before levav took over. They tried to place us anywhere no matter the neighborhood and then didn't even want to return my security deposit back to me after I gave them my original lease and copy's of my original money orders. And when they did they didn't return all of it. So please trust me when I tell you run like hell do not!! I repeat please don't rent from this real estate company. they rent is to high the up keep is horrible. And honestly they are full of BS. So please explore more option. unless you just like giving your money away. I'm telling everyone that will listen I'm talking from experience worst real estate company I've ever dealt with . Not let the apartments looks fool you because if you do you'll be stuck for a year or two. I'm telling everyone so you don't have any regret later. They say experience is the best teacher so I'm trying to teach everyon. h read more

Levav Properties - I have been waiting for them to fix my tub for three weeks - Property Management Near Me - Chicago, Illinois

Before Levav brought my building I loved it! the previous owners kept up with weekly cleanings and the property manager was responsive. HOWEVER, When levav brought the property everything went downhill. The hallways began to stink. Someone smashed our front door and it wasn't fixed until months later. And the door is still broken. Worst of all, they are disgraceful SLUM LORDS. I was paying $850 for a studio which is more than reasonable. One day I received a random phone call and was told that my rent would be raised to $1400. The excuse given was property taxes which is ridiculous. Worst of all they had no organized way of informing the tenants. They thought it would be sufficient enough to make people aware of their doubled rent by putting a note on the door. Now families who have been in their homes for 40+ years have to leave because of greed and discrimination. If Levav properties buys your building be prepared to be priced out. These are people with no morals or decency. read more

No hot water for five days this is the third time we have experienced this. Front door is not secured for our safety. Paying for parking but ice and snow not removed in the winter time . They want to increase your rent but not take care of the property. They don't screen their tenants, Its all about the money......... The washers and dryer's do not work. I would say more but this is enough. Bad property owners. read more

These people are terrible. I just got off of the phone with the property manager, Detrell. When I said the communication around maintenance was cumbersome and very difficult, he replied that if I was not happy, then I could move. This after three weeks of the kitchen sink flooding. The sink is finally working better as of three days ago but the other problems continue. The attitude of the property manager is indicative of how they treat tenants. The recent snow and sleet caused dangerous sidewalks which they did not address. The sidewalks became safer only after a few days when they finally melted. read more

Levav Properties - Water poured out of pipes after sink backed up from somewhere in building for three weeks and having to go to the offices. - Property Management Near Me - Chicago, Illinois

Levav Properties took over a building that I just moved into in March 2023. Since they have taken over nothing has been done but a lock change and some grass cutting. My apartment has several repairs that I have submitted that have not been addressed, my rent has been an issue since day one, and now we do not have hot water in our building for over 24 hours without receiving any kind of notification. On top of that no one is answering tenants calls or messages. I left from one slum renting agency to another. Save your money and stress and don't rent from this company. Maintenance told me that there are hundreds of buildings that they have and to not expect to be prioritized basically when I asked him about getting the refrigerator that I have is infested with bugs or something replaced. They do not care about their tenants clearly. read more

They recently took over the management of our building. Terrible! Snow was not shoveled, sidewalks icy, back stairs are not able to be used because of ice and snow, pipes burst, once heat was restored it was insufficient. I do not recommend. read more

Jose is the best at Levav properties, my building has been so much better and cleaner since he's been around. Jose is very attentive to your needs as being a property manager, he's a good listener and if you have any issues or maintenance requests that has to be filled he'll make sure its taken care of. I love that jose is very selfless you have certain managers that don't even care but that's not him he is the complete opposite. Give levav properties a chance please they have nice properties to stay in and you will be treated right. read more

Nasty building and unit. Infested and band aid maintenance. Staff seems to never know anything, and have the nerve to charge sky high rent for such a crap service. read more

I would rate this company -100 (negative 100). Property manager never knows what's going on. They never give notification about building issues. Shortly after taking over, they charged a fee to park in parking lot. There are cars that do not have the parking sticker that still park in the lot. There are 2 laundry rooms at the building. One laundry room, the machines have been broken for months. In the other, the dryer doesn't get hot. One washing machine fills with water and doesn't drain. You have to call another company to service the laundry machines. It doesn't seem like they do anything. The machines need to be replaced. It's only one washer and one dryer to service about 30 units. Some tenants are very inconsiderate, leave their clothing in machines for hours. Then you have tenants who bring their dogs out without a leash. read more

This company took over new properties this year and they are very unprofessional. They never introduced themselves to the new tenants but instead put notes on doors saying we had to move within 120 days with no compensation as far as giving the tenants some leverage towards rent payments. When you text the property managers to ask questions you never get responds. Since they have been on television they have said they are working with the tenants that is a BIG LIE maybe we wouldn't feel as we do if they were working with us. One tenant was told we do not want you all to stay or apply on line like everybody else this company has a very bad disposition towards people. If I had my way I would rate them a 1. read more

Levav Property Management Team is wonderful! My carbon monoxide detector went off three times. I immediately called Levav Management and the concern from Ms. Tanika was phenomenal! CFD (Chicago Fire Department) arrived within seconds and confirmed that the carbon monoxide levels were high. Peoples Gas sent a technician and his findings were off the chain. He turned off my stove. All through this ordeal Levav Property management team of Tanika, Darlene, Ashley, to maintenance staff Daniel, Ray, Jose called me and came by my apartment to check on me to make sure I was safe. I was impressed, but more importantly grateful and thankful for the kindness and concern of how Levav Property Management expeditiously took charge and stayed abreast of my well-being. The very next day, maintenance removed my stove and delivered another stove. Their genuine acts of kindness will never be forgotten. When searching for an apartment; I highly recommend Levav Properties. Outstanding service, kind staff, that's the essence of Levav Property. You guys were great!!! Keep up the stellar super service.
