They reviewed my file and indicated that the assumption would be successful, so they asked me to pay an $11,000 application fee. Over time, they kept changing the requirements. It was clear that no matter how many times I satisfied what they were asking for, they would continue to move the goal posts. In they end they denied the loan assumption. Supposedly, they used $10,850 of the $11,000 application, so they offered me a paltry $150 refund on the application feel. Although I'm not certain, I think there's a good chance that they were just trying to profit on the application fee when they never intended to allow the mortgage assumption to go through in the first place.

    I have 3 commercial loans with Arbor and all I can say is they are a BAD company to borrow money…read morefrom! They will force you to pay all of these up front costs just to change the terms of your loan through the months / years. They will CHARGE YOU to keep reserves with them. They change their insurance requirements every year. . . making them harder and more costly. You will have to submit HUGE quarterly financial packets. And lastly to get your money out of reserve, it is a 1 month process, endless paperwork, etc. I can't sell or refinance because I have prepayment penalties, I am trapped. Not a good lender, run while you still can!
