I have been at Lenox Terrace for about 2 1/2 months and feel that I can write a pretty thorough review of the complex. Let's begin with the good points. I waited for both a renovated and a rent stabilized apartment so it took a few months to get what I wanted. I also wanted a terrace with south facing views..check. The renovation was OK. They used good quality materials(quartz counter tops, red oak flooring, Friedrich AC's, LED lighting, nice floor and wall tiles and upgraded the electrical system). They lit new stainless steel appliances but on,y gave me 3/4 size fridge and kinda cheaped out on it as well as the microwave and tiny dishwasher. The stove is fine and the cabinets are OK. Remember this a large 1BR(almost 800sf). The bathroom is a disappointment. Very tiny, a puny toilet, no "rain head" shower and they kept the 40 year old tub! The just deglazed it and gave me one of those old rubber stoppers with a chain for the drain. The paint they used was terrible and if I knew they were going to use it I would have bought some Benjamin Moore. Anyway, the renovation was decent but it want complete. When I moved in there was plastic and cardboard surrounding the tub, an outlet that was dangling in the kitchen, wires and no light in the bathroom and the stove wasn't working. The painting was incomplete as there was spackle on the walls. These were the big things, the cabinets didn't(and still don't close correctly), one of the new AC's didn't have a back(and neither was installed correctly), the closet doors and room doors don't close correctly(still don't) and the apartment was covered in dust. Most of these things were corrected in the first 2 weeks. That said things like the cabinets and AC covering are still not fixed(one of the cabinet doors actually fell off). Maintenance is the weakest part of this organization and you will make an appointment and no one will show up or call. This has happened to me twice and since my apartment was renovated when they did finally come they don't want to fix the problems and are trying to get the contractors back to correct the issues. Unacceptable. That said, the girls at the office like Annie and Maia are great as are the doorman, who are very helpful and pleasant. The grounds crew is very nice and tries to keep the grounds nice with a limited budget(they need to get sprinklers or contract a water truck as a lot of the stuff they plant dies because of lack of water). My neighbors are friendly and the building is in a great location. The laundry room is OK, not great and the elevators are clean and prompt. The hallways need to be updated and the carpet is threadbare. Despite the issues with the renovation, my apartment is very nice with a clean modern layout, a beautiful terrace and lots of closets. It's a very good size. Oh and the water pressure stinks. There is noise in the street but this is NYC and we are near a hospital...no biggie. Overall, it's a great value for the money(even with the prices tripling after they are renovated). Most of the staff is great as are the neighbors. Huge apartment with lots of closets and a terrace with a great view. It's a solid 4 stars. If they could just fix the maintenance issues and updated the hallways they would be 5.

Please bear with me I am new to Yelp & I am not computer savvy saying that sometimes your voice must be heard. I've been living in Lenox Terrace fore over two years. The amount of rent my wife and I pay- I feel ripped off. The building is poorly maintained. The staff is under qualified and barely speaks English especially the maintenance crew are not only under qualified but extremely rude. (Excluding a very few) The doorman rarely get the door. Infant it is the saddest excuse of a doorman I've ever seen. If you saw the way they are dress you would understand. Not to mention when in the lobby the staff are rambling back-and-forth with the N-word and foul language in front of children and other residents. The building itself is infested with roaches, rats, mice and yes bedbugs. Please look below at another flyer that came to or door this morning. Unfortunately the problem is the fault of management. The woman running the establishment is Victoria Hair - whom doesn't seem to like European Americans (white People) She has been nothing but rude to myself and other residents. From my understanding she's actually threatened other residents when standing up to her. After reading their emails I can see how they felt this way. I personally only dealt with her a few times - never resolved situation. Her excuses is this is Harlem this is how it is. This a lazy excuse. The building itself is falling apart and the walls are extremely thin you can hear your neighbors talk clearly on the phone word for word. The one thing good about this place that is does offer parking for a extra cost. Unfortunately I've seen a lot of cars be vandalized by Employees. The only way to fix this place is to remove the people running it and replace it with a whole new staff and management including the maintenance crew. People who actually qualified know their craft most of all care about the residents and their jobs. Unfortunately they are also raising the rent. Honestly I am fine with that but not if they don't fix the problem so in closing buyer beware understand what you're getting into.

I am going to write an update detailing my entire experience at Lenox because it was so bad, I don't want any other person to go through the experience I went through that very day. A business manager at Lennox Terrace sent me a message, stating how they "find it highly unusual for anyone to be received in such a manner- maybe you were having a bad day." Let me just make it clear. For the record, I was not having a bad day. In fact, I was extremely excited to see a potential apartment that just might be my new place that I call home. Life is too beautiful to hold a grudge, so when I feel like there is mistreatment in an establishment, I am not going to hold my tongue. Before my apartment viewing, my first interaction with Karen did not include a handshake or any type of acknowledgement -- Karen walked straight to the elevator without hesitation and I found that quite odd. Granted, the offices were closing at 2 PM and it was around 1:50 pm so maybe she was in a rush? Either way, that was not acceptable. As we approached the apartment, I felt a judgy-type of vibe, where showing the apartment was almost a chore rather than a service. When she was done showing as we were approaching the elevator, she even said "come on, hurry-up lets go." Just rude and unpleasant. If you think I was exaggerating, the kind doorman was a witness to the first encounter. So potential Lenox Terrace folks, be aware of the customer service, and more importantly, Karen.

Lenox Terrace markets itself as offering "respectability without sterility and security without conformity."  In reality, the experience falls far short of remarkable.   The building habitually reeks of marijuana, particularly at night and very early in the morning.  It permeates the lobby and hallways, overwhelms the elevators, and if you're particularly unlucky, your unit.  Not good if you have allergies, sinus issues, breathing problems, small children, or plainly do not like to be constantly exposed to marijuana smoke. I complained numerous times to management who refused to acknowledge the issue, beyond a bs investigation that did not include inspecting my unit or the offending neighbor's during the hours that the smoking occured.  As a result, I spent a long winter with the windows open all night, every night in freezing temperatures. The hallway walls sport "whipped cream" swirl texturing that was all the rage in the 1950's, and has never been updated, other than bad patch repairs of cracking and peeling sections.  There are no windows in the hallways to provide natural light or ventilation, and they thus tend to hold in various smells.   The hallway stairwells are similarly devoid of windows, dark, and painted an industrial dark gray color that has not been refreshed in years; they frequently stink of marijuana despite being patrolled by building security.  While there is pleasant landscaping out front and at the entry points of the building, a number of tenants use their terraces as storage spaces for tires and other random junk.  Though the terraces are a main selling point for the building, they're largely unusable because of the number of tenants who use it to smoke.  It's also not uncommon to find cigarette butts, trash, glass and other items that have landed on your terrace after being discarded from other units.  The building provides rubber food service carts for transportating groceries and other parcels from the front entrance to units. The maintenance staff uses grocery carts, which are pushed from building to building.  The only facility with normal, decent carts, is the laundry room, which has high-efficiency washers, commercial driers, and one dedicated folding table, and is otherwise unremarkable. The units are pretty standard.  You might have a stainless steel refrigerator a small dishwasher, a digital stainless steel oven, and some granite in the kitchen and bathroom.   You'll also likely have laminate flooring (even if the unit had parquet floors when you viewed it) with a lot of padding underneath, in some cases covering mysterious dips in the floor, and which can tend to separate from the wall as you walk on it.  The front door, radiators, and other fixtures will have been painted over several times throughout the years to the point that the paint is thick, and cracks in sheets.  The walls will be painted a white matte color that scuffs very easily.   The front door lock might be beat up and decrepit after years of use, but the management won't do more than the bare minimum of replacing the cylinder after the previous tenant.  The walls between units seems to be fairly thick, but noise from upstairs tenants, including pets running about, footsteps, and moving furniture, can be fairly clearly heard.     The doormen are quite friendly and pleasant for the most part, and will learn the names and faces of tenants and personally greet them each day.  They seem to have history with the building, as opposed to some buildings, where the door staff frequently change. The "package room" service is a plus, allowing tenants to receive deliveries at their convenience, without having to readjust their service.  The hallways and stairwells are patrolled at night by building "security" agents who open and exit at each floor, slamming the metal entry doors with abandon at all hours.  Loud parties are occasional, and are generally shut down by security at 1:00am.   Dealing with the management office can be a fair to unpleasant experience.  The "leasing" office located at 484 Malcolm X Blvd/ Lenox Ave can open as much as an hour late, which can make it difficult to visit before heading to work or when trying to get a permit for a weekend furniture delivery.  But it is equipped with nice seating, and your visits to and interactions with that office will likely be few.     There are 3 grocery stores within short walking distance, of various quality and offerings.  Sylvias, Red Rooster, Cove, Corner Social and a handful of other quality sit-down restaurants and bars can be reached by a 5 minute walk to 125th Street.  The restaurants immediately outside of Lenox Terrance are largely unremarkable.  If you can afford to pay the prices Lenox Terrace is asking for units, I would strongly advise considering other options in and around Harlem, before deciding to rent here.

The Manocherian family should ask themselves this question as Pan Am Equities flushes opportunities down the drain with their inability to negotiate effectively. Pan Am Equities stands for maintaining exceptional quality, service, and attention to detail. I did not experience any of it and I wonder how many others are experiencing the same. They would not agree to have a phone conversation with me. All conversations are via email. That is not service. They pride themselves in quality, but the washer/drier rooms are so dirty I fear for my health every time I do laundry. Attention to detail will get a zero when I had to experience a soft renovation that took more than a year and was left unfinished for another year. Even though I have been furloughed since March, I have been paying my rent in full and on-time each month for the last two and a half years and had to accept a lease increase in March. Who increases rents in the middle of a global pandemic? Up until the end of July, I was able to sustain my rent and living with the unemployment insurance benefits as well as the additional $600 weekly help. Since August, paying my high rent has become a strain in my finances and I requested a phone call with my Pan Am's Director of Leasing several times to discuss this unprecedented situation and work together on a mutually beneficial solution. I am aware of the eviction moratorium from Gov. Cuomo but I did not want to default on my payments. She did not agree to speak on the phone and has rejected any of the possibilities I suggested to her. It seems that Pan Am Equities does not want to work with me and is ready to lose money over being flexible with a lease adjustment. I also contacted Pan Am's President and CEO, CFO VP and CFO with no response. I have now been obligated to give my 30-day notice as I have to put my belongings in storage and move out of New York City to have shelter in a friend's place until I am called back to work. I gave my notice on Oct 8 and Pan Am is forcing me to pay the entire month of November plus another month as penalty fee. I am pursuing legal assistance through the mayor's office and I thought I should also share my story. What the Manocherian family does not seem to pay attention to is that their lack of negotiation power and flexibility will bring them a potential and unavoidable loss of $9,636 (my apartment rent is $2,625 and they have an active leasing for an identical apartment at $1,822 after their 2 month free concession). Mind blowing! They currently have 2 active units with a price change of $50 (2.4%-2.6%) in a week. Below current active listings have been in the market for 29 and 17 days respectively: 1-Bedroom - 5H - $2,050 ($1,822 after 2 months free concession) Studio - 4A - $1,900 ($1,689 after 2 months free concession) Dishwasher Already rented and identical to my apartment: 1 bedroom - 5E - $2,300 ($1,916 after 2 months free 1 bedroom - 4F - $1,941 ($1,617 after 2 months free concession) Pan Am's Director of Leasing needs a basic math lesson topped up with negotiation skills training.

Since the heat turned on the loudest banging imaginable wakes me up 3-4 times a night. Coming from someone that works 10-12 hr days this is not ok. Not to mention I pay $2550 a month to live like this. I have had to remain in constant contact With the manager and service request system. At first it was the noise, then the heat didn't work at all (for a week) and they never addressed the noise now over a month. So I started recording and reached higher up within the Brodsky organization. They do very minimal and close the work orders without checking back in. So it is a constant process for me to follow up and resubmit work orders. Not to mention nothing has been fixed and I shouldn't have to deal with repair men who are rude coming in on a daily business on top of disregarding that I ask them not to interrupt during hrs I need to go work from home! The first thing that should be done is to drain radiators.....why after a month has this not been done. Additionally, the doormen are polite, however, one in particular never remembers me and can be rude at times. I moved in and no joke a friend of mine came over and they asked him if I knew he was coming over and sent him right up. Really secure thanks! Nonetheless not worth the rent, not secure, and not recommended!!!! Go away from Brodsky and this building in particular. Too bad I can't attach a video the sound is obnoxious!!!!!

Through several initial calls, Vanessa went above and beyond to initially get to know my needs/wants in the search and would line up several showings for weekend trips I could make it up to NY. When I wasn't available to make the trip, she would go out of her way to do a virtual showings with me, even going so far to walk around the neighborhood on video so I got the lay of the land. Vanessa's reliable, calm and optimistic demeanor keep me going and ultimately we found the perfect spot. I hated living here. My apartment was filled with cockroaches as soon as I moved in. Had the place…read moreexterminated multiple times to no solution. The buildings "solution" was to keep the sink stopper closed so the cockroaches could not come into my apartment through the pipes. That made it better but still had issues. The toilet chain rusted off within the month I was there and had to be replaced because the toilet wouldn't flush. I also had issues in which the fan my neighbor 1 floor above me and my fan were synched to the same remote. So when one of us would turn the light on it would trigger on the ceiling light. I talked to management they came in my apt and told me they had fixed it. Had issues again and now they tell me that they could not fix it. I had an amazon package delivered to my apartment. I had a confirmation email from amazon saying it was delivered. The doorman claimed that I must have picked it up. Later I found out that the doorman gave it to the wrong apartment. Instead of returning my package my neighbor opened it. My neighbor gave me half of the package but I was still missing half of it. Claims that it was never in there. Luckily amazon gave me a refund with no questions asked. I've had issues with the building manager as well. You have to reserve the elevator on move in. The manager put in the wrong week for move in so I had to call her back and sort it out on the day of the move after back and forth with the doorman. On move out I gave the manager permission for movers access to my apartment. She forgot to update it in my computer. As a result, the movers did not have access to my apartment the day of the move. Instead of letting them in the doorman told me to call the manager. I was at work and didn't have time to call the manager and offered to show the email as Proof that they have access. He refused to understand no matter how much I explained. I had to reschedule the movers. I only lived here for a year. The staff is incompetent and there is poor communication.

Old world charm in a park like setting -- an oasis in the city . Near everything but out of the mainstream hustle & bustle . The neighbors are very friendly and the small shops in the area go out of their way to provide excellent customer service . We could live anywhere in the city and chose Tudor City -- with no regrets ! Prices are reasonable - for NYC - and provide great value !
