We had the most wonderful weekend in Grand Lake staying here at Lupine Village. I'm honestly so…read moresurprised to see bad reviews, but I know sometimes things happen. We had a 5 star experience during our stay. It was quiet because some of the businesses had closed for the season and only half of the cabins were booked so I'm curious how things would be during the summer when it's busy. First off, Mike and Ali are great owners. You can tell they put a lot of love and care into this place. We stayed in the Angler cabin and it was SPOTLESS. I love the exposed wood and the furniture was all super comfy. Some of my main requirements for staying somewhere are safety, comfort, and cleanliness & they nailed it in every category. The amenities are a nice to have too. The location is great, just a short walk up from the main road with all the shops and restaurants and another block up from the lake. It's perfectly centralized and sits among other homes/cabins. The "village" is set up like a grid with all the cabins enclosed inside of a wooden gate and there's a super cute and cozy hangout pergola in the middle with a fire pit and cornhole boards. There's plenty of seating around the quaint property and each cabin comes with a picnic table, grill, and Adirondack chairs. The check-in process was easy-peasy and we were greeted with two complimentary Colorado beers in the fridge and a bottle of water. The cabin is equipped with everything you could possibly need - cooking tools and basic seasonings, coffee maker, towels, extra blankets, a dishwasher. The water pressure in the shower was great. There's a canteen on the property where you can rent movies, games, outdoor equipment, yoga mats, etc at no cost and there are also necessities for purchase. It's a touchless system which is nice. I can't say enough about how wonderful Lupine Village is and I can't wait to come back!

Below is a real and honest review from a real traveler / yelper I say in the range: 3, 4, 5 start resorts, budget VRBOs, and even 1 star motels. Heck one of my favorite places is the Best Western in Winterpark built in the early 80s... it ain't the Ritz! But for $250-300 per night for a 1 bed room + kitchen in Grand Lake without any view, next to an alley... it should be a lot better than this place The good... Everything was clean. Appliances, fans, heaters, dishes, pots/pans, etc were all in good shape and worked properly. The OMG... 2 kids 2 adults... each take 4 to 5 minute showers. You guessed it! Most days only enough Hot water for 2 to 2.5 showers. Oddly, water pressure was good) but if you turn on the cold water, it was so cold you'd freeze, literally, even when the hot was on full blast. Yes owners are nice and attentive but our cabin is a hodge podge patchwork of broken, worn out, poorly installed DIY, and some just plain missing items (some cabinet doors) Kitchen floor sloped a LOT It was annoying every time you walked on the slanted floor. Sofa Bed sagged, 80% of it. The "solution" is in the photos. Yeah, hey... I get it, a $100 sofa set from Big Lots will do that... so leave those to the college kids and get a decent quality set for your full time rental! Kitchen counter was screwed together -- sitting on top of the free cabinets ok, not all cabinets 'need' doors I know, not a huge deal, but it was obvious these cabinets had them and were freebies since under the sink were two end cabinets, not a single sink cabinet and you removed the drawer and screwed the drawer front on... classy! Tile work in the tiny shower... stop, please... you are not good at that, and you tried to be fancy... wow, no - just no! Shower valves... nice job letting water get into the wall without handle covers over the tile... I'm assuming more freebies and didnt want to spend money so ... holes in the wall, no problem Bathroom Fan/Light... WOW, this is LOUD... it vibrated the entire room, not kidding. The only other light was above the sink and the switch was not in reach from the door, no matter how tall you are. made finding it at night difficult. They need to separate the light and the humidity fan to 2 separate switches... oh, and make it so the fan doesnt sound/feel like the space shuttle is lifting off Bedroom... bed was comfortable, no issues there. But the bed took up the entire room, literally... only about 20" of space on any side... and you could not even open up a carry on on the floor except at the foot of the bed... then you are stepping over your luggage constantly.

They were still cleaning the house when we showed up (about an hour early), but were given a key once the baby started crying. The lady behind the desk was sympathetic, and told us to go ahead, no big deal. The rental itself was wonderful. The house would have slept 17 if we tried, but we were just a party of 8 adults and 2 kids. Each adult couple had their own bedroom, and the master suite was separated from the rest (upstairs). The place was well stocked, clean, and warm. About 10 minutes from Rocky Mountain NP, the place had a gorgeous view. I would definitely stay here again, but I don't know if I will ever again have that large of a crowd.

If your stay was not 5 stars, they will fight you instead of just apologizing and fixing the situation. I had to submit a police report because of the abuse I experienced after leaving a bad review on Google. Please do not rent from these people. They are awful. Not worth your time. Oh! and if they are reading this, I don't want you money. I asked for a $50 refund because your cabin lacked 3 important amenities listed on the ad, but you instead belittled me and made me out to be some kind of awful person because I asked for rectification. I cannot wait to see how badly your company fails, because it is inevitable. Try being nice for like ten seconds and see where it gets you? It's not that hard.

I'm very pleased with my stay here and would recommend it to anyone looking to hang out in Grand Lake! EDIT: I noticed some of the other reviews in retrospect just now and it seems like this place has significantly fixed their problems over time, so I'd respond with my experience. Since the time of my review they do have locks on doors, they do have cream and sugar by the coffee machines, the service was certainly what you would expect at a hotel, we had no problems with boards in the floor, etc... Some of the newly renovated cabins had some different policies for pets according to other people who stayed there with us. Not sure, you might want to check with staff before planning your vacation. Cleaning up after ourselves was no big deal, all the tools are there, however given the price it is a little strange. I kinda see it sort of like the Airbnb thing though, as opposed to a hotel. But for the price cleanup should really not have a punitive fee associated. I don't remember a punitive fee as being part of our stay however, I think she just asked us nicely to do it. They might have changed policies since the other reviewer stayed here. Given this, it seems like they take feedback to heart which is better than 90% of small businesses out there.

Days after we have not heard from the owners and we are requesting a full refund, but we were told only a partial refund would be considered. I have bed bug bites all over my body. The pain and itching was so severe I had to take time off work and go to an emergency urgent care today for steroids and prescription ointment. I can't sleep due to the hundreds of bites and constant itching. It has been a miserable few days and we have yet to hear back from ownership and we have not received a refund. I would highly recommend staying somewhere else.

The cabin is a one room cabin at the top of the hill with great privacy. The cabin includes: Queen bed Breakfast table Fridge Microwave Stove Bathroom w/ stand up shower A great front deck with a cafe table and two chairs, a lounge chair, and a gas grill. The cabin had a rustic feel, but with all modern conveniences, including wifi. Everything was very clean and comfortable, and the owner was great with all our questions and quick to help. The Osprey is small, but why would you want to stay in your cabin all day if you're in Grand Lake? The price is also very reasonable when compared to other similar cabins in the area. However, this is one of the few that is actually in a secluded private area. Most cabins are right on the street in town. So if you're looking for privacy when hanging out on the deck you'll want to choose the Osprey or Eagles Nest, which is the other cabin at the top of the hill. One of the best things about this cabin was that you feel like you're in the woods, while still being able to walk to anywhere in town within a few minutes. We were very pleased, and will be back.

We were only 1 mile away from the Rocky Mountain National Park. It was quiet here and we enjoyed watching Netflix as well as cable TV at night. Would definitely go back!

Let's start with the good stuff and get into room for improvement afterward…read more Lodging here earns a solid three stars (we were in cabin 27, no idea how the others are). The kitchen was fine, everything worked, pots / pans / utensils and such were present. It's a good thing since there is no decent food close by unless you go to town. Also the town rolls up the sidewalks early (in the winter at least) so you'll probably want to play it safe and arrange for at least one meal in, just in case you're caught without options. Everything was clean, the bed was comfy, and they even have an OK cable package and a nice TV if you want to relax inside. Shower was hot, pressure was good, appointments were as expected for a cute mountain lodge. I would say that it might warrant a better rating in the summer (peak season), but they advertised a living social deal for a winter trip. My wife and I do visit tiny mountain towns in the middle of the winter frequently enough that we did have expectations and understood what we were getting into. This place missed the mark on a few key points and we definitely felt a bit deceived. So, here's where the room for improvement begins. We were suggested (via LivingSocial, the Daven Haven's own website, or independent Google searches) that shopping and fun would be "steps from [our] cabin." Most rational people would read that as "walk out the door, and you can see the shopping / dining attractions." In reality, you're ~half mile from that stuff. If you're looking to ACTUALLY be steps from the good stuff, there are lodgings that actually meet that criteria for equal money without a coupon. This location would be better described as "tucked away from the hustle and bustle of downtown." The wireless was completely non-existent. The management stated that the whole town was having Internet issues due to power line work; I had perfect wireless downtown all day Saturday, indicating this was not true. Maybe they were having issues with their own wireless, which didn't work anywhere on the premeses. Cell data roaming only. That posed a bit of a problem when looking for dinner service Friday night, which we wound up just doing for ourselves at the cabin. Cabin 27 is not properly (remotely?) winterized. The front door has a gap almost an inch from the floor and no weatherproofing (which we did not notice until the first morning). This resulted in my wife shivering the entire night while the temperatures plummeted below freezing and the electric heating was woefully inadequate to compensate. There are two warnings stapled to the walls, one in the bedroom and one in the bathroom, warning of "EXTREEME" (sic) fire danger, and that your credit card would be charged for any damage to towels or furniture if you burn them... yet there was a mounting bracket on the bedroom ceiling where a smoke detector OUGHT to be which was mysteriously was not. We joked that we were basically staying in a known tinderbox death trap with no early warning mechanism. Hopefully Buddie (the house dog) would wake us up if he smelled smoke. Now I might be picking nits, but... the ceiling fan didn't work at all and the knob for it caused an alarming electrical / motor noise in the ceiling, so we never used that. Two bulbs out in the ceiling fan unit. Molding broken on the frame of the bathroom with a drafty window. Toilet didn't flush until the chain was re-attached to the flusher. Lastly, the signage stapled to the wall is a bit beyond informative and edging into condescending / insulting. I'll post pictures. I'm sure the management views them as "covering their butts," but I've never seen anything like it... I might come back again in the summer, but with other lodging options in town, it's pretty unlikely. Best I can say is that if you choose Daven Haven, choose informed, and set your expectations accordingly. Also, bring snacks. See my review for the Backstreet Steakhouse for a separate review on the on-premise restaurant.
