I purchased a home and it turns Leland management is the master association. I finally requested a key for the tennis court as I never got any amenity keys when I purchased, and was advised it's $35 per key and if I want a key for the basketball court it's another $35. The keys aren't even the same and extremely pricey without a single waive allowed. We pay several hundred dollars in semi-annual fees but can't even get keys for the amenities. I also requested over a year ago to remove a name off the letters they send me and they continue to include names when I'm the only on the deed. The agents I speak with are always nice but can never do anything about complaints or issues with our community because "they only collect the money". Well, looks like I'm another dissatisfied homeowner in a HUGE list of other dissatisfied customers. This many complaints means that Leland Management is the problem and not the unfortunate homeowners that must deal with them. First of all, the Leland CEO makes sure she is not accessible so her "minions" cannot make contact. And communication from the Community Association Manager sucks, pretty much non-existent. I actually sent an email to my HOA asking if our CAM was still employed by Leland because she is non-responsive . She (KM) couldn't be bothered to provide a helpful response when information of how to proceed for deposit return was politely requested by this homeowner. She instead sent a vague, useless three-word response. She has dragged her feet and waited 10 days before sending a message to Leland accounting dept to return my homeowner construction deposit after direct and prompt instruction by the HOA to return the deposit immediately after HOA reviewed the work as satisfactorily completed. This homeowner has followed instructions to the letter. Where is my money??? After dealing with this company, I am not feeling so "polite" anymore, as you can gather from the tone of this post. Apparently Leland does not realize, or appreciate, that it is our communities and HOAs that is keeping them in business and paying their paychecks. leland management first assigned cam to my community that didn't even have a valid drivers license. Melissa literally drove around my community with a friend in her car violations. The reason you ask? A suspended and she was on a probation before jail sentencing. Yes, apparently they don't do background checks either. Then they decide her replacement so that she can go serve her year in jail with somebody that they literally just pulled off of the street. That's right instead of reassigning us with an experienced cam After the absolute they made by giving us a criminal in our community, They hire Lissstte in December and to us. She has been an absolute failure in our community. Our board is so afraid to change cams again because we haven't had a decent run of it. How many times do you actually hear homeowners ask the cam to write more violations? Come to Highlands reserve. We have to beg ours to write violations. That would mean she would actually work though. Leland is the absolute worst. Their employees are straight off the street with no training. you think at this point they would've assigned us one of the best cams they had. Instead, we get the bottom of the barrel. It's a shame. Gates to my community were opened for 4.5 months , yet we pay a hefty HOA fee every month to live in a gated community. Amanda Soto , the manager , lied to me Multiple times saying parts were ordered it will be fixed "next week" this went on for 4.5 months!!! Then to top it off this week I mentioned to her the pedestrian gate walkway was locked. ( which is has never been before )And the children getting off the bus are sliding UNDER the gate while cars are coming around the corner and can't see the kids under the gate ! Just to reply my e-mail through there website. The landscaping of my house is deteorating, my realtor was here to check my house and the community and she was amazed by the deteoration of the place. Leland was able to backrupt and charged all the dwellers to pay for the second phase of roofing as well. Now I intend to sell my house but because of this administration the house value declined according to my realtor. I invested in a lot of improvements holping that when the time comes to sell I would have a good re-sale price, but thanks to them it will be quite the opposite. Retreat at Twin Lakes, Sanford. I have been trying to get some response from Leland Management Corporate headquarters regarding the out of control actions by their employee who is the assistant manager at my development. My complaint is that the guy does not appear to know or even remotely understand what a weed is!!! He sends out harassing notice letters alleging "excessive weeds" . . . and yet the photo he includes in his notice letter does NOT depict ANY weeds "excessive" or otherwise!!! I have requested that Leland Management's corporate offices simply look into the matter and review it light of my complaints!!! However, this far . . . nothing, nada, zero, zilch in way of any response!!! This has to be one of the worst management companies out there. They literally make things up. We received a bill for a returned check that wasn't even ours. When we contacted Leland to point out their mistake, less than 40 minutes later--on the exact same day--we received a violation letter about an uneven driveway. That issue ended up costing us over $4,000 to fix. Then, six months later, we get a random letter saying the check issue has been dropped. Their approach to enforcing violations feels systematic: they ignore everything for months, and then suddenly, a few times a year, they'll nitpick at anything to try and collect fines. They also seem to have no regard for compliance with HOA meetings or even notifying us about them. Dealing with this company is beyond frustrating. It's impossible to get answers, and you practically have to stroke their ego just to get any kind of help. They don't even bother monitoring the properties they're supposed to manage. It's truly an awful company to deal with. Very glad we moved to a place that Leland will never be able to manage. read more

My wife used to work for this company. My wife had an issue with one of the property managers that was treating people poorly, including herself. She went to her managers and then to HR. As soon as this happened she was retaliated against and targetted until she finally decided to leave. Now that she is gone, they have continued the retaliation by writing us bogus violations on our house. We have lived here for a decade and no issues. Now, issues. I am going to file a law suit if the retaliation continues. A garbage company, garbage management, garbage ethics and no morals. Leland Management sent a letter to all owners stating that no ACH payments could be made in Jan 2025 and owners must send in checks or pay online. I mailed a check 29 Dec 24 but today I had assessment dues taken out of my bank acct. Found out Leland sent a letter to their bank stating to stop ACH as of 31 Jan 2025. The assessment fee also was reduced for 2025 but the Truist bank was not informed of the change either! This is totally unacceptable. When I called and asked about the problem I only got "we'll check with the bank"! No one from upper mgmt has bothered to call any of the Board members to discuss the situation or how it's going to be resolved. They don't care about their clients! read more

Quite literally the WORST management company you could work with. Our property manager (Christie Zarilla) openly admits to ignoring emails and work requests. In an HOA meeting, she said that resident emails make her want to "claw her eyes out". I have emailed her 2-3 times asking that my garage door be fixed. I received a response stating that it is not her responsibility, and now will not answer a call or email. Leland management advised my HOA to charge each resident a $1000 fee on top of our $400/mo HOA dues to pay for a resident's new windows and AC. Now, she will not respond to me about fixing my garage because she can't do her job with integrity. The manager before her was almost worse. COMPLETELY USELESS. I would rate them 0 stars if I could. Post IRMA three years ago tarped retarped leaking roofs myself and others we are still waiting while the courts decide when case can be hear because they had to sue the insurance company. But in the meantime, I cannot sleep when a moderate 10-15 mph wind in play like right now due to Eta banging clanging and they say there is nothing they can do. The landscaper killed the tree but never came to replace, even after nonstop phone calls and emails. Then now the landscaper broke the sprinkler and sand coming out from the hole. Our community pool room is embarrassing to say the least. Probably violates health codes. I rented it for 20 dollars per hour with a 50 dollar security deposit. The management company only goes there on Thursdays so I picked up the key Thursday and then was told to have it ready and return the key the following Thursday. Mind you this place is not maintained and not worth the price anyway. I went the night before returning the key to do a final sweep and it was already done. I had a friend return the key since I work and couldn't make it there. Nothing was mentioned. I asked about the deposit. A week later I get a response that someone went in Monday and it was not cleaned so they were keeping the deposit! Yesterday, a strange woman, as in a woman we have never seen before, went into the condo above us with a dog. Then, all evening long we heard loud barking coming from upstairs, (the strange woman's car was gone, during all the barking.) Later, when I took our dogs for a walk, I saw the strange woman outside and told her that her dog has barked for hours. She apologized, said she was house sitting and that her dog has separation anxiety. Today, while the strange woman was at work, (I assume), her dog howled all day, which caused our dogs to howl. Our dogs DO NOT MAKE A PEEP, in our condo all day long. Last night I emailed the, the lady that sits at a desk, all day in the condo office, informing her of the nuisance we are having to deal with, she replied, "the appropriate action will be taken". Has it really been taken? The dog is still up there, a day later and whining at 12:30 am. All of this should have never happened, because the owner of the upstairs condo, has rented his condo to someone, which is not allowed. We were told, there is a two year wait to be on the list to rent your condo out. So, a tenant that is not supposed to be there, has hired a pet sitter, that came with her dog that suffers from separation anxiety, and is causing anxiety to people that actually bought their condo and follow the rules. My reason for posting this is not to complain, it's to inform people of the lack of concern that Leland Management and the board of La Costa Brava Lakeside Condominiums has for it's residents that purchase real estate in this dump. read more

I am seeing negative reviews on here because of Leland issuing fines etc. This is not my issue, and I believe that rules of a community should be enforced. My issue is the responsiveness and transparency to home owner concerns. I've sent various emails to their representatives regarding communal concerns in my neighborhood. They have either claimed to have "overlooked" my emails or have otherwise taken an unreasonable amount of time to respond (1-3 weeks between responses). Furthermore, it is unclear whether they have taken any steps to address the violations/concerns as nothing has changed. They have not communicated a status regarding the same either. Very disappointing. Responsiveness and transparency are vital parts of the service that they provided. Unfortunately, they fall very short of the standard. I look forward to the HOA being managed by the homeowners directly. read more

Oh Leland Management and Andre 'Useless' Wilson have done it again! Their negligence finally caused a fire from a heap of trash being accumulated at the rear of the property. THANKFULLY it was around 9pm on a weekday and several neighbors saw the fire and quickly called 911. And guess what?..... All that trash I've been complaining about for over a year was the cause. Mattresses, furniture, people were even doing drugs and having sex in the 'boat parking lot' behind the 'racquetball court' that also has no use. Apparently Leland closed it because the insurance rates. So they're cheap, lazy, and deadbeat bums who must live as vagrants too if they think it's ok for us to. If Leland did their job, they'd know who was moving in and out and when so they stick tenants with their moving trash and expenses. Not subject the rest of us to burn to death just to save money and save face. And if they think raising the HOA again is going to help....something else is going to burn. Also, If Leland thinks that insurance rates were high to have a racquetball court, how about now with the hurricane damage from 2 years ago that still has our roofs tarped AND a whole fire that broke out due to their own negligence l?!?! This is the worst company I ever encountered. I've been paying since 2004 and as of recently I am having an issue with them and they don't even want to get it resolved. I have 2 properties that I always write a check out or pay over the phone. I paid over the phone only once ever. all the sudden out of nowhere I owe an extra $150. It's a homeowners association and I have land and they don't ever do any services to my land. I own my land straight out and why would I just not pay on one of the properties. The one that they're saying is outstanding I never got any late notice or nothing from them, then all the sudden out of nowhere it's at lawyers office and they won't even talk to me about it to explain what might've happened and not only that they are acting like I'm not allowed to even discuss my (Good Standing account). And who wants to get a lawyer over $150. So now I have to give them an extra $150 for no reason now and I know I don't owe it, I even have proof but they don't want it. When I first heard this my first thought was that someone was trying to steal my land and I don't think that way normally. read more
