Nice looking units. Very little fresh air available to condos. Stale air is a problem.

Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

Caren, the property manager, has been super accommodating and always friendly (she enables my coffee addiction regularly). Everything has gone so smoothly and we absolutely adore our new place. Our unit is exactly the way Caren promised it would be and there were only good surprises! The whole community is very pet friendly, with doggy bags and trash cans conveniently located all over the property. We have also met some of the maintenance staff and they are great. They even helped us get our couch through the door! I wish I could give The Hills at Lehigh more than five stars because we are so happy that we found our new home!

They really need to fire Malinda and Angie and hire someone who has a way better attitude then those two. I called for something and got hung up on by one of those two.

They never seem to know what is going on, you can't get ahold of them and when they do finally answer the phone they tell you they will call back but never do. Im suppose to be moving into a unit tomorrow, moving team scheduled and all, and I can't get a hold of them for unit entry. Update on my review. I was finally given access to the unit and when I entered it was a disaster, disgustingly dirty with dirt and grime, a horrendous smell, broken toilet seat and toilet paper holder, a washer that smelled of mold, and a knocked out screen on the floor. So now instead of moving my belongings into the place I have to clean it so it's deemed inhabitable by a human being. The photos I added really don't do it justice of how bad it is.

Maintenance are lazy and smoke as much as everyone else does on this property. It's almost…read moreimpossible to find an aparment where your neighbor does not smoke. The staff smoke while they are "updating" apartments - which is a joke. My mother moved in last year and they did not even paint the apartment. We could see the spackle patches with no paint over them. SLOPPY WORKERS and arrogant staff. I was told someone recently moved out but they should have cleaned and updated the apartment. You could smell the previous tenant's pet in the rugs and I was told all were going to be cleaned. OLD, UNKEMPT and LAZY workers. It is sad because it could be a nice property but the laziness of the maintenance workers doing minimal and sloppy work makes it undesirable. They charge as much as anywhere else but have less amenities and old buildings with smoking everywhere. Cigarettes all over the property and they are from the staff. Gross. Look elsewhere - not worth the money.

I feel like this complex is a well-kept secret in Bethlehem. Or maybe not - there is a waiting…read morelist for their 2 and 3 bedroom townhouses. The location is idyllic - Bridle Path Rd. is quiet and lined with very respectable (i.e. very expensive) real estate on one side, and an open cornfield on the other. The apartments sit across the road from the St. Francis Center for Renewal which is generally quiet unless there's a large retreat occurring there. The Monocacy runs along the base of the complex but you're essentially up on a hill above the Monocacy, so there's no concerns for flooding. And yes, the Monocacy really loves to flood (especially during 2011), but there's no concern for the properties here. Pricing is in the low $900s / month for single apartments up to $1300 / month for the largest townhouses. Apartments include heat; townhouses do not. Maintenance is quick to respond and the community manager is very friendly and accomodating. The property is managed (overall) by Kriegman & Smith, who also owns and manages several other properties in the Bethlehem area. So far they've been easy to deal with in regards to payments and lease agreements. The units feature modern appliances and for the most part, fairly modern decor. Some of the kitchens have some outdated cabinetry, but it's being gradually upgraded. Some units also offer Pergo flooring in the kitchen and dining areas, which is a nice touch. A lot of the decor really depends on the unit. Every unit has a sliding glass door and patio. There's also a well-kept pool and picnic area for use by all residents. The only real downside to some of the units that I found firsthand is noise. I rented one of the 1BR units for one year and had considerable amounts of noise from the upstairs unit. This was just "everyday" noise of walking around and general living. Unfortunately I could hear virtually everything. And the upstairs neighbor turned out to be a real jerk, but that's neither here nor there. If you're looking for a nice townhouse, in a nice neighborhood, at a reasonable montly rent, THIS is your place. I've toured the other offerings in the Bethlehem area and was disappointed. Now having lived in a BPW townhouse (as well as an apartment beforehand) I'm very pleased and would recommend to others.
