We did a major whole-house renovation with Simmons (over the Christmas holiday and while we were living in the house), tearing down/adding walls, changing the trim, ripping out old dark tile and brown shag carpet and replacing with beautiful white oak hardwoods and lovely light carpet. The flooring installation was impeccable. We also had the interior of our home painted from floor to ceiling, added a secret bookcase door, and the Simmons team renovated a useless sunken second family room into a private suite complete with a kitchen. I cannot say enough about how thankful I am that I found Simmons, and working with Jose was an absolute pleasure. Our house went from VERY dark and terribly dreary to light, bright, and beautiful! I would absolutely recommend Simmons to anyone who is looking for quality flooring and installation at a fair price, (believe me, I shopped around) or even a whole-house renovation like we did. Jose will take care of you!

I know this because I initially contacted several foundation companies, including Denton foundation repair for an evaluation of my foundation. Three of the four companies who evaluated the foundation quoted thousands, however, only Denton foundation repair took the time to encourage me to have the sewer line assessed explaining that the foundational issues may be due to potential sewer issues. Though they could have also quoted me thousands, instead I was provided an expert evaluation and guidance that proved to be 100% correct. This instead saved me thousands. Thank you Mark Baird!

I was braced for the worst and if he would have told me the foundation needed additional piers I likely would have spent a lot of money with him. But he didn't. He told me that things were moving a little, but it wasn't something that had to be addressed immediately. He then took a lot of his time, still free to me, to give advice on how to keep the movement down. Very relieved and very grateful for his honesty. If and when it does need repair, I know who I will call.

I was after getting a small project accomplished...a 9 x 11 master closet changed from carpet to wood look tile. My carpet is 18 years old and bunched up. But they apparently don't want my business because they asked me to send pics of what I had in mind because they wouldn't let me look at the selection for very long. They seemed as if they were too busy and put out to help a new customer since they were working on removing and returning the sampled inventory. This was a Monday and she said they'd be out to measure on Tuesday or the latest Wednesday and that was 4 weeks ago. I think it's they just don't want to do small jobs and weren't honest about it. But I always do small jobs to test the waters and evaluate their work first like I did with my granite countertops, before scheduling a much larger job. If they did great, I'd have gotten the rest of the carpet out of here. I cannot attest to their work because they don't want my business. Customer service has really taken a dive since Covid. Buying a house is stressful enough, but when you add in the escalating costs and the ever…read moreshortening option periods, you need a professional like Osborne Engineering to help you navigate those delicate foundation concerns. We had entered escrow with a short option period, only to discover that we did in fact need the services of Structural Engineer. I called Osborne Engineering and Gary (the owner) answered. He was able to set up an inspection the next day, and knowing that we were in a bind was able to produce a report by 9:00 PM that evening. Gary provided the information I needed to come to an informed decision and put a plan in motion to remediate the situation. He stopped me from making a huge mistake and saved me quite a bit of money in the process. Gary was able to put the concerns with the foundation in context that I was able to understand, and he put a calming effect on the whole process. I am greatly appreciative of Osborne Engineering, will more than likely use them to make the repairs, and highly recommend them to anyone looking for a qualified Structural Engineer.

My home was in need of foundation repair. I had multiple "experts" come out to my home to give me…read morefree estimates on the severity of my foundation issues, and what they felt needed to be done to repair my foundation. However, when asked, none of these "experts" had a structural engineering background, or degree, and only one individual provided me with a diagram (hand drawn) of limited detail. Knowing I needed better information than I was getting, I was referred, by a trusted friend, to Osborne Engineering. Osborne Engineering charges a fee to inspect one's foundation, but it's well worth the price to know exactly what one's foundation issues are, and how to properly fix those issues (and as I found out, Osborne Engineering charged less than the other, less knowledgeable "experts"). Mr. Gary Osborne (a degreed and licensed structural engineer) of Osborne Engineering, came out to my home and did a very complete inspection of my home's foundation and surrounding area. He took his time and than explained to me, so that I understood, what the issues were with my foundation, and what would need to be done in order to repair my foundation. A couple of days later, I received an in-depth, typed out, inspection report, along with a detailed, computer generated diagram of my home's foundation, with detailed notes and measurements, and proposed fixes and estimated cost. I was very impressed with Mr. Osborne's professionalism and attention to detail. I hired Osborne Engineering to fix my foundation. I was dreading the foundation repair process, expecting the worst, in terms of a house full of dust, noise, and just an overall disruption of my home life. I experienced none of that! I was always already at work (5:00 AM) before Mr. Osborne's crew would arrive, around 7:00 - 8:00 AM, and his crew would already be done with the day's work before I would get back home later in the day. At the start of the project, I provided a key to my home to Mr. Osborne's foreman; I had no concerns about doing so, and there were no problems with doing such. Mr. Osborne's crew was respectful of my home, and completely trustworthy. There were no issues of noise, home disruption, or mess and dust for me to deal with. The work took about a week to complete, and I was completely satisfied with the quality of work that was done. I was extremely, and very happily, surprised at how pleasant the entire repair process was. If you need foundation work done, or suspect that you may need foundation work done, and you want it done right the first time, don't waste your time contacting other so called "experts"; do yourself a favor and contact the real deal, Osborne Foundation!
