Amenities advertised are a joke; wouldn't mind having less amenities for a lower price. However…read morethe price for a lot far out ways the pros. Moved my family there knowing it was more expensive then most places but was fooled by the advertising on the website, offering all these "amenities" that were never available or weren't there to begin with. When I asked the management to help find a solution to the lost amenities I got excuses and attitude in response like it was our fault and to later see them driving around golf carts honking and laughing with their friends instead of fixing any of the amenities. I've never left a bad review on any business before, so I'll leave it straight here's a pros and cons list, because there are some pros. Hope my family's experience is a rarity. Pros: -concrete lots -decent size lots -pool/hot tub -dog park -gated Cons: -Little to no fish in "fishing pond" with several dozen+ dead and dying at the bank. -Laundromat isn't functional when there is one machine for 100 lots. -Showers are often locked with nobody in there, never was able to use it. -WiFi never worked during the entirety of our stay. -Directly backs to I-45=very noisy and constant; can't even have a conversation outside. -Rude management. -Expensive

This place is nice, quiet with friendly patrons. The site we stayed in worked out well and had everything we needed. Mrs. Tammy the Manager was super friendly and helpful. The pad site we stayed on was level and everything worked at it should. The only comment I would mention, is the roads in the park need some attention, lots of deep pot holes. Overall really good experience.

He questioned me about my holding tanks and even went as far as to say that it didn't look good. Mind you, I get so many compliments on my rig because it has an amazing military paint job and it's nicer than most RVs that I've seen on the inside. Regardless, he rented me a spot for 2 nights. While I was in the office, he took a call from another camper (tent camping) and informed her that they don't rent tent campsites. She asked why and his response was, "They're more trouble than they are worth and so are the campers." I felt that was an extremely rude response and uncalled for. I will chalk it up to he's just a miserable old man with an elitist attitude. Hey buddy, you work at an RV park. No reason to be an elitist. Anyway, while I was in my rig, the landscapers came by to cut the grass and they kicked up a rock which broke my back window (it looks like someone shot my window). I went by the front desk and they were closed so I called. The same man answered the phone and basically acted like it wasn't his problem. This place sucks and so do the people who work here.

I said no so she immediately trespassed us and called the cops. Since we had prepaid for the whole month and she couldn't refund till the morning we didn't have to leave right then. (Ennis PD, the 3 patrol man and officer Boggs had the matter managed in under 10 minutes) Then when refund time came they tried to charge us $55 (the daily rate) for 6 days instead of the $26 a day monthly rate. They tried to keep more money than they were owed. In the end the owner told the manager to "just do the refund". I mean, yay, she "just did" the right thing but she did it reluctantly. Moral of the story, don't complain to management when management is breaking their own rules, don't you dare leave a negative review. And always triple check your bill
