The entire staff was keenly engaged. The lead plumber is very smart. He understood the natre of the issue and prepared me that it will take time to fix this issue from the root. Otherwise it will occur again and again. Under his guidance the team deligently viewed each issue and resolved all the problem area. Job done was more than excellent! Thank you! Additionally, in general I am very happy with the staff here. They are very exceptionally efficient in all areas. Clearly, they are highly experienced professional and on top of that very good quality human beings. Blessings to them!

Parktowne Place partners with InLiquid Arts for art exhibits in the lobby of the buildings. It…read morealso host other art events like a workshop for world collage day. Most of the events are free. The art exhibit receptions are a lot of fun. The reception starts in the lobby of one building where the artist talk a little bit about their art and light bites are served. It moves to a second building with more of the art with beer and wine. The third building has even more art exhibits and dessert. The food was supplied by Avana Restaurant located right at Parktowne! The lobster rolls were so good with nice chunks of lobster on a toasted roll. The pizza was very tasty so were the chicken wings. Parktowne also has a great outdoor space with lots of grassy areas, outdoor sculptures and Adirondack chairs.

Also the person who gave them 5 stars Schneider S--he's their employee. That should tell you the type of people they are. There was a bug infestation in my apartment. MULTIPLE TYPES OF INSECTS. On average I saw 5-10 different types a day. THATS NOT NORMAL. After re caulking the floors and using bug spray they bought at the store they stopped answering my requests. An exterminator was never sent. Around May/June towards the end of my lease they started ignoring me. And that was for any maintenance request I made. I also called and they would tell me they were going to send someone out and they never did. My lease was up July 31st. The owner sent over his friends to fix the broken hvac system. And when of course they didn't fix it, they stopped coming to try. Instead sent over an ac without telling me in advance and without my permission. Causing my electric bill and usage to sky rocket. Their response to this was that I didn't have to use the ac, they did the best they could, and lied and said they attempted to enter the property but I wouldn't let them in. This wasn't the first time the system broke, it broke at the beginning of the lease. They did the same thing, sent friends, but that time they gave me warning that they would give me an ac so I told them no I didn't want one. I wanted you to fix the air. They managed to fix it the first time it broke but not the second time. And of course it wouldn't work during the hottest time of the year. Would enter the apartment without me there or telling me in advance for tours when I told them I didn't want to renew my lease. People would show up at my doorstep--not even outside/ at the building door. They would be fully upstairs in front of my apartment door. And the owner would send over a maintenance man to unlock the door if I didn't answer or wasn't there. Tried to trap me in a lease renewal and told me that my lease already renewed when I never signed anything. When I was assaulted by the second floor neighbor who STILL LIVES THERE a WEEK after I moved in, I tried to leave and break my lease. The person Michael--who doesn't work there anymore, told me that I needed to pay $850 to break the lease which is absolutely false and not legal. But I didn't know that until it was too late. The owner and multiple people on the team were made aware of the situation and did not do anything to accommodate. They held my security deposit until the 29th day after move out and repeatedly told me that they wouldn't give it to me until the 30th day. Even though someone moved into my apartment DAYS after I left. Schneider told me that it's their policy to give the deposit 30 days after move out. The company is fully aware of tenant laws which is why they do this. After the 30th day it's unlawful. And I can't help but say it again--this is a direct reflection of how they run their company. Giving the deposit back on the very last possible day they can. And they tried to take $700 out from it. Some reasonings like a cleaning fee was understandable but $300 for a trash removal when all they had to do was put a single chair on the curb because trash day was the following morning. And $100 a day every day your key isn't returned. Their fees are ridiculous and outrageous. This sham of an agency is ran by family members who have little to no knowledge of how real estate works. They do not run their business fairly. Their best interest is not accommodating the tenant, not providing homes-- it is making money. I've never been so disrespected by a company. And the fact that these grown adult people feel comfortable lying and scheming is insane to me. They are in a field that directly affects peoples livelihood and don't care as long as they are getting paid. It would be much easier to just have integrity and to properly run your business than to take any possible short cut that ends up depreciating property value. It leaves continuous unhappy and unsatisfied customers who don't want to stay for longer than a year. Acting the way they do shows a lack of intelligence.

I would give less then 1 if possible. This was the worst vacation of my life! We rented a house…read morefrom Landis for the first week in August. We were looking forward to spending a relaxing week at the beach with the adult children and the grandchildren. This vacation was anything but relaxing. We experienced the following problems with the house we rented: Swarms of ants in the kitchen, including inside the utensil drawers and the lower cabinets. The barbecue caught fire. I'm not saying smoked, it caught fire. Turns out the overflow had not been cleaned out in probably a year. We filled an 8x10 baking dish halfway with what came out of the BBQ. The oven filled the house with smoke the first time we turned it on. It hadn't been cleaned in who knows how long. The ceiling on the first floor cracked open in the middle of the night and rain came pouring into the lower floor bedroom, which was the room the owners had set up with bunk beds for kids. These are not all the problems, just the most dangerous and the most disgusting. As each problem occurred, we notified Yvonne, our realtor, who documented but either made excuses or didn't respond. It took four days to get the exterminator to the house. Four days of spraying and cleaning up ants. When we left, they still had not sent anyone out to check the leak. Several of us lost at least a day, if not more, of our vacation just waiting for repair people who never showed up. Yvonnes response was to just leave the house unlocked! Really?? I have emailed Landis several times asking for a partial refund to make up for the time we lost cleaning the whole kitchen, waiting for the exterminator, and fixing several smaller problems ourselves. No response. It is now over a month since I sent the first email, and no response. I would not recommend Landis, and I certianly would warn people away from 134 E 59th Street through any realtor. It appears that the owners don't inspect, or have someone inspect, the major appliances and the house in general between renters

Avoid 4800 Pleasure South & Landis Rental Agency!…read more It is with a heavy heart that I'm writing this review. We gave Landis several chances to address our situation and they did nothing each time. We have been vacationing in Sea Isle City since the 1970s. We have used several different rental companies through the years but settled on Landis with no issues, until this year. We usually rent a place on 75th street but it was unavailable this year. So we went back to Landis and rented 4800 Pleasure Ave South for $4550. Our usual house rents for $3550 but we had no reason to believe this was an anomaly. Before signing our contract, we inspected the pictures and saw nothing to dissuade us from renting this house. It had exactly the bedroom and bathroom configuration we needed for our group. When we arrived, there were immediate problems. Mold on the shower curtain. Dust and dirt everywhere. Exposed cords. It looked like it hadn't been cleaned in months. When we called Landis to complain, they told us to come to the office and get a new shower curtain! We should have known right then and there that Landis was not going to help us. We told them to bring the shower curtain to us and to send the cleaning company again. Which they did. The cleaner did her best to do what we asked of her. But she kept saying that the things we were requesting were a part of the "deep cleaning" in the off-season. It was clear that the house hasn't been "deep cleaned", painted or repaired in years. We were shocked at the state of the house. The owner claims he "hasn't had any complaints from the last 4 renters". The cleaner stated that she complains to the owner all the time, but as long as Landis gets their "13%" nobody cares. Landis told us that this house usually rents for $8500 and we should have "rented the house we liked again". Landis also told us that we should "take a weekend and visit a few properties to ensure they are to our liking". We live in Pittsburgh and shouldn't have to visit properties in advance! That's the responsibility of Landis to ensure they are renting a property that is clean and safe, which this house was clearly not. I emailed Landis the first day hoping for a phone call or a return email which I did not get. We will not be renting with Landis again. Broken stove. We had to use a lighter to get two burners to ignite. Many exposed, jumble cords all over the house. Closet door broken, not on track (laundry area). Moldy shower curtains. Mold on the back of a bedroom door. Grill was located on the deck even though the City Ordinance states it should not be on the deck. Water damage throughout the house. Garage door doesn't lock, latch broken. So house was always open. Dishwasher wheels kept falling off. Causing the drawer to pull out all the way onto the floor. Dishwasher silverware tray broken and silverware fell through to the bottom. Missing handle on the trash can. When trying to pull it to the curb, the weight shifted and toppled over, taking my 75 year old father down with it. Missing wall exposing plumbing. Scotch tape holding together cracks in the walls. Broken door threshold, tripping hazard. Mold in the outdoor shower.

My girlfriend and I lived here for 10 years. In the beginning, it was actually nice. There was a…read moregreeter at the door, the office staff was friendly, and the property was owned by Morgan Properties at the time. Over the years, you could clearly tell the focus changed -- they stopped caring about residents and only cared about the money. The office staff became rude, phone calls were handled poorly, and they constantly changed employees. Hot water was shut off often, so expect that. The central air system is outdated and constantly breaks down. A few years ago, we went the entire month of July -- one of the hottest months -- without central air. They gave residents one window unit with no rent credit, then later gave two units then the power kept going out. There is also a serious rodent problem. On top of that, our roof leaked, and at one point someone else's toilet water came up through our kitchen sink. Now there's a new management company (I believe they're called Premier), and somehow they're even worse than Morgan Properties. After a snowstorm, the streets were barely touched and left in terrible condition. The staff doesn't care because they don't live here -- and honestly, why would they? This place is a dump. Our lease just ended and we bought a new home, thank God. Please do yourself a favor and do not live here. They let anyone live here now, and the conditions keep getting worse. This building should honestly be shut down.

THE GOOD: -Location: Cherry Hill has traffic. Here, you can avoid route 70/38 for much of your…read moredaily errands. Jefferson Hospital is down the street; Erlton plaza & Whole Foods is 2 min away; Haddonfield rd gives you the holy trinity of Trader Joe's, Costco, & Wegman's in 5 min. You can walk to CVS/Walgreen's, post office, a lousy bagel shop, OK sushi, Vietnamese food, banks, & a good bakery. Across kings hwy gets you good (for S. Jersey) pizza @ Johnny's, dollar general, & 7-11. Plus the town library is huge and right next door. The 457 (to Haddonfield/Philly PATCO) & 455 (Cherry Hill mall) bus lines are here. -Security deposit of $500: a lot less than many places. Yes, I got mine back! -ALL utilities (minus internet/cable) are included: A huge savings & the biggest draw aside from location & views. My current complex charges about $80/mo. just for water/sewer! PSE&G also isn't cheap. Stoves are gas if you like to cook. -Concrete construction: Noise @ apartments is largely luck. Sound still enters through vents based on where your unit is. A unit I visited had an upstairs neighbor whose whole family took baths anywhere from 10pm to 1am 7 days a week . We heard it all! New "luxury apartments" are nearly all cheap wood-frame construction with zero sound or climate insulation. The concrete makes a difference for noise, fire safety, and heating/cooling. Pack command hooks to hang anything on the walls. Each unit's front door is also solid "project style" steel, felt secure when locked and bolted. -Decent parking: There will always be car break-ins, "reserved spots" someone else decides to park in, etc. Fortunately the former never happened, & the latter only occurred one time. They do charge a fee ($15 monthly during my time there) and it was 1 car per unit. There is additional parking on the street, and guest parking wasn't too bad. -Common area: Gyms in each building were fairly well equipped. The pool is giant & open all summer. There's also a dog area by each building and some outdoor fitness stuff. For elections, the polling place is on the ground floor, very convenient. They've spent $ renovating the hallways, building lobbies and mail rooms. If only they had a rooftop deck or co-working space... -Views: Each building is 13 stories (listed 12 with "European style" numbering for ground floor). If you get a west-facing unit high enough up, you'll probably have a view of the expanding Philly skyline. I did, and it was nice to see the morning sun reflect off the Comcast center in the AM & see PM sunsets. Beautiful way to wind down the day & something to look at if you work from home. -I never saw roaches.-Large balconies: Not in all units, so check on that. THE BAD: (oh boy here we go) -Aging, poorly functioning physical plant: There were regular water shut offs, sometimes for hours. They'd try to give some advance notice, but it happened too often. -Central A/C: Cooling is provided by chillers on the roof that are either on or off. They arbitrarily shut down in September & don't turn back on until late May. Do they look at climate change or weekly forecasts to decide when to start the system for a South Jersey summer that now starts in April? Of course not! Unfortunately, NJ and Cherry Hill only require landlords to provide heat, not AC, and they take advantage of this. Plan on portable AC units to supplement what lacks cooling-wise. At least you don't pay directly for their use. Of note: the leasing office has its own ductless/split system to ensure employee comfort. -Smoking is allowed: I once had issues with smoke coming into my apartment from a neighbor. Management was clear about their policy to NOT be smoke-free. After complaints to office & Camden county health dept, office lent me an air filter, which didn't do much. -Prepare for leaks/dripping ceilings: They'll provide a utility bucket & paint the ceiling once leak stops. Get ready, it will happen to you at some point. This also means that when a leak is below, maintenance will be knocking at your door god knows when. The leaks got so bad that the "solution" was to enter each unit and perform a "drill out" of everyone's AC vents. Yes, they took a GIANT drill bit to the wall, then divert the leaking water to your "private" balcony via PVC pipes. So the last few months, I didn't spend much time on my balcony. Ants also started entering my apartment following this "repair." They did offer pest control as a band aid atop the band aid. -Not all units have dishwashers or washer/dryer:-Breed restrictions not enforced: saw pit bulls and other large, aggressive dogs almost every day. -Trash chutes clearly designed in the 1950's: chutes woefully small takes quite an effort to fit today's bags down them. So what happens? Bags left on the floor! -Package rooms: Too small & thefty. BIG rent hikes: 1 BR cost in 2017: $1160. Now? $1900! This place really was "home" 2017-19 & served me well. "Nothing is perfect." Set expectations accordingly & enjoy!
