I met with Bobby on a Saturday morning which is important because I'm gone all week, and the application took maybe 20 minutes to complete. From there Andrea and Christine took over and communicated with me every step of the way through closing. The only surprise during the entire process was when a few days before closing Bobby called to let me know he was able to secure a rate that was lower than I had locked in, saving me tens of thousands of dollars in interest over the life of the loan. I'd give them 10 stars if I could!

I needed a cash-out refinance on an investment property and Phil made the entire process incredibly smooth, fast, and stress-free. From the very first call, Phil demonstrated deep expertise in DSCR loans, investment property financing, and short-term rental mortgages. He walked me through exactly how the debt service coverage ratio would qualify the property based on its Airbnb income instead of my personal W-2s -- something most traditional lenders won't touch. His knowledge of non-QM lending and cash-out refinance options for real estate investors was exactly what I needed. Phil handled every detail with professionalism and transparency. The application was simple, the communication was constant, and he pushed the file through closing well ahead of schedule. I was able to pull significant equity out of my Airbnb while keeping my personal debt-to-income ratio completely out of the picture. If you're a real estate investor looking for a DSCR loan, Airbnb financing, investment property cash-out refinance, or any non-QM mortgage solution, Phil Ganz is the mortgage broker you want on your side. I sold off some stock to cover these costs, and when I had a hard time getting the recent sale transaction receipts, he stalled the entire process until I did, even though, as I said, the additional funds he insisted on were neither closing costs disclosed in the disclosure statement or required. They were simply funds he wanted to see us have. In fact, there were refunds on the closing costs because we had more than enough. On the day of the mail-away closing, we were rushed to get to work, they slipped in an agreement to allow them to re-verify all our information after closing, including our bank information, salary information, everything. We had no way to ask questions, show it to our attorney, nothing. Then, after the loan closed, we were told we would have to have a "post closing" audit of our employment and salary by our employers just a few months after our employment information was submitted to them and verified. I have never seen this before, anywhere.
