I'm just going to get right into it. I was in a very time sensitive situation wherein I was given 60 days to move. This situation was very alarming to me. I was in an immediate state of emergency as I have two sons and my mother who reside with me. My immediate thoughts and feelings were geared towards wanting to know why and never wanting to be in that predicament again. I always aspired to be a homeowner however I was in no rush until I was faced with this situation and the thought of renting again at a much higher rate. I decided my best bet was to try to buy a home in 60 days.
I contacted Lavell Thompson a.k.a "Vell Sells" and he was friendly, enthusiastic, courteous, kind and brought nothing but determination, knowledge, positivity, versatility and solutions every time I called him worried about everything including the kitchen sink. Lavell began by placing me, my financials and other pertinent loan information in the care of very hands on, trustworthy lenders in an effort to obtain a pre-approval for me based on my unique circumstances.
Once I was pre-approved Lavell began showing me properties immediately and promptly submitted offers on homes I was interested in purchasing. My home loan pre- approval was FHA and seeing as though I was in the market for a condominium the condominium is required to be an FHA approved property. Having learned that I became slightly discouraged as there aren't many FHA approved properties to choose from within the areas I was interested in living in. LaVell worked oh so diligently to help me secure housing despite having a very limited amount of properties to choose from. Things were seemingly not promising until he received a phone call from a realtor stating a property we were once interested in was now back on the market.
Lavell contacted me and set up an appointment for me to view the property right away (Yes in addition to all of Lavell's other wonderful attributes he is adept in maximizing his time and yours as well!) The property was still owner occupied however they were gracious enough to allow me to view the property not once but twice to compare and contrast the other properties I viewed that evening. After making the comparisons that evening everything felt right; I found my new home! Lavell contacted the realtor to inform him that we would be submitting an offer. The Realtor requested that they be allowed to review my pre-approval as the previous offer fell out of escrow due to issues with the loan approval for the buyer and the sellers were in escrow for their new home pending the sale of their current residence. Therefore they needed to be sure the pre-approval was air tight before they would proceed in accepting our offer. Of course we obliged and to our dismay we were advised that the property was no longer FHA approved and it may take 6 weeks or more to obtain FHA approval again. With very little time left and now even less properties to choose from (the bulk of the FHA approved properties in my area are in the condos that were no longer approved) I became less optimistic that we would find something. Yet, despite all that had occurred to date he said "we're not giving up Amber. We'll find you something"
Lavell continued to show me properties and we came across one that we both knew would pretty much be our last chance given the time frame in which I needed to move. Lavell, in his very professional and personable fashion decided we should make a video as part of our offer, giving the seller an opportunity to informally meet me! Video done, offer submitted and the rest was history! Lavell provided nothing short of exemplary service and guidance EVERY STEP of the way in this abrupt, 21 day escrow purchase! He never gave up or gave in to my negativity. He walked in knowledge, certainty, creativity, perseverance and pure HUSTLE forcing me to do the same and here I am a humble home owner! He went above and beyond in all ways imaginable and now he's stuck with my realty needs for life! One property down and more to go Vell!!!!!
