My husband and I have lived at Laurel Canyon for the past year. We would be continuing to live here if it wasn't for our decision to move cross country to be closer to my in laws and have family support. Maintenance is always on top of everything, as well as Albert being so professional and personable. Office staff is easy to communicate with. The complex is quiet, people are polite and peaceful. We've never had any issues with our neighbors, even in an upstairs unit. Parking is in an abundance between your garage, complex lot, and street parking. We've loved being able to walk to everything available in the area. And there is quite a bit to enjoy! Full washer and dryer on the patio for one bedrooms is quite nice. We never had to worry about the noise, heat, or humidity from running it inside. I only took a star off due to the one complaint about the residents that I have, and that's that no one picks up after their dogs. So be warned, you need to constantly watch where you're walking or you'll be dragging your foot through unpicked up dog poop. I've never heard anyones dogs though I will say that. And that was refreshing to not listen to barking dogs constantly like our last apartment had. The grounds are kept maintained beautifully, we loved that our unit specifically was under a gorgeous tree. So we had a cool and shaded patio all year round. Antonio can be a little loud, but for the most part the area is rather quiet. It's in a suburban area full of young families. read more

I've been living at this apartment complex since April 2023 and it has been a really positive experience for me and my kids. The staff here are always very friendly and helpful whenever I have questions or need assistance. They do a great job keeping the community clean and well maintained. Another thing I really appreciate is the location. There's a nice park across the street and several stores within a short distance. Overall, it's been a comfortable and pleasant place to live. We've made lots of friends around here and I'm happy to call it home. read more

I have to agree with all of the other tenants that have left negative reviews. If you are looking to move here I would suggest you look elsewhere first. There are other options in the area where you can get better value for your money. There are private rentals that go for equal to less than the rent rate at these apartments. They do a VERY VERY poor job turning these units over and everything is very outdated. The rent does continue to go up every year for the same crappy poorly turned over unit. Paint is awful, patch work is subpar, units are not throughly cleaned. The best choice would be to not rent from ANY property managed by Western National Property Management. They are by far the worst management company in South OC. It is guaranteed they will take your security deposit and a couple extra thousand dollars to turn your unit over after you move out, with subpar vendors who do a poor job. No matter how minimal the normal wear and tear to the unit is, they'll have you pay for all the work they do to the unit after you move out. As for this specific property, one of the worst things is the maintenance workers. Last time we had a garbage disposal fixed; the maintenance worker walked in and out our garage while spitting sunflower seeds all over our garage floor. This is the type of person they have working here. When this was reported tot he leasing office; they didn't seem to care. The maintenance workers drive around the complex doing nothing and sit around and talk most of the day. They respond to work orders up to 3 days after the work order is put in. We are hesitant to have the maintenance workers come in our unit; it's uncomfortable and the work they do is laughable. Do not move here. We have been here for 3 years. Maintenance, as mentioned by other reviews, does nothing. We went without a/c for 8 days during the hottest days. Complaining daily. Their team said it was fine that our air wouldn't go below 78. I asked for an actual HVAC company for that entire week. Once they arrived, they knew immediately that it needed to be replaced. We called every day but they trusted their staff. Their maintenance team was wrong and lazy. It's happened countless times in other scenarios. Ask any neighbor. The office staff is sweet but they do not hold their maintenance staff accountable. Our oven says it's at 400 but the food didn't cook right. The maintenance team told us to buy an oven thermometer to get the real temp. The oven would say 400 but it's only at 280. We were told that was normal. There are countless other reasons why maintenance is an issue. Not to mention we are required to park a car in our garage but multiple people do not follow this and take up spots. The office's incompetence to monitor parking is atrocious. We have neighbors (staff strongly included) with multiple cars that don't move for weeks. Most garages cannot fit a car. We are stuck here for now so this review is to encourage you to look elsewhere. read more

It is no wonder why so many people are moving out of these units. I have lived here for 2 years and they have raised my rent twice. The refrigerators are 25 years old. My electricity bill is outrageous because of the cost of running an appliance that is not energy efficient. My microwave is broken and I have waited a month for it to be fixed. They have come out 3 times to try to fix it and now they expect me to take a day off work to come in and review the problem AGAIN. They won't come on Saturday and taking a weekday off work costs me a day of pay! I have 2 cats that are terrified of strangers so entry without my presence is not an option for me. In 2 years, my air conditioning, washer, dishwasher and garbage disposal have broken down and I have had numerous plumbing problems. There is constant noise from hedge trimmers and leaf blowers. I am a long standing tenant at the Laurel Canyon Apartments. While they are responsive to most maintenance issues I find the fact they raise the rent every time a lease is up for renewal exorbitant. The maintenance repairs, while timely in completion are sub par. I've had several plumbing leaks and had to fight for proper repairs and proper mold restoration. There is no consideration for long term residents and they're loyalty. This year, the rent was raised approximately $300. The parking after 5pm is a nightmare. I have the ability to use my garage, however;for guests it's a problem or anyone coming home after dinner. Upon renewing my lease, they will not clean the 20 year old carpets or replace them. The community just had the exterior of the building painted. The front doors weren't prepped properly and you can see the old paint under the new. New paint is already flaking. The sprinkler system and drainage outside my courtyard is habitually flooding the grass. It's been that way for years. The light poles instead of being replaced due to rust have been painted over. The onsite staff is helpful and friendly. The management/leasing company provides little grace or commitment to maintain the property. Western Financial is doing the very minimal to provide a high end property in the community of Ladera Ranch. I stay because it's cheaper than moving however, the property isn't maintained to a high standard that should reflect the image of Ladera Ranch and the price of rents. While the economy is inflated the level of maintenance on this property doesn't match the value. Again, the on-site staff is friendly and helpful. The apartments are outdated, carpets and pretty much anything inside the apartment is never replaced. Common areas look good to trick people to live here. Mold , everywhere . Under every skink mold . Management doesn't do anything about it and they only have one maintenance worker so be prepared to have to clean the mold yourself or wait about two weeks . Dingy out dated appliances , constantly breaking. Stained carpets . Paper thin ceilings . You can hear every step your neighbor takes , I could literally hear the man above us peeing in the middle of the light . Trash and dog poop everywhere on the grounds, people use the spots to park long term for secondary cars, so parking is a nightmare and management enters your apartment just about monthly to check on random things . I don't mind this but management doesn't do jack , there was a woman who had two large newfinland dogs for over 2 years and they never had to pay their fee or mind that they lived on the upper unit. I do mind that after moving her we discovered that management was horrible and constantly turning over employees so nothing is noticed or done . So much so that there was a family who constantly had the cops called because of child abuse . I have been living at Laurel Canyon now for over two years and coming from someone who has moved 9 times in 6 years I can tell you that this was by far the best move in and out out experience I've ever had. (Only moved out because of medical reasons) I would still live here and would come back in a heart beat. I had the pleasure of working with Lynn and Krashell throughout the process and could not be happier. Both of them have been responsive, kind, patient and ALWAYS follow through and get the job done. When I see some of the negative reviews about maintenance I have to also say I have not had that experience. Maintenance staff has always been helpful to me and responsive as well. I had air conditioning replaced in my first apartment in a timely manner. I was so happy here I moved to an upper unit for a view. I want to personally thank the staff and team at Laurel Canyon. Worst Apartment Complex Ever! Multiple maintenance issues within our apartment in just one year. Our unit had multiple leaks, which started a flood in our apartment, which created mold. Management team didn't seem to care and were not proactive in finding us a place to stay in the mean time. Took almost 4 months to get a refund for our hotel stay for being put out of our apartment. Car wash station is closed due to "drought" yet there were multiple sprinkler heads broken throughout the complex. People would also come and dump their trash in the complex's dumpsters. The trashes are always over flowing. Rent is raised over $100 after first year. Also they will charge you for random things once you move out. Make sure to do the final walk through with them or you will wind up with a huge bill! read more

The only good thing about this apartment homes is the location of Ladera Ranch but that's about it. I have lived here for about an year and since the beginning it was all problems, one after the other for me. 1. Imagine having a mold in your carpet just after you move in? Isn't that creepy? What followed it was a 15-20 days fix period that put a noisy heater and plastic sheets hanging all around the room for the entire time. 2. If you like to workout and plan on using the community gym, then think again as it doesn't have any weights and the management doesn't have a plan on getting them soon. At least not in your lease period. 3. I have lived in many communities before moving here, never had any issues while installing the Window Fan but this management is really strict about its policies. The policies are that strict that even you are not allowed to put the fan despite living on the ground floor where there is no danger of falling over someone. 4. They have a vendor called CUBS for utility charges and this vendor is too old school that they charge you $4 for every online transaction. We are in 2018, and the vendor charges you money for online transaction. Laurel dont have a plan on replacing them either. So prepare for all the hassle of physical payment. 5. We had an issue with our smoking neighbor, who always smoked outside our window which bothered us. Laurel took more than a month to get that resolved which meant we either couldn't open our windows or had to live with smoke. All the best to you guys. 6. Fake charges on our move out bill. Their maintenance guy Jesus said we wont be charged for the paint as our paint is really clean. But on our move out there were charges for paint and carpet stains which were never there. When asked for pictures and Laurel didn't provide me any and said "we dont provide any pictures to our residents" which clearly says these are all fake charges and they only wanted to steal your money. In short, if you want to live in problems for your entire lease term and bear with the "too strict management" then do get a lease otherwise think about getting a lease at Irvine Company Apartments. They are close and really worth every penny. I do not recommend Laurel Canyon Apartment Homes! read more

My family and I were temporarily relocated to the Laurel Canyon apartments due to a leak in our house. Our insurance company found a 3 bedroom apartment in Laurel canyon for us. I had requested to stay in Ladera because it was easier for my kids ( which go to school here) and we wanted to be close to the house. At first we were very happy to find out that we were going to be able to stay in Ladera and be close to friends. I went to the office to pick up the keys and sign some paperwork. I was greeted by one of the girls and given my keys. She told me she would meet me at the unit. I was in a rush when I picked up the keys, I had to get them before the office closed. She gave me walk through paper work and told me I could fill it out and bring it back to her at a later date. When I started to do the walk through, I noticed in the Kitchen that there was mold and water damage in 2 of the cabinets. The smell was strong I kept the cabinet shut and didn't put anything in it. I also noticed that nothing in the kitchen had been cleaned ,there was still food splattered in the microwave and the cabinets were dirty. This clearly was not acceptable for a move in, especially since people pay cleaning fees. The next morning I went over to the office and voiced my displeasure of the condition of the kitchen. They came over and offered to clean it. After looking at the cabinet they decided it needed to be replaced. Fast forward a month later, they are not just replacing one cabinet, they took out 3. Not to mention, they took one of the cabinets out with my stuff in it and didn't tell me. I had to go and track them down. They also double quarantined the kitchen. The best part is, we were told by Amy (the property manager) that this is being done for us as a courtesy. I didn't know removing mold and cabinets is a courtesy!! She did however offer us movie tickets for our inconvenience. As far as property managers go, she is very unprofessional. Amy has been accusing us of feeding false information to our insurance company about what is going on in the apartment, she also has accused us of videotaping the people working on the apartment. Non of the above is true. Clearly we can see what is going on in the apartment. I did take pictures of the kitchen, I have every right to, I live here! She is also denying that there is any mold in the apartment. If there wasn't any mold, please explain to me what I saw and also the need to double quarantine the area and treat it with chemicals!!! Sounds to me like someone is trying to cover themselves. This should have been handled before we even moved in. After reading several other reviews, it looks like this isn't the first time this has happened. Whatever happened to customer service ??? It sure isn't here. Bottom line, think twice about moving into these apartments. Clearly they have very low standards and could care less about your safety. Amy told me that they have their hands in every apartment prior to moving in. Apparently they missed this one and if you have any issues, good luck resolving it with the property manager, I would suggest going over her head. read more

An update for the complex and potential renters. There have recently been numerous vehicles broken into over night. Several neighbors reported male blacks loitering on the property the evening this happened. The office staff is well aware of the crimes that happened here recently. Once again, they have failed to notify their residents of what occurred because it does not serve their agenda. Your safety is secondary to leasing new apartments. They would rather put you and your children's safety in jeopardy as opposed to alerting the community of what took place. The office staff has failed hire a security guard for the comlex that remains on the property. This is inexcusable for the amount in rent residents pay here. Also,there are many large breed pit bulls, a Rottweiler, and even a great Dane on the property, that are often off leash. It clearly states in the lease agreement these dogs are prohibited. Many residents have notified the office staff and they have failed to take action. There are many children that live here and they will be liable when one of the children is attacked be these dogs. So let's tell it like it is, once upon a time Laurel Canyon was the jewel of apartment communities in Ladera Ranch. It is the only apartment community that is only two levels high. It offers townhome style apartments and single story units. It is across the street from a Ladera Ranch community pool and playground. It is two block away from a blue ribbon grade school. Over time Laurel Canyon - like much of Ladera Ranch during the recession fell into disrepair. It was also affected by the copper piping issue which affected not just this community but most homes in the area. (Google: Ladera Copper Piping) Recently this community has been taken over by new management and they sold me on moving in despite all these bad reviews. I've been here over a month and don't regret it a minute. Being walking distance to the park, walking distance to shopping and the abundance of family friendly culture has me won over 100%. Also it should be noted, upon move-in I needed maintenance assistance. I was contacted by the head of maintenance- he introduced me to who would be doing the work. Every time the staff came by they entered with clean booties and they cleaned up far more than the mess they made. The office even followed up afterwards to make sure I was satisfied. You really can't get better service than that. I have noticed some people here who are grumpy about the positive changes being made and good riddance to them. Laurel Canyon is on it's way to be the jewel it once was and a couple of rocks should take the hint and roll. read more

Let's be real, apartment living sucks- if you don't like the rules go buy a home! That being said my year stay here was pleasurable, the community is quiet and safe- well kept and parking most of the time is hassle free. The pricing is comparable with the rest of oc except the surrounding area is nicer. The staff was very friendly and accommodating whenever I needed anything. They had AC up and running in a couple hours after it broke on a hot day. I would recommend this place to friends and family looking in the area for sure read more

We have lived at Laurel Canyon for 3.5 years now and we didn't think apartment living could be this good! We have lived in two different units here (one townhouse style and one carriage style over garages) and it's been great! The apartments themselves are in need of an update which they have started but the staff here is top notch. If I call the leasing office with an issue, there is no delay. They always make me feel heard and important. Nicole, Cynthia, and Danielle are great managers who do as they say. Krashell in the office is also great! The maintenance staff, Douglas and Kevin, are so kind and respectful when they're in your home. They are awesome! Most of my neighbors are nice and considerate! There's a couple who aren't but that's everywhere. I feel like we pay a pretty decently priced rent for the neighborhood we live in. You get access to all of the Ladera Ranch amenities and schools! The place is beautiful and Jackie in the front office is fantastic. However, the service here is pretty bad. I had to use the service team 4 times in the 15 months I lived here, and 3 of the 4 times they did not show up on the day they said they would, meaning I had to use extra days of dog daycare to keep my dog out of the apartment each time. I don't even know where to begin. This place should be renamed SALINAS PLUMBING APARTMENTS. Everyday this plumbing company is in the complex repairing major leaks. You would think the office staff would notify the current tenants of the ongoing leak issues that are occurring and what to look for. But then again, that might make too much sense. 2 maintenance guys for the entire complex! GOOD luck getting anything repaired or even getting them to show up on the dates and times given to you. Danielle in the office is awesome if you do need something. A side from her, everyone is flat our rude and lazy. They never answer the phones and the office is closed for pro longed periods of time. They have been renting to some low income families with 8 people living in a 2 bedroom apartment. Drive around the complex and see for yourself. The appliances are old,outdated,and worn out. Particle board counters, Particle board crown moulding, laminate cabinets that peel, and vinyl flooring. Studios rent for 1,800,,,, 2 bedrooms rent for 2,400 ,,,, 3 bedrooms rent for 2,900. Not worth what you are getting and not all of the units are "UPGRADED" with what is shown in the model, BEWARE. I will include some pictures of the complex for you to enjoy. Amy , apartment manager, and Danielle, assistant manager, have always worked to resolve issues quick and painless. They are always happy and put my mind at easy no matter the situation. I feel that it is important for possible future residents and current residents to hear how WNC treats its loyal residents. I have lived here for almost 14 years in Laurel Canyon and in the last two years or so I have seen a big difference in WNC and how it treats its residents. Current issue is WNC making their residents move out of their homes for weeks at a time to make updates to porches. Now, of course I realize updates have to be done, however my issue isn't that it is how WNC handles the situation and what they make their residents do. This will be the SECOND time in 8 months WNC has TOLD us to move out for weeks at a time to fix something. Moving your entire family including pets our of your home is extremely stressful and not an easy task. I only look for some form of understanding on WNC part, but it seems to be asking too much. We are preparing to move out in two weeks for up to three weeks we were told, and we realized that our two 20 galloon fish tanks will have to be moved as well. Instead of giving me or my husband the option to come and feed the fish every other day, we were given a response of "We know it's possible to move fish, and sorry you are going to have to figure this out." Again so kindness and understanding to your residents should be your PRIORITY and it obvious Laurel Canyon as lost that. read more

It's been truly disappointing the unprofessionalism from such highly reputable management company. I've recently given notice and moved out and had so many issues with the lack of correspondence from Richard and Danielle to provided the proper paperwork that was never given at the time notice or at all for that matter. When contacting Richard he is very unprofessional rude and condescending and really shouldn't be in a customer service industry if he can't provide a level of services it's not the right job for him. I think maybe he should shop Lyon Living properties to see how to treat customers. I have also reached out to the corporate office twice and not one return call back or email and it's been 7 days now still nothing. It's really upsetting that I can't even get a call or email back from the corporate office to discuss not receiving a move out inspection paperwork and my charges, which under civil code 1950.5 it's required to provide that to all tenants, which was given after my move out date. Also the maintenance supervisor never follows the pet policy and lets his dog off leash daily one night his dog attack my dog that was on a leash. You can talk to the highest on the totem pole and nothing gets resolved. They all back each other up. Everything in the units is of cheapest quality but they will charge you full price plus more for anything that needs to be replaced regardless of how many issues were thier fault. We live in the most beautiful apartment homes in Ladera Ranch!! This complex shouldn't even be called an apartment complex, it truly feels like we live in a condo/townhome community. Laurel Canyon Apartment Homes are beautiful inside and out, have the most prompt and helpful maintenance, the best neighbors, best location to parks, pools and shopping/services, and most importantly is managed by the kindest, most accommodating property manager Danielle. Danielle is very responsive to communication, treats us like we are part of the community and not renters, and always always greets us with a smile. She's come to our aide for the simplest things on a Saturday afternoon just as happy as could be. The renovations to the office are just beautiful, always coffee ready to be brewed if we want it. Our kids love going to the office when we're walking by. We are also very fortunate to live in the BEST courtyard with a diverse group of families with lots of kiddos who are a true neighborhood/community within the community. We don't have to go far for a play date, the picnics in the courtyard are the favorite for the kids. Our apartment is spacious, bright, and absolutely a 'home' for our family. We are beyond happy to call Laurel Canyon home! ***to all the ratings that are less than positive- do not trust or take as a reliable representation of this beautiful complex. I moved into Laurel Canyon in 2010. I have called this community home since then. Up until the last 12-18 months I would have highly recommended this community to my friends and family. The recent chronic change in management and lack of any kind of concern or follow up has led to an ill run apartment complex. The only priority is lease renewal and dodging repair requests.
