    Newly painted front doorr

    I am a long standing tenant at the Laurel Canyon Apartments. While they are responsive to most maintenance issues I find the fact they raise the rent every time a lease is up for renewal exorbitant. The maintenance repairs, while timely in completion are sub par. I've had several plumbing leaks and had to fight for proper repairs and proper mold restoration. There is no consideration for long term residents and they're loyalty. This year, the rent was raised approximately $300. The parking after 5pm is a nightmare. I have the ability to use my garage, however;for guests it's a problem or anyone coming home after dinner. Upon renewing my lease, they will not clean the 20 year old carpets or replace them. The community just had the exterior of the building painted. The front doors weren't prepped properly and you can see the old paint under the new. New paint is already flaking. The sprinkler system and drainage outside my courtyard is habitually flooding the grass. It's been that way for years. The light poles instead of being replaced due to rust have been painted over. The onsite staff is helpful and friendly. The management/leasing company provides little grace or commitment to maintain the property. Western Financial is doing the very minimal to provide a high end property in the community of Ladera Ranch. I stay because it's cheaper than moving however, the property isn't maintained to a high standard that should reflect the image of Ladera Ranch and the price of rents. While the economy is inflated the level of maintenance on this property doesn't match the value. Again, the on-site staff is friendly and helpful. However, Western National does not value their tenants or community.

    Worst Apartment Complex Ever! Multiple maintenance issues within our apartment in just one year. Our unit had multiple leaks, which started a flood in our apartment, which created mold. Management team didn't seem to care and were not proactive in finding us a place to stay in the mean time. Took almost 4 months to get a refund for our hotel stay for being put out of our apartment. Car wash station is closed due to "drought" yet there were multiple sprinkler heads broken throughout the complex. People would also come and dump their trash in the complex's dumpsters. The trashes are always over flowing. Rent is raised over $100 after first year. Also they will charge you for random things once you move out. Make sure to do the final walk through with them or you will wind up with a huge bill!

Compared to other apartment homes we've rented in California and Florida. The facilities and staff here truly stand out. Every member of the team -- whether in the front office, maintenance, or housekeeping -- is approachable, friendly, and quick to resolve any issues. Genny is always pleasant and positive, providing excellent customer service. The building and grounds are always clean and well-kept, including the pool to the barbeque areas. We especially appreciate Genny's seasonal and holiday decorations, which brighten the foyer and common spaces, as well as the monthly calendar of community events like bingo and card games that bring neighbors together. We noted that one reviewer in the past complained that Heritage Square is not a smoke-free facility. Heritage Square's lease does not include such a restriction, which every resident reviews and signs annually. Of course, apartment living means sharing space with others. Sometimes neighbors leave early for work or start their cars in the morning, but that's part of living in a vibrant community of more than a hundred people. In our experience, residents are generally respectful, and the sense of community far outweighs any minor inconveniences. Overall, Heritage Square is a wonderful place to call home, and we highly recommend it.

However, there are a few "touch-ups" needed on the interior of this building that would "dramatically" reflect the buildings exterior. 1) The interior of the building has a very strong, musty smell. It is very noticeable while entering the building and walking down the hallways and "not" pleasant. Air fresheners throughout and on each floor would graciously be appreciated. 2) The carpet in this building needs to be steam cleaned. I don't know if this has ever been done but I'm sure it would also help eliminate the musty smell. Keep this place smelling fresh. 3) Trash from people, who do not live here, continues to be dumped into our Waste Management dumpsters!!! Perhaps a solution is to install a gate and only the resident's key fab could open it for "their own" trash. This is a lovely building but with a few "touch ups" it would be exceptional for "all" Heritage Square residents and "future residents." P.S. Kudos to Genny!!! She is always pleasant, courteous and professional at her job.

I never once gave authorization for this and asked to let out of it since I left my job due to medical reasons which left me unable to work. In a time of corporate greed, this company had a chance to do the right thing and let me out of the lease which was now costing me 800.00, instead of the 500.00 I initially signed for. My office space has gone unused and I am still paying monthly for it. Regus is greedy and has no concern for the actual person renting a space from them. Save yourself a headache and go somewhere else.

The issue is they never stop pressing for higher rent (already higher than most) to scrape every penny they can from you. You cannot get anyone on the phone either. You are forced to communicate with a call center and they refuse to actually call you. Every written answer is some standard non-answer. But, of course, the moment you put your notice in, they actually call you and want to figure something out. Too late, I already asked four times through your "customer service" system to figure something out. Then, the final straw is they rake you with a $4.50 per sq ft office restoration charge. It doesn't matter if you leave the office in pristine condition, you are getting hammered with that charge. And guess what happens when you ask about it? Yeah, you can't talk to anyone and the customer service system sends you standard non-answers. Yes, it is in the fine print of the contract, but there is no way anybody knows this or reads this. They certainly don't bring it up when you sign up. Sneaky. Sorry, I can't stand doing business with rigid automated systems rather than people. I would steer clear. Way too many other options out there!

Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. Would have been nice to know this as it was a big selling point for us. Luckily the pool was open by our last day! Fortunately our stay was fantastic and free of any issues, but would not stay with this management company again.
