I arrived about 15 minutes before my scheduled inspection time but Chad was already there doing the exterior inspection. Caught an issue with the guttering that we wouldn't have seen from the ground without really knowing to look for it. We had to wait about 30 minutes for my realtor to show up but we got in and Chad checked out every nook and cranny in the place. My granddaughter and I followed him throughout the inspection making our own notes and taking pictures and he patiently answered all of our questions. Also did a termite inspection. Had the very detailed report (including pictures) sent over to me by the next morning. Unfortunately, that deal fell through due to seller non-disclosure but I will definitely be hiring Chad again for my next home purchase (which we anticipate to be very soon). He didn't spend 3 hours doing the inspection but I can guarantee he looked and checked out every single little detail. Awesome to work with!

So after purchasing the home, we had someone come out to give us a quote for that insulation. When they went up to the attic, they found dead mice, mice tunnels, an electrical fire hazard, and mold around the bathroom vent, not to mention we're missing more like 10in of insulation. Nook and Cranny claims to be "thorough" but they missed quite a few things in the inspection that could've gotten us more money in concessions.

As I navigate my way through my first home purchase, I realize one, how valuable the internet is to…read moregive me some guidance on the process, and two, I definitely don't remember learning any of these basics in college! We were fortunate to find Amerispec through our realtor referral, and because coincidentally this inspector (Garrison) had actually been to this particular house a week before. It worked out well that he had been there and had the other buyer back out so we could ask him anything about what he found and really dig into it. Garrison was quick to get to work, to double check everything and make recommendations of all kinds. While we love the house, we tried to keep an objective mind and waited for any huge red flags. Luckily, despite the age of this house, Garrison gave us a report back that didn't give us any cause for alarm and we're closing later this month. He was very helpful, very thorough, and well priced. Oh and guess what? RIGHT ON TIME! That's big for me, and he was as punctual as he could be. Our roofing contractor/inspector on the other hand showed up two hours late.
