    I lived in U-Heights for two years as an undergraduate in 2007-2008 and 2008-2009…read more The first year I lived in the Rugby Deluxe unit with three roommates, and the second year I lived in the Rugby Johnson with the same three. The Rugby Deluxe unit was relatively clean, not updated -- but livable. The major drawback was that there were no windows in the kitchen/living area or in the den, so the person who is in that room is definitely at a disadvantage because of the darkness and lack of closet. There are quite a few closets in the common areas, though. There was some mold in the bathrooms when we moved in, but they fixed that problem relatively quickly. At the end of our lease, we did have a problem with a horrible smell near one corner of our living room... which smelled like cat urine. Completely horrible. Apparently it was coming from some kind of utility area adjacent to our apartment -- and as I recall we did end up having to pay a bit extra from our deposit even though it was not our fault at all. Also be aware that there will be a carpet cleaning/replacement fee at the end of your lease, no matter how well you care for it -- apparently normal wear and tear are not considerations here. The Rugby Johnson was a bit larger and had much better light in the bedrooms and living room, though the kitchen was a bit dark because of the layout. The washer and dryer and 2nd refrigerator were the biggest advantages to this unit, though it was a bit more expensive than the Rugby Deluxe. Because it is basically two units that are combined into one, it has a few awkward things: one of the bedrooms has a random door to the outside, so it can have issues with bugs getting in through the cracks and can be cold during the winter due to lack of insulation around the door. That bedroom also has two separate closets because of this. The den in this unit was incredibly small and no closet-- although it does have a window. The roommate in the den ended up paying less per month because it was so small, and she had a portable closet along with the common closet outside of her room -- not exactly convenient. The patio right off of the living room was definitely a nice aspect. The major issue I had during that year's lease also occurred towards the end of the year... the management at U-Heights claimed that since they had forgotten to tell us that we were supposed to be paying two electricity bills, they wanted all this back pay from us in electricity. Obviously this was an issue as we were broke college students, so we had to have many confrontations with very unprofessional people in the management office to resolve the issue. We ended up having to get advice from the legal service offered through UVA in order to get things straightened out. Having a dishwasher both years was also a nice plus.... along with the fact that U-Heights is one of the cheaper options in C-ville for apartment living. The bus to UVA was an issue a few times with unreliability, but generally it was fine. As long as you don't have to deal with the management office, it's not a bad option.

    I would not recommend living here, especially if you have kids or care about how your money is…read morehandled. The units and surrounding neighborhood are poorly maintained, and the leasing office is consistently unhelpful and argumentative. Recently, management changed their policy from including water in rent to billing it separately. While the lease allows for this, the way it was communicated was misleading. The change was buried in a single line on the renewal cover page and then not clearly explained again until deep in the lease (around page 25 of 28). Many residents I've spoken with were completely unaware of the change. Over the past month and a half, I've called seven times trying to get a simple estimate of what this additional cost would be. Each time, I've been met with dismissive or argumentative responses, with no real answers provided. The property manager in particular is rude, avoids addressing questions directly, and seems irritated that residents raise concerns at all. Overall, this feels like a lack of transparency and poor communication, resulting in what is essentially an indirect rent increase without proper notice. Between the condition of the property and the way management treats residents, this is not a place I would recommend.

That wasn't my issue with the place, as I ended up just getting used to it, but if you are a light sleeper, then that may be something you might want to think about. It can also get pretty loud sometimes at night and on weekends, which again, did not really bother me that much since I was able to sleep through it pretty easily, but if you want a quieter place, you might want to consider not living here. The main problem I had with Grandmarc was they had long lasting malfunctions of things in the building. For example, the trash chute was broken almost the entire year (if not the entire year). I lived on the fifth floor, so I either had to take the elevator down to take out the trash, or I had to lug it down the stairs, which was super inconvenient. The elevator near my apartment was often broken, which was also very inconvenient, and the reason why I would have to lug the trash down the stairs. After moving out, they also charged me a trash fee, even though I threw out all of my trash in the trash bin throughout the year. I have no idea where the charge came from, and they never gave an explanation for it. Be ready for them not to answer you, and you will be sent to collections without an answer. Overall, it was not a good experience living there. I wouldn't recommend the place, which is a shame because the location is great (it is right behind the Corner).

I get it, it's student housing for the most part but they do this because they know the kids won't complain. We the parents are paying for it. Its a straight up dumpster fire that needs to be avoided.

The maintenance guys and…read morethe office crew are amazing--they are truly kind, sincerely care about the residents, and make great efforts to resolve issues. Unfortunately, the buildings are in poor repair, because a lot of the communities' landlords are pretty disconnected and don't really care about the safety or condition of the units as long as they keep getting money. I've been paying to live in a Furnished apartment with a dining room table with chairs that don't work, no television, and it took almost a month to convince the leasing office to convince the landlord to take the couches out of the apartment because they were growing mold. The landlord didn't want to replace them. So now I'm paying to live in a furnished apartment with no functional dining furniture, NO sofas, and I'm emptying the dehumidifier twice a day that was placed in the unit after having to live in a sketchy hotel for a week and a half mold remediation. I advise you to advance with much caution: you won't find a better staff in the leasing office and on the maintenance side, but I would not advise anyone without finding out more about the apartment owner's involvement and upkeep history...

The office is very poorly…read moremanaged, there is no reaching upper management, there are often utility overages or maintenance fees or even a "restoration fee" upon moving out, the power is in and out more here than anywhere else I have lived, the gate is at times left open and unlocked, and the apartment common areas are only cleaned when all 4 rooms are empty at one time. We experienced a great deal of mold in the apartment as well which the office seemed bothered to handle. The only positive of this place is the great maintenance workers who are kind and get things done. It's not worth the cheap rent. Edit: In response to the reply, i have tried multiple times to reach upper management at eagles landing to no avail. I would love to receive a contact number, but have never received a contact when asked before.
