Called to offer a chance to move out early as they had another tenant ready to go as long as you paid 85% of the rent so they could release it and then collect the rent on top of it. I will pay the entire lease just to hope they lose the tenant for such unethical practices!!!!!! It's a scam, y'all. The fire alarm has gone off countless times in the dead of night since I moved in 2 years ago, with no explanation from management or apology for the inconvenience. We have stopped evacuating the building and the fire department has stopped showing up. If there is an actual fire (likely, as the building is cheaply made), you are out of luck. A hole in my ceiling had water seeping into my apartment for 5 weeks; I reported it multiple times and it was only addressed when I withheld rent. Management has recently introduced a new package delivery "system" whereby they will throw your boxes in a random room, not tell you they are there, and simply shrug when things go missing. They have lost 3 of my packages since August. Finally, there is a security issue in the parking "garage". You will be charged for covered parking, but the structure is so near to collapse that water seeps through to all floors. Just this week, we had multiple vehicle break-ins that were not addressed by management or communicated to tenants. This place is a joke; you could live anywhere else in Charlottesville for far cheaper and have a much better experience. Staff was rude and unhelpful when I could no longer move in and needed to transfer my lease. The new tenants I found couldn't move in until 3 months after the lease started, so I still had to pay for 3 months of rent, which was totally fine. However, Pavilion also charged me for 3 months of parking, utilities, resident life fee, renter's insurance, etc... considering that I never actually moved in and never received a parking pass, I felt like I was nickel-and-dimed. From what I've heard, you are better off leasing at Ivy Gardens or Huntington Village if you want to be close to Darden or the law school! read more

Some highlights of my experience include: fire alarm issues with little explanation or effort to remediate, rude and incompetent staff, repeated billing mistakes, lack of proper cleaning at move-in, increased parking fee during COVID-19, disorganized mailroom/lost packages, broken gym equipment and poorly maintained facilities. Their handling of covid has been very opportunist. The Pavilion closed down each and every common area in early February, long before the US (esp. VA) had been impacted.Cool cost-cutting to our detriment. They continued to distributed printed eviction notices to apartments that paid rent more than 5 days late, in spite of contradictory state and federal advisories. They simultaneously discontinued apartment maintenance around the same time. My apartment has not had working fire alarms for several weeks due to changes in property priorities. Tenants are not allowed to make any changes to their current or upcoming leases, in spite of extreme circumstances. Lease prices are not adjusted, while we see an enormous difference in return for our (very high for the area) investment. I opted into a paid parking space, and am currently the lone car on the floor of my massive parking garage. The resort-style pool is closed, and the business center and state of the art fitness center are shuttered. May brings no news of plans to riff on these NYC-style restrictions. This property has no heart for the essential needs of residents in crisis. Just to fully tattle... w hat strikes me most in an effort to protect residents is the new "package room" on the top floor of the building (we did not have a package room before- just checked in with the front desk). In order to retrieve mail, all residents must get into one of three elevators to the top floor, push the button to get to the top, dial a code to get into the room, and then sift through mail for all 5 floors to find a given package. Overall: 4.3 Stars Management: 5 Stars Amenities & Parking: 4 Stars Facility: 4 Stars In an attempt to be as objective as possible in my above ratings, I'll list my reasons in bullet point format: 1- If you are a student at Darden or the Law School the Pavilion's proximity to the North Grounds Campus (a 3-5 minute walk away) renders it an ideal location. I am a Ph.D. student at the Architecture school which is a 20-minute hike on foot. And, though I do not own a car, I initially chose to live here primarily for two reasons. The first is that the property is in a quiet neighborhood and less than a minute walk away from the grocery store, CVS, hair salon, among other commercial establishments and restaurants at the Barracks. The UVA shuttle stop is a few steps away. The building itself is quiet even on the weekends. I've lived here for almost 1.5 years and I never complained from noise. 2- I'll be frank the finishings and fixtures don't match up to The Ritz Carlton, but hey, it's Charlottesville so what would one expect from a rental unit? Compared to other Off-Grounds housing units around town, the Pavilion shines among its competitors. The units are spacious, and though I do not live with a roommate, each bedroom is equal in size, fully equipped with a bathroom and walk-in closet. Each bedroom door can be locked for added privacy and security. Coming from a design field, I couldn't resist the urge to replace the existing light fixtures with my own and add a little color to the walls. I was able to do all that and turn a generic rental unit into a personalized space that I can call home (for the time being). 3- This brings me to the third and most important factor in my decision to renew my lease for a second year. Management. The team (from leasing to the front desk staff, to maintenance and beyond) are extremely accommodating, friendly, and attentive. With a building this size (it's HUGE!), they do an amazing job in getting to know all the residents on a personal level. Having that kind of personalized care makes you feel like a valued resident. Allie and Rebekah, in particular, would go out of their way to make sure residents are satisfied and their needs met. 4- All units come with a washer/dryer which is a huge plus. the building is pet-friendly with one of the two courtyards dedicated for our furry friends. The gym is alright. Lacking in equipment but convenient for a quick workout on a tight schedule. One major thing I wish the developer considered more seriously is the lack of elevators in the building. I highly recommend this place if you are considering moving to Charlottesville and looking to rent housing. read more

A tragic misstep in apartment living. This place was built with good intentions but somewhere the train derailed. The place seems to have a long term vacancy of a property manager position. A 350 unit apartment building without a permanent property manager can turn into bedlam. The place is in shambles. The pictures you see on the website are when it was brand new and everything worked. Most things are barely hanging together. The construction of the facility is really new, within the last 3 years or so. The walls are starting to buckle on some parts of the building which were built within the last 12 months, which is not a good sign. Scary stuff when you think about it, its a 5 story building where the walls are starting to buckle. Some of the tension cables holding the 5 story parking garage intact are broken and one must wonder how many more will have to snap before the parking garage pancakes down. The trash chute installed for the building is way too small for a regular sized trash bag, so people just pile the trash up. So trash and the smells are difficult to keep down at this facility. Most of the building has not been cleaned since its creation. One constant source of conversation content here is, why do they not have enough staff to effectively clean the facility? There is never a job advertisement for the facility to have any cleaning or maintenance crew but the facility is filthy. There is one person cleaning the building where there probably needs to be at least 3-4 people to keep up with a 350 unit building. Cost cutting? Yes. Rent going up? You bet. Try about 87 dollars a year uptick in rent. The uptick in rent would be worth it if it was going towards the actual upkeep of the facility. The swimming pool this summer has been horrendously filthy. I used to manage a pool facility and can tell you that no one has cleaned the pool at the Pavilion since its season opening, or maybe even looked at it for cleaning. I have attached some pictures showing the sheer lack of chlorine or salt to sterilize the water (see pictures). Communicable diseases are a worry at this point, or maybe even a brain eating amoeba which seems to be common these days. Even though a pretty decent size pool exists at the facility. It is not usable. The gym is pretty good for an apartment building gym (one star for the gym). It's unfathomable to me that Peak Campus Student Management(parent management company of the Pavilion) is having this hard of a time effectively managing this facility. The irony of this place is that it is 7 minutes walking distance to UVA's Darden Business School where "managers are made", yet this place has a vacancy of a property manager. Any of you business graduates looking to cut your teeth on turning the Titanic around before the iceberg should apply to work at the Pavilion and your resume will have a monumental success story. I would give this zero stars if I could. Management does nothing to stop residents from smoking marijuana, parking is not enforced, management ignores basically all inquiries, will charge you a fee for everything (I cleaned my apartment before moving out and was still charged a cleaning fee that exceeded the actual cost of cleaning the apartment), staff members are rude and unhelpful. The "new management" is the same people, just under a different name. Basically they will break your lease and violate your rights over and over again while over-charging you. Internet is spotty, construction and furniture are cheap, and it's incredibly overpriced. My hot water and heating did not work for a month in the middle of the winter. All the positive reviews are because the management gives you a gift card for writing a positive one. Seriously incredibly shitty. I've had so many arguments with the staff over things that should not have been arguments and are basic principles of customer service. read more

I was shocked at the poor quality of this apartment building. The Pavilion has a reputation on UVA Grounds as higher-end graduate student housing for law and business school students, but I cannot possibly imagine how it acquired this reputation or understand the 5-star reviews here. This is the most cheaply-constructed building I have ever lived in. The photos do not reflect the level of quality of construction. While the lobby and common areas are quite nice, particularly the kitchen, with a snazzy coffee maker, oven, and dishwasher, the individual units are not up to snuff. The furniture provided is extremely poor quality. The couch cushions collapse under weight, and the bed is a metal frame with metal slats, topped by a three-inch pad. Extremely uncomfortable. The provided cable and internet are spotty and fuzzy. It would be far better to simply invest in your own. In the hallways, there is universal scuffing and large chips in the paint, the overhead lighting was not properly measured, and the ventilation throughout the building is extremely poor. The floors in each apartment are a tacky, faux-wood plastic, and there is no HVAC in each unit. The centralized air had a certain odor, and the air in the apartment always had a peculiar smell and was extremely humid, even with the fan on and turning down the air conditioning. The vent in the bathroom did nothing to remove the steam, perpetuating the humidity in the apartment. Within days, I was suffering from daily headaches (uncommon for me), digestive distress, and body aches. Upon leaving the apartment, I felt better within the first couple hours. When I was in the gym, I was appalled at the conditions of the air conditioning vents, which had large patches of mold and mildew growing out of them, very obvious to the naked eye. Given that there appear to be no HVAC units in each apartment, and the air is centralized, I assume that whatever was causing the mold in the gym was being blown throughout the whole building. It is nice that the building is pet-friendly, but it is extremely poorly kept and run-down. Under no circumstances would I remain in this building. read more

Went to tour while I was in Charlottesville on Saturday. the leasing agent was so nice. The apartments and the amenities are beautiful.

The owners of the Pavilion at North Grounds have been just about the most inconsiderate neighbors you can imagine -- everyone from their office staff to their construction crews have been unresponsive to feedback and complaints about problems they have caused. Based on my experiences dealing with everyone involved in the Pavilion project, I imagine they will be awful landlords as well. Frequently, there are work crews working during late hours. In the fall, there were multiple nights where drilling occurred at 3AM, waking up everyone in the surrounding area. More recently, there have been tractor trailer trucks and construction equipment beeping away at 11PM or later. In addition, the construction workers have parked in neighbors' assigned spaces, have littered all around the area, and frequently whistle and cat call at women that walk past. Pavilion was contacted about all of these problems and they they gave assurances that they would be solved. As of April 26, ALL are still issues. It turned out that their promises were empty words, something that would make me wary of leasing with the company. read more

Trust me, if you are going to be a uva law/darden student, you will eventually probably hear about this place and Pav will try very hard to lure you into signing a lease. They try very hard to make the lobby area pretty with their decorations and free coffee machine in an attempt to cover up the true underlying issues that plague the complex. Don't fall for it. There are serious issues at this complex that will make your life miserable as mine has been made if you choose to live here. Your bank account will thank you as well. Where do I even begin? Firstly, the lease is just UNCONSCIONABLY EXPENSIVE considering its location and amenities. Sure, you get amenities such as an in-apt washer/dryer, a gym, pool business center, free coffee machine in the lobby, BUT the reality is that none of that stuff justifies the THOUSANDS of dollars more that you will be paying to live here instead of other places. For example, for a shared 2 Bedroom apt with a roomate, both of you will be paying the Pavilion nearly $2000/month combined for a tiny apt that looks and feels like a cheap hotel room than the luxury apt prices they demand. You can get a giant mansion for that price in Charlottesville. You can literally live alone for far cheaper than what it costs to live with roomates at Pav. Despite not signing up for the $65/month parking fee when signing on their website, they will include this on the lease nevertheless and you will be stuck paying for parking even if you did not originally want it. You will be charged an extra couple hundred dollars if you want to move in two weeks before the start of your lease date (which for the law school is only 2 days before classes start). You will be charged for professional carpet cleaning after your lease ends. You will be charged for electricity. They will threaten you with eviction and lawsuits if you miss payment even a few days late (even in covid times). False fire alarms go off during the middle of the night multiple times per week. Gym equipment, coffee machine, and many apts have serious maintenance issues (like mold and water leakage issues, broken washer/dryer). People getting stuck on the elevators during power outages. Packages getting lost/stolen in the mailroom. There are packages in the package room right now containing perishable items like frozen fruit, frozen bagels, baking goods that have been sitting there for months unclaimed, thus attracting fruit flies and other pests. The whole package room is full of fruit flies and unclaimed packages of perishable goods. The gym ceiling is COVERED in mold (see the photos on yelp). The carpets in the lobby were ripped out in September and havent been replaced yet, giving the place a rundown look. Trash rooms regularly overflow, resulting in trash bags being left in the hallway. Car break-ins occur regularly in the garage and the management never informs residents about them, plus the parking permit system is not enforced, more like a free-for-all. (For example, There is literally a car parked in the garage thats covered in dust which probably hasn't moved in years - most likely abandoned and parked for free yet WE have to pay $65/month to park in their crumbling garage which always leaks during rains?? Ridiculous.) Management is dismissive of complaints. Instead of addressing the serious issues and lowering prices, they will throw pointless "events" and spend hundreds of dollars on decorations for the lobby and on randomly painting the walls of the building. YOU WILL SAVE YOURSELF SO MUCH STRESS AND MONEY BY SIMPLY NOT BEING LURED INTO SIGNING A LEASE HERE. SIMPLE AS THAT, DO NOT LIVE AT PAV. read more

The management has us locked in pretty tight till the lease is up, so they have ZERO desire to do anything to rectify it. We can't wait to get out of here! Priorities: 1) Near school 2) Carefree 3) Safe (I'm bringing a partner) 4) Environmentally friendly 5) Not necessary, but I'm a big fan of modern PaNG Rankings: 1) Near school - 5 out of 5 stars. I can walk. After speaking with dozens of current students, both my partner and I agreed that this will be very worth it. Also, you can walk to the grocery store and a FANTASTIC gastropub. I am selling my car (really). 2) Carefree - 5 out of 5 stars. I am a strong Type A, and Laura @ the Pavilions has made this process very easy. I was juggling my career and the post-MBA admissions processes and I needed a responsive and knowledgeable point of contact. Everyone that I spoke to at PaNG was professional, well spoken, and well versed. It made this a much easier decision. Most utilities are included, and furniture is FREE (including TempurPedic mattresses). I am selling off/throwing away most of my stuff and moving down in my personal vehicle, and I could not be more enthusiastic about not having to lug furniture etc. 3) Safe - 5 out of 5 stars. Everything is keycarded. The area is immaculate. Manned front desk. Groceries etc are less than a mile away. Covered garage. I can feel comfortable in class while my partner explores. 4) Environmentally friendly - 5 out of 5 stars. We need to reduce our footprint. PaNG is LEED certified (expect crazy cheap utility bills). Not really much else to say. 5) Modern - 5 out of 5 stars. Awesome club rooms. Pet friendly, open alcohol policy. Updated gym, free tanning. Gorgeous appliances. Hard wood. As a resident of The Pavilion for the past 8 months I would not recommend this community to anyone. My husband is a grad student at UVA and I work in the area. We were drawn to The Pavilion because of its proximity to campus, and the number of grad students living here. This is where the positives end. This building is horribly maintained and managed. Here are the pros and cons as I see them: Pros: -close to campus -houses many grad students-good for gathering socially -accepts pets (if you do not have pets this is more likely a con) Cons: -the one elevator in the lobby is often broken (it has not been running for the past 4 days) -the cleanliness of the common areas and hallways ranges from poor to disgusting (I have walked past spilled food and vomit within the past week) -the building is poorly constructed- It is a fairly new building (one section was completed this past summer), but there are cracks in the walls and ceilings, plaster coming off the walls in chunks, poorly constructed fiberboard cabinets and cheap wood laminate floors. This building will not wear well and is already falling apart. -trash piles up in the trash rooms -the fire alarm goes off at odd hours for long periods of time(we were stuck on the parking garage roof for an hour at 11pm one evening) -the internet that is included with rent is horrible and often has connection issues -they continue to raise the rent as conditions deteriorate There are many other great living options in the area such as Stonfield Commons and Huntington Village. However, there were a few nights where the building was extremely loud, including the residents in the apartment below me, who smoked on their balcony frequently. When I called management/the front desk after hours line, I was forced to leave a message and was never returned a call, message, or email. Extremely overpriced. DO NOT LIVE HERE. Poor management and overpriced. This is my second year living here, and I have had MULTIPLE issues, none of which did management actually resolve. Front office is often rude and dismissive of problems, sometimes blatantly ignoring resident concerns. There are serious safety concerns with the fire alarms that have gone off approximately 8 times for no reason since living here, three of which in the middle of the night over the last week or so. They also raised our rent significantly for the second lease term, and living conditions have gotten much worse since then. I've lived in Four apartments prior to The Pavilion and this was definitely my favorite. It was improving tremendously when I moved in and is great now. They made a dog park in one of the courtyards that's awesome. The clubhouse is free to rent and is definitely utilized often. The gym and pool are a plus. The actually apartments are the best part. Pretty nice inside the apartments, and fine amenities, but extremely overpriced and rapidly getting even more expensive. I've enjoyed living at Pavilion. I think the apartments look very nice (on closer inspection much is cheaply made, but that's to be expected). I've especially liked having laundry in-unit and having a fitness center in the building. However, these amenities do not nearly justify the greater-than-$500 per-month price difference between these and other apartments. Despite having hundreds of residents paying thousands of dollars each, the common areas are never clean and are often egregiously dirty (stairwells, hallways will get stains or trash that won't be removed for months, suggesting that no staff is even walking around the huge building). Similarly, doors will break and not be fixed for months or up to a year. The staff does not stop things from happening like dogs being taken into the pool. Given all the clear ways in which management is slashing costs in the form of far too few maintenance workers and cleaning staff (the building has gotten considerably more run down just in the year and a half that I've lived here), the most frustrating thing about living here is that rents will be raised considerably without any explanation. My rent is being increased by more than 5% next year and I was repeatedly told by management that someone else sets the prices and they couldn't tell me why it was happening. While I've found the staff are generally friendly, it is clear that this building has very serious management problems and is not concerned with its residents except to the extent they can squeeze every last dollar out of us. In sum, this is a nice place to live for someone who's working hard as a student; however, between the high cost, the inexplicable and entirely unjustified yearly price-hikes, the less-than-attentive maintenance of common areas, and the availability of comparable apartments on the same street for a fraction of the price, I would not recommend living here to anyone unless money truly is no object or you value some small extra convenience at more than $500 per month. read more

Pavilion is overpriced and does not live up to expectations. Someone looking to move to the area, especially a grad student, would be better served looking at other communities nearby. I came into Pavilion with high hopes but have been disappointed by the level of service in one of the most expensive buildings in the area. When I mention issues to building management they try to find excuses (blaming busy maintenance staff, people generating too much trash) rather than finding a solution. Pros -Location: close to UVA law, Darden, and shopping/grocery store at barracks road. -Washer/Dryer in every unit. -Gym available in the building Cons I flagged the issues listed below to both the building manager and Peak Campus (the parent company) months ago and have not seen any improvement, so assume this is the status quo. To list a few things: -Very expensive compared to everything around it, and rent is going up. -Built very cheaply - despite being only a few years old there are large cracks in the walls, carpets are wearing, etc. -Hallways, common areas, and the pool area are rarely cleaned; stairwells even less frequently. Almost all stairwells have trash of some sort in them and half of the lights are burned out. One stairwell landing has had vomit in it for more than 3 months. -The garbage chute consistently backs up - at least twice per month - which causes people to leave trash in trash rooms. Rather than attempting to find a solution, management resorted to passive aggressive notes threatening to fine people who leave bags in trash rooms. -When we first moved in the front desk would sign for/hold packages and led you to believe they'd stop random people from coming in the building. They no longer accept packages and we've had multiple solicitors come to our door. At this point the front desk's only purpose appears to be helping with new leases. -My apartment wasn't cleaned or painted when we moved it. The carpets were full of black cat hair (which we had to clean up) and only one of our rooms was partially painted after we noted the issue. -The elevator frequently breaks. -Things in my apartment frequently break and maintenance is slow to respond/requires multiple follow-ups. -The Internet/cable service you are required to use frequently does not work and building management refuses to help (they expect you to work with the cable company directly). The "free" cable is similar to what you'd expect 10+ years ago (no interactive guide, mostly standard definition channels). The monthly bill for modern cable service is on par with a standard cable bill. -The printer in the business center rarely, if ever, works. read more

Dear Resident, We are aware how frustrating the fire alarms have been and we appreciate everyone's understanding during this process. Our fire panel is very sensitive in an effort to maintain the safety of the building. Therefore, a legitimate smoke or debris trigger caused the alarms to sound in the building each time. There was no danger to anyone. However, the Charlottesville Fire Marshall will not let us turn off the alarms until someone has been to the property from the fire department and everyone has cleared the building. Unless notified of a test or drill, PLEASE always follow emergency protocol and evacuate the building. Today, efforts have been made to move the location of the sensor that has been initiating the alarm each time. Also, a vent fan that was blowing debris across the sensor has been altered so that the air blows in a different direction. We will continue to monitor our fire panel this week and mitigate any issues prior to alarms being sounded, if possible. Let us know if you have any questions. This is the meager apology given after fire alarms two nights in a row woke the residents of these overpriced apartments up at 4 a.m. and then 3 a.m. in the morning. For me it was the last straw after a succession of issues in these apartments. These issues included the following: broken ceiling fans, granite countertops that somehow failed to be properly sealed prior to move-in (which means they are not stain resistant), broken cabinetry, scratched up floors, noise coming from the halls and bad parking. Really instead of being treated like welcome guests in luxury apartments here they treat you more like inmates and threaten you with some new flyer taped to your door every other day. These flyers have threatened towing only a few days after parking passes were available for pickup and fines for having anything on your balcony that is not approved patio furniture (this includes bikes). Further, the flyers have threatened fines (they claim they will catch you on camera) if you don't properly dispose of your garbage in the small chutes which was rather messed up since not everyone who had big boxes to dispose of moved in during the first week of August when the staff realized the garbage chutes would not work for such big moving boxes. Parking is just another issue since they just randomly assigned it and although it cost the same for everyone some people clearly got much better spots. But the real kicker is the cable situation because it is included in the rent and if that's the case I would rather have it not included because it is only 480i. I didn't even know that was possible with cable but it is and unfortunately most of the channels are fuzzy. Here it has just been one thing after another since I moved in and I have yet to see the luxury side of these apartments. When my lease is up I am gone as fast as I can pack my bags. read more

Generally unhelpful and rude staff. Several maintenance issues that took far longer than needed to be fixed including having a door that would lock. The construction is also TERRIBLE. Everything feels cheap and is already starting to fall apart after only 6 months of use. Walls are thin and can hear neighbors above and next store even when they are simply walking in their apartments. Finally, there is no cell phone reception in the building. Instead of being honest and offering to install boosters for residents they lied and said AT&T and Verizon had down towers in the area. In sum overprice for inferior quality. read more

I have never written a review on Yelp but my terrible experiences here urged me to write this. I agreed negative comments from other yelpers, especially the parts like "generally unhelpful and rude staff" and "the construction is also TERRIBLE" One of terrible examples: A resident who recently moved below me and did not understand its terrible construction kept complaining about sounds coming from my room. However, this is just because, as another review states, "walls are thin and can hear neighbors above and next store even when they are simply walking in their apartments" and literally I was SIMPLY walking. For credibility, I never experienced the sound complaints last year. However, its leasing manager kept emailing me about these complaints and did not show any attitude of understanding my argument and eventually put me a FINE(!!) by just stating that I am required to keep the noises low. As I stated, I was just SIMPLY walking. (Certainly, the lease agreement includes such a fine clause, but it is all about loud sounds like music, not about walking!) Considering these, I would recommend that if you are a kind of person who knows value of money and life, you avoid this apartment. If its business owner reads this, you should notice that your terrible stuff is eroding your brand equity and losing your customers who initially agreed to pay such a high rent. read more

These apartments are a far cry from luxury. There have been numerous problems since we moved in. First off, upon move in we had these conditions problems with things in the apartment: 1) All the cabinets were made of flimsy low quality material and had paint on them that can't be removed. 2) The ceiling fan was unbalanced and blades were chipped. 3) The wood floors were scratched from moving in the water heater. 4) The carpet was already coming up around the edges. 5) The Granite countertops were not sealed properly leading to staining. 6) Poor tv and internet quality (the internet still goes in and out) Those are just the problems from day one. Not to mention the erratic fire alarms (which as others say mostly happen at night), noise coming from everywhere (pool, hall, above, below) in other words they are not well insulated, and problems with the one elevator that is supposed to service 5 floors of people. The staff here seems to have been dealt a losing hand because all they seem to do is apologize. The club room always seems to be closed off when you want to use it, and there are no towels or disinfectant wipes to use in the gym. Parking is fifty dollars extra a month per car, and if you want a friend to come over that is ten dollars a night. Of course they are pet friendly cause that will cost you two hundred up front, and another twenty a month. Want to pay your rent online, that will be twenty dollars. They just sent an email saying "rent is going up next year, so lock in your rate now." Really? After only three horrible months of renting you feel like you can raise the rent. I just find it hard to believe that they will be able to retain people. For the price you can go anywhere else, and trust me you will be better off there. Really, don't rent here. read more

Great staff! Super dog friendly, willing to work with its residents! Very convenient to shops, dining, night life, and UVA North Grounds (law/darden). Short bus ride on the North Line takes you to central grounds and a variety of other locations. Loved living at the P@NG! read more

The reason I ask if this is the only offense is because I am currently a JD/MBA student enrolled in both Darden and the law school who lived at pavilion for three years. I should have moved sooner but promises of better management kept making me think I would avoid the pains of moving. I could not be happier that i made the decision to move this year and am no longer living in pavilion. During my time at the pavilion i asked the front desk multiple times how to make formal complaints only to be told this was still not a practice managemant was doing. I continued to keep my own list of complaints while i lived at the pavilion: 1. Maintenance a. Broken Toilet--submitted a maintenance request and three days later noone had been by to address this problem. As I live in a single apartment this meant I had no bathroom in my apartment for three days. This is supposed to be considered an immediate problem that would be fixed faster. I called downstairs. It was still not fixed for an additional 2 days making my apartment have no working bathroom for 5 days b. Broken Lock-- I had a guest visiting from DC. She was ready to leave on Sunday when we returned to my apartment and my lock was stuck. We asked front desk for help. They could not help us get in adn tried to call maintenace. Two hours later my guest had still not been able to leave and because her luggage was inside my apartment. Front desk could still not get in touch with maintenance. They offered to take the lock off of my door so that she could get in. This left my door with a huge hole in it that anyone could have opened over night because maintenance never answered. c. Broken in Apartment-- I returned from visiting DC to find that my apartment had been broken into and taco bell remnants were spilled and disbursed accross my apartment. When I went to the front desk they did not offer to help me and said the only thing I should do was call 911 as this was not a problem that they addressed. 2. Packages a. On three separate occasions packages were taken from outside of my door. On one of those occasions it was a package my sister had ordered to wear to a wedding she was attending in Charlottesville. The package was returned outside my door a few days later with the clothes tried on and the box opened. Front desk again declined to do anything to help me or alert people in the building that this was something that had hapenned b. The postal service put keys for my package in the wrong mailbox. I asked the front desk to help me as it was showing me online taht my package had been addressed via parcel key. The front desk agreed to look in the boxes near mine to see if they might have a key to the package parcel and to open those lockers to see if there was a package addressed to me. Five hours later I had still not heard back from the front desk. I was leaving town for the summer the next day and had ordered these packages for my travel. I went downstairs and the front desk told me they had decided not to do this because they thought it would take too long. I begged them to please check. They went to the mailbox room and realized the key was only one box away and this exercise could have been completed hours earlier. I know that Pavilion is now under new management, but I see the pattern of of treating residents as temporary continues since you plan to just get new residents not familiar with the area to move in each year persists. I left a curtain rod up accidentally. I forgot that it did not come with the apartment, I was not trying to deface the apartment in any way but new management still charged me even after bringing all of this to their attention. read more
