    Water intrusion in apartment that wasn't addressed for 5 weeks.

    It's a scam, y'all. The fire alarm has gone off countless times in the dead of night since I moved in 2 years ago, with no explanation from management or apology for the inconvenience. We have stopped evacuating the building and the fire department has stopped showing up. If there is an actual fire (likely, as the building is cheaply made), you are out of luck. A hole in my ceiling had water seeping into my apartment for 5 weeks; I reported it multiple times and it was only addressed when I withheld rent. Management has recently introduced a new package delivery "system" whereby they will throw your boxes in a random room, not tell you they are there, and simply shrug when things go missing. They have lost 3 of my packages since August. Finally, there is a security issue in the parking "garage". You will be charged for covered parking, but the structure is so near to collapse that water seeps through to all floors. Just this week, we had multiple vehicle break-ins that were not addressed by management or communicated to tenants. This place is a joke; you could live anywhere else in Charlottesville for far cheaper and have a much better experience. I encourage anyone considering this hellscape to take the reviews seriously and look elsewhere.

    A tragic misstep in apartment living. This place was built with good intentions but somewhere the train derailed. The place seems to have a long term vacancy of a property manager position. A 350 unit apartment building without a permanent property manager can turn into bedlam. The place is in shambles. The pictures you see on the website are when it was brand new and everything worked. Most things are barely hanging together. The construction of the facility is really new, within the last 3 years or so. The walls are starting to buckle on some parts of the building which were built within the last 12 months, which is not a good sign. Scary stuff when you think about it, its a 5 story building where the walls are starting to buckle. Some of the tension cables holding the 5 story parking garage intact are broken and one must wonder how many more will have to snap before the parking garage pancakes down. The trash chute installed for the building is way too small for a regular sized trash bag, so people just pile the trash up. So trash and the smells are difficult to keep down at this facility. Most of the building has not been cleaned since its creation. One constant source of conversation content here is, why do they not have enough staff to effectively clean the facility? There is never a job advertisement for the facility to have any cleaning or maintenance crew but the facility is filthy. There is one person cleaning the building where there probably needs to be at least 3-4 people to keep up with a 350 unit building. Cost cutting? Yes. Rent going up? You bet. Try about 87 dollars a year uptick in rent. The uptick in rent would be worth it if it was going towards the actual upkeep of the facility. The swimming pool this summer has been horrendously filthy. I used to manage a pool facility and can tell you that no one has cleaned the pool at the Pavilion since its season opening, or maybe even looked at it for cleaning. I have attached some pictures showing the sheer lack of chlorine or salt to sterilize the water (see pictures). Communicable diseases are a worry at this point, or maybe even a brain eating amoeba which seems to be common these days. Even though a pretty decent size pool exists at the facility. It is not usable. The gym is pretty good for an apartment building gym (one star for the gym). It's unfathomable to me that Peak Campus Student Management(parent management company of the Pavilion) is having this hard of a time effectively managing this facility. The irony of this place is that it is 7 minutes walking distance to UVA's Darden Business School where "managers are made", yet this place has a vacancy of a property manager. Any of you business graduates looking to cut your teeth on turning the Titanic around before the iceberg should apply to work at the Pavilion and your resume will have a monumental success story. Potential renters beware.

    Problems measuring when installing lights, clearly.

    I was shocked at the poor quality of this apartment building. The Pavilion has a reputation on UVA Grounds as higher-end graduate student housing for law and business school students, but I cannot possibly imagine how it acquired this reputation or understand the 5-star reviews here. This is the most cheaply-constructed building I have ever lived in. The photos do not reflect the level of quality of construction. While the lobby and common areas are quite nice, particularly the kitchen, with a snazzy coffee maker, oven, and dishwasher, the individual units are not up to snuff. The furniture provided is extremely poor quality. The couch cushions collapse under weight, and the bed is a metal frame with metal slats, topped by a three-inch pad. Extremely uncomfortable. The provided cable and internet are spotty and fuzzy. It would be far better to simply invest in your own. In the hallways, there is universal scuffing and large chips in the paint, the overhead lighting was not properly measured, and the ventilation throughout the building is extremely poor. The floors in each apartment are a tacky, faux-wood plastic, and there is no HVAC in each unit. The centralized air had a certain odor, and the air in the apartment always had a peculiar smell and was extremely humid, even with the fan on and turning down the air conditioning. The vent in the bathroom did nothing to remove the steam, perpetuating the humidity in the apartment. Within days, I was suffering from daily headaches (uncommon for me), digestive distress, and body aches. Upon leaving the apartment, I felt better within the first couple hours. When I was in the gym, I was appalled at the conditions of the air conditioning vents, which had large patches of mold and mildew growing out of them, very obvious to the naked eye. Given that there appear to be no HVAC units in each apartment, and the air is centralized, I assume that whatever was causing the mold in the gym was being blown throughout the whole building. It is nice that the building is pet-friendly, but it is extremely poorly kept and run-down. Under no circumstances would I remain in this building.

    do not move here do not sign a lease…read more I rarely leave negative reviews, but after moving out, I honestly feel people should know what they're paying for here before signing a lease. The rent at this complex is wildly overpriced for what you actually get. I paid around $2,200/month for a one-bedroom apartment under 700 sq ft, and it honestly felt more like an extended-stay hotel than a home. They raised rent repeatedly while offering almost no real improvements or amenities. The "amenities" are incredibly misleading. Carpet is literally listed as an amenity on their website, which says everything. When we first moved in, residents were told we'd have access to the basketball and tennis courts, but then access became restricted. The clubhouse was constantly unavailable after certain hours due to vague "paperwork" excuses, and the pool closed absurdly early during summer months. For the amount residents are paying, there is very little actual value. The buildings themselves are inconvenient and poorly maintained. No elevators, disgusting hallways at times, minimal privacy on balconies, and dog waste frequently left around the property despite the luxury image they try to sell. Management was another major issue. Some staff members were polite, but others came across as dismissive, snooty, and unwilling to listen to resident concerns. It often felt like tenants had no voice despite paying premium prices. The move-out experience was what finally pushed me to leave this review. I cleaned my apartment thoroughly from top to bottom because I specifically wanted to leave it in excellent condition. I was then accused of pet urine damage throughout the apartment, which is simply not true. Anyone who knows my dogs knows they are house-trained. It honestly felt like they were looking for reasons to keep deposits and charge additional fees. Also be very careful reviewing lease dates and renewal timing. The lease structure felt intentionally designed to push residents into paying beyond a standard month-end cycle, which can create extra costs when moving out. At the end of the day, replacing carpet between tenants -- especially in pet-friendly apartments charging luxury-level rent -- should not come as some shocking expense to management. That's part of maintaining rental property. Charging premium prices while cutting corners everywhere else leaves a bad impression. This place markets itself as luxury living, but in my experience it did not deliver luxury service, luxury amenities, or luxury treatment of residents.

    I wanted to simply remove my original YELP review of this place. I could not. So here it goes…read more My husband and I visited my son a lot because we all live in Cville. We loved where he was at Belvedere. Then the neighbor from down under moved in and made his life so unbearable, he was forced to move out. Such a shame that nothing was done and we were the bad guy in the situation. Too much noise with the footsteps on the carpet. Need to leave the pee in the toilet and not flush - ever because it disturbs the queen who lives beneath my son. Do not take showers at night or when it might disturb her because the pipes squeak. Anthony came to my son's apartment, checked everything out and NONE of this was happening. (the squeaks of the shower pipes, the squeaks of the toilet, the boards of the floor) There were things discussed that were going to be put in place to make it more pleasant for him to live there in peace. It never happened. She won!!. We have had to go through the pain of finding a different spot, and make all the arrangements of moving etc...... Leaving a place that was such a find we thought. So know this. If someone has a dog that continually barks like this woman did and NONE of us ever made a peep about this annoying thing - nothing will be done about it. BUT if you leave your garbage can out and it even LOOKS like it might be too heavy you will get slapped with a warning of a $50 fine. Such petty things that mean so much to this office, but the BIG disturbances mean nothing. BEWARE.
