However, if you ever have accidents happen and need them to take the responsibility, they would never be the person who help you solve the problem. All they do is making excuses and dodge responsibilities. 1. The first picture is what I found in my laundry machine on the first day I move in to Lark. The entire laundry machine stinks. I went downstairs and asked their front desk what can be done. Their first reaction is not an apology, instead, they told me without thinking that it is okay to throw my cloth into it and do laundry, my cloth would not stink. After the maintenance team came, they cleaned the laundry machine in 2 days for 4 times before it stops smell like dead fish. I'm not the kind of person who blame people for one mistake they make. Human are not perfect. I'm only disappointed on the horrible attitude their management showed me from beginning to the end. 2. They lost a very important package of mine near the end of my lease. It contains the key set to my new apartment and I have to pay $200 for the replacement. Their manager said she will take the responsibility and make things right. She promised to pay $100 to my Lark account. Two months past, I still never received the money, and their management team stoped replying my emails and phone calls. The package mis-delivery issue happened at least 3 times during my one year here. I've received other people's packages even when there is a totally different unit number written on the package. 3. I emailed the Lark team about my emotional support animal 6 months before my move out, and urged them 3 times for a reply, they never did. Instead, they still charged me for $120 animal violation fee at my final statement. After I showed them the emails I sent 6 months ago, and a letter of proof. They simply renamed the $120 animal violation fee to $120 deep cleaning fee. The logic here is, if I really should be charged for deep cleaning fee, the final statement in the first place should contains: $120 animal violation fee and another $120 deep cleaning fee. After I inform them once again about my emotional support, the $120 animal violation should be removed and have the $120 deep cleaning fee remains. I am happy to pay the money if it's legit, not when it's a game of renaming so that they can get all the money they want. I've paid all the $270 fees they charged on my account, never received that $100 refund for my lost package. I'm not here to spread rumors and anger, I'm simply here to state the truth and you all can make judgements by yourself. A good management team are not those who say sorry because you want to save faces, they say sorry because they mean it. And, Lark simply can not.

I was a resident of Steve Brown Properties, including Brownridge Terrace and West End Circle, for…read moreseven years. Unfortunately, my experience was incredibly stressful and often felt like an ongoing battle rather than a place to call home. Throughout my tenancy, I experienced persistent maintenance problems and poor communication. My experience closely mirrored another resident's review stating that "nobody was ever on the same page about anything." I regularly had to communicate with multiple employees who failed to relay information to one another, making even routine maintenance requests unnecessarily difficult. The buildings themselves also suffered from long-standing maintenance issues. The hallway air conditioning remained inoperable for years despite annual requests for repair. Each time I was told other projects had a higher priority, yet the issue was never resolved. Likewise, the entrance, lobby, and hallway lights remained burned out for months despite being reported multiple times. During a unit transfer, I was mistakenly double-charged rent and had to fight to receive a refund. After moving into the new unit, I spent approximately six weeks dealing with a broken dishwasher, microwave, and washer/dryer because the apartment had not been properly inspected before move-in. I also discovered black mold inside the HVAC closet. In a previous apartment, I reported an air conditioner that failed to cool properly for nearly two years, only to be told repeatedly that it was "working as intended" until it eventually failed completely. I repeatedly submitted work orders for broken blinds, but the requests were closed or downgraded without the repairs being completed. Management did not tell me they were waiting on replacement parts until about six months later, despite my repeated phone calls and emails. I was also billed an after-hours maintenance fee after reporting a fire sprinkler head hanging from the ceiling, even though maintenance determined the condition required immediate attention. Toward the end of my tenancy, a persistent low-frequency booming vibration developed throughout the building, severely affecting my ability to sleep. Although management attempted to locate the source, the investigation was limited to my apartment and the basement, while the rooftop mechanical equipment--a common source of low-frequency building vibrations--was not initially inspected. The issue remained unresolved, and during one of my follow-up reports, I was yelled at by a member of the maintenance staff. Although West End Circle and other Steve Brown properties have attractive buildings and good locations, I found that many maintenance issues remained unresolved for extended periods, and communication was consistently poor. Because these conditions were significantly affecting my health, I submitted medical documentation supporting my disability and requested a reasonable accommodation under the Fair Housing Act. During a phone call, I was told management had approved a mutual lease termination, and I signed a lease elsewhere in reliance on that representation. The agreement was later withdrawn, and I was required to proceed through the standard re-rental process. I learned the hard way not to count on their word alone. Get every important agreement in writing before making major financial decisions. After seven years as a resident, the cumulative effect of the unresolved maintenance issues, poor communication, and handling of my accommodation request took a significant toll on my health and family. Looking back, I regret staying as long as I did. I should have recognized sooner that my concerns were not being taken seriously or treated with the respect they deserved. I hope this review helps prospective tenants make an informed decision. Every person's experience will differ, but this reflects mine after seven years living at Steve Brown Properties.

I've stayed at two properties owned by Steve Brown Apartments. What was common between them was…read morethat there was dog shit everywhere which was never cleaned up. Occasionally they will send an email reminder for residents to clean up after their dogs. This is not enforced. This sucks because there's lots of grass everywhere that could otherwise be useful. The internet is also terrible. When it's connected, it's fine, but that is a rare occurrence. It's like built-in internet across the building through a third party company that's included in your rent. It's down for at minimum an hour per day, so you can't reliably work from home or play online games or anything like that. When i first moved in, i would call this third party (Steve Brown won't help you) and ask about it, thinking it was just me, but eventually i realized it's just a part of living here. There is no leasing office on site at either of the properties where I lived. This became an issue when my and several of my neighbors' key FOBs stopped working one day. I discovered at this time that other people had keys to the stairs, which was a surprise to me, because they told me directly that they could not give me a physical key to get into the stairwell from the outside -- so all i had was the FOB. The main line was closed because it was after hours, so i had to dig to find the emergency maintenance line. They told me they would dispatch someone and call back within 10 minutes to follow up. They never called back. No idea if I would have been left out had my neighbors not let me up the stairs with their special secret keys, but the solution for the next few days was to just leave the front door to the building unlocked until it was fixed. The parking at the Mill District is terrible, and it got worse when the Ian's Pizza opened downstairs. Though there is a sign that says "residents parking only," there is no reserved parking or tag to indicate you can park there, so it's unenforceable. When I moved out, I accidentally left food in the fridge. I actually wanted and meant to take the food, so like, it was actually an accident, and it wasn't even spoiled or anything. It was like condiments and stuff. Otherwise, I spent hours cleaning the place. Apparently the ketchup bottles must have been hell to throw away for them, because they charged me in addition to my security deposit, and threatened to send me to collections if i didn't pay it. The picture of the fridge was literally all they sent me as a reference for why i owed them a cleaning fee -- like they didn't even claim the whole place was a mess, they literally just sent me a picture of the fridge and said you owe us money for cleaning this, I'm not even kidding. otherwise the place is pretty nice tho and they tend to leave you alone, so 2 stars i guess.

I would really only recommend this place for people who come from very wealthy families to afford it. It is certainly overpriced, despite the great location. But it would be better if the workers/managers did actually show any form of sympathy while "helping" you with your questions/concerns/issues. There's been many times where I have talked to someone in the office and they said that they would call or email me back that day regarding the inquiry and I wouldn't receive anything until I emailed them multiple times, days later. Or if they say that they will email you the information that evening, and then you bump into them at 9pm at the door, they just look down and pretend you're not there so that they don't need to be reminded that they didn't do their job. It's just very disheartening to pay a fortune to live in a place that was very well-marketed, but doesn't extend any limbs to their residents that have concerns. The rooftop is amazing and the view is breath-taking. I'm in love with the fitness center that they have. The New Here Coffee shop and study spaces on the 1st floor are a go-to for me. I would've loved to come back next year but they don't treat their residents & future residents that well, which is a shame. Just corporate-run properties for you.

There is a dining hall but it's cafeteria food - I only ate there for breakfast since it was included, and there are great restaurants and cheap food carts very close by at Library Mall. They are super tiny and I guess that's why I gave it four stars. The location of it is perfect; it's right in the middle of everything, which makes it really convenient. It also has a convenient store and cafeteria on the first floor. One really neat thing about chad though is that it's run by the students. Students basically operate the convenient store and the main desk and are on the custodian team. It is pretty neat! They also don't have to check people in or anything like that since you need a key card to get on the elevator anyway. Overall, I think chad is pretty nice.

They have small single, large single and double rooms. The chef's cooking is pretty decent, but it gets old fast and near the end of the semester, she was barely there. It's a great place for diversity too: a lot of Chinese and Korean girls tend to live here. However, you're required to do one house and kitchen duty a week, one spring cleaning, and one "event." I didn't think this was too bad considering the rent was super cheap as a result, but if your building managers are more uptight, this may be something to consider. The main problem I had with this place was that many of the girls were lazy and catty; you may not have that problem, but if you weren't in a certain manager's good spot, you could be overlooked in a duty and that might result in a fine. I'd never live here again, but it wasn't the worst experience one could have when going for university-based housing.

I live in Zoe Bayliss currently, and I love it here! Many things have changed in the 7 years since…read morethe last review was posted. We have a new chef who cooks everything from scratch (rather than using frozen meals), and he switches up the food more too. The officers have changed too, and they are much more forgiving about work duties. Pros: Meals are included in rent which saves a lot of time and money. About half the students are international, so the diversity is much better than in the dorms. The girls are studious and quiet. I've found that because I don't have to worry about cooking food and the community is so studious, it's easier to focus on my schoolwork. Cons: It's clean but not "pretty" or "modern" inside. Also, only about half the rooms are singles, and the other half are doubles, so you have to sign up early for a single. The double are dirt cheap though. It is a co-op, so if you want a modern apartment or your own kitchen and bathroom this might not be the place for you. But if you like living in a community and don't mind a making a couple tradeoffs (2 hours of work duties per week) to have meals cooked for you, cheap housing, and a good location, this is the best value student housing in Madison.

Additionally, I have to live down the hall from Tom McDevitt, and he's psychotic and won't leave my room. I would recommend the A tower over the B tower. A bonus is the mattresses are quite waterproof. 7/10 would recommend this dormitory to a friend.
