However, if you ever have accidents happen and need them to take the responsibility, they would never be the person who help you solve the problem. All they do is making excuses and dodge responsibilities. 1. The first picture is what I found in my laundry machine on the first day I move in to Lark. The entire laundry machine stinks. I went downstairs and asked their front desk what can be done. Their first reaction is not an apology, instead, they told me without thinking that it is okay to throw my cloth into it and do laundry, my cloth would not stink. After the maintenance team came, they cleaned the laundry machine in 2 days for 4 times before it stops smell like dead fish. I'm not the kind of person who blame people for one mistake they make. Human are not perfect. I'm only disappointed on the horrible attitude their management showed me from beginning to the end. 2. They lost a very important package of mine near the end of my lease. It contains the key set to my new apartment and I have to pay $200 for the replacement. Their manager said she will take the responsibility and make things right. She promised to pay $100 to my Lark account. Two months past, I still never received the money, and their management team stoped replying my emails and phone calls. The package mis-delivery issue happened at least 3 times during my one year here. I've received other people's packages even when there is a totally different unit number written on the package. 3. I emailed the Lark team about my emotional support animal 6 months before my move out, and urged them 3 times for a reply, they never did. Instead, they still charged me for $120 animal violation fee at my final statement. After I showed them the emails I sent 6 months ago, and a letter of proof. They simply renamed the $120 animal violation fee to $120 deep cleaning fee. The logic here is, if I really should be charged for deep cleaning fee, the final statement in the first place should contains: $120 animal violation fee and another $120 deep cleaning fee. After I inform them once again about my emotional support, the $120 animal violation should be removed and have the $120 deep cleaning fee remains. I am happy to pay the money if it's legit, not when it's a game of renaming so that they can get all the money they want. I've paid all the $270 fees they charged on my account, never received that $100 refund for my lost package. I'm not here to spread rumors and anger, I'm simply here to state the truth and you all can make judgements by yourself. A good management team are not those who say sorry because you want to save faces, they say sorry because they mean it. And, Lark simply can not.

We could not even sign the lease until they approved, but they were able to increase the rate 2 times for a total of $40/month. Asst mgr 'Sanchez" said they won't honor the original rate even though we could not sign until they approved. They also said in the beginning that they would waive the $200 admin fee but that was also included on the documents and they said just sign and we'll see what we can do. Yeah, no thanks, and told them we will take our business else where. Renters beware of bait and switch, if this is how they treat you before signing i don't want to find out what it would be like after you signed.

When I had to catch a flight soon after the lease signing deadline, both Larissa and Megan helped me get through everything as fast as possible. They have both gone above and beyond and are great examples of why SBA is the only company I'll lease with in Madison.

    STAY AWAY FROM THIS COMPANY…read more In the spring time every year I check my ac to see if it works the first hot day of the year. every single year they have had to send someone out to check it because it doesn't work. this year I put a request in to have it checked out in April 14th of 2024 it took them 10 days to come out. then may 05th comes around I put in another request because nothing has been done which is also ignored. I put in a 3rd request on May 14th. then all 3 requests are all canceled. I send a message to the property management to call me. no response. it is now may 18th and it was 87 degrees today and my house is at 85 degrees at 10pm and I cannot sleep which is why I am currently writing this review while I should be sleeping. I cannot sit by and pay 1260 a month for a company that will not respond to my normal maintenance requests. this is rediculous and I am hoping someone high up sees this review and I can finally get my ac fixed. If I could give them 0 stars I would. The maintenance team is absolutely a joke. I had to send atleast 10 maintenance requests for a simple I have no hot water complaint. Well after 4 visits I had to request an outside company to come take a look at it. Took them all of 30 seconds to say it needed a new hot water heater and softeners. I had to make 2 more requests after to get them to replace it. Then the company spilt water all over the carpet and broke the doors for the closet the softener was in. Which was in my 5 year old sons bedroom. The maintenance department decides a shower curtain is acceptable as a closet and didn't clean up the spilt water softener salt In there that they spilt. Be prepared to spend over 1200 a month in rent and if you have any problems with the apartment good luck getting them solved and without being super ghetto repairs. Sincerely, Very unhappy renter

There was…read moremore of an issue with the way the company is run, and I understand that it's just a corporate-run space like the other properties of Core Spaces. I would really only recommend this place for people who come from very wealthy families to afford it. It is certainly overpriced, despite the great location. But it would be better if the workers/managers did actually show any form of sympathy while "helping" you with your questions/concerns/issues. There's been many times where I have talked to someone in the office and they said that they would call or email me back that day regarding the inquiry and I wouldn't receive anything until I emailed them multiple times, days later. Or if they say that they will email you the information that evening, and then you bump into them at 9pm at the door, they just look down and pretend you're not there so that they don't need to be reminded that they didn't do their job. It's just very disheartening to pay a fortune to live in a place that was very well-marketed, but doesn't extend any limbs to their residents that have concerns. The rooftop is amazing and the view is breath-taking. I'm in love with the fitness center that they have. The New Here Coffee shop and study spaces on the 1st floor are a go-to for me. I would've loved to come back next year but they don't treat their residents & future residents that well, which is a shame. Just corporate-run properties for you.

    I live in Zoe Bayliss currently, and I love it here! Many things have changed in the 7 years since…read morethe last review was posted. We have a new chef who cooks everything from scratch (rather than using frozen meals), and he switches up the food more too. The officers have changed too, and they are much more forgiving about work duties. Pros: Meals are included in rent which saves a lot of time and money. About half the students are international, so the diversity is much better than in the dorms. The girls are studious and quiet. I've found that because I don't have to worry about cooking food and the community is so studious, it's easier to focus on my schoolwork. Cons: It's clean but not "pretty" or "modern" inside. Also, only about half the rooms are singles, and the other half are doubles, so you have to sign up early for a single. The double are dirt cheap though. It is a co-op, so if you want a modern apartment or your own kitchen and bathroom this might not be the place for you. But if you like living in a community and don't mind a making a couple tradeoffs (2 hours of work duties per week) to have meals cooked for you, cheap housing, and a good location, this is the best value student housing in Madison.

They have small single, large single and double rooms. The chef's cooking is pretty decent, but it gets old fast and near the end of the semester, she was barely there. It's a great place for diversity too: a lot of Chinese and Korean girls tend to live here. However, you're required to do one house and kitchen duty a week, one spring cleaning, and one "event." I didn't think this was too bad considering the rent was super cheap as a result, but if your building managers are more uptight, this may be something to consider. The main problem I had with this place was that many of the girls were lazy and catty; you may not have that problem, but if you weren't in a certain manager's good spot, you could be overlooked in a duty and that might result in a fine. I'd never live here again, but it wasn't the worst experience one could have when going for university-based housing.
