Mike Smith of the company inspected the issue proposed a fix that included a drainage system and sump pump. He also assured me that they could take care what ever issue they may find down there. His estimate was very reasonable. The work started when they said it would. WHAT A WEIGHT LIFTED FROM MY SHOULDERS. When the three man crew arrived and introduced themselves and the supervisor outlined what they would be doing and when they expected to complete the job. The supervisor, Efrain, and Salvador and Eddie gave me confidence I was in great hands. Now this is something you hardly ever hear anyone say anymore; but I have never seen three men work so hard and professionally as those three did. Efrain kept me totally abreast of the progress with before and after videos. I know I have restricted myself in the past to restaurant reviews as my wife and I are foodies. But I learned there are "artists" in other fields of work as well. Swain Co and their people are one class act as ND I would hghly recommend them for any crawl space, foundation or basement issues. You won't see them advertising on TV like other companies because they don't need to. Word of mouth by previous customer service have kept them very very busy.

So a 1-day job that started on July 20th didn't get done until August 1st because they kept saying the crew was coming on a certain date/time but nobody would show up, so I'd contact the office again and they'd say the crew was coming but nobody would show up, and when the crew did finally get back here they had been told that we had removed a bush that was in the exact spot they needed to put a drain BUT NOBODY HAD MENTIONED REMOVING A BUSH TO US! And, once again, the crew couldn't get in contact with the supervisor! When he did finally talk to a supervisor they asked him if we wanted to have the drain set up in a different way that would mean the job got done that same day BUT their warranty would be invalid!! UM NO are you serious?! Absolutely asinine way to do business, I am shocked that they still get customers at all! So yeah, nobody from the office had called after the first appointment went awry to explain the situation and what they would be doing to fix it, nobody called when we had complained of the lack of communication to explain what was going on, but you can be SURE they billed me immediately after the job was finally done! No delays or waiting around to hear from their billing department haha. We will take our business elsewhere next time we need work like this done, for sure.

Early the next morning, I had a message from Adam B. Once I got to work, I returned the call and quickly described my issue and what I believed it to be. The first available appointment wasn't until Monday (it wasn't urgent, so I wasn't worried about going the weekend). I got my timeframe. I had a couple other appointments that day, so I ended up taking the day off so I could easily be available. I immediately liked that they told me who would be arriving - AND that was who arrived. I also liked that they use a customer portal that allows you to have some security if you pay online or to review your records. Christian arrived (there was one other person with him). It took him a couple minutes to diagnose the issue he believed it to be, and it took him not a lot longer to determine that diagnosis correct. He quoted the price, I agreed, and he got to work. After finishing the work, he determined the original issue I'd believed it to be wasn't quite needing to be addressed (but will be in the near future). We discussed options, including ways I could save a bit. Christian was personable and explained things in a way I could understand. The issue was likely caused by me, but he managed to avoid using the word "idiot" at any point. The repair was done in a timely manner. The price ended up being a bit lower than quoted. I appreciated his honesty as he very easily could have pointed me toward a repair not needing done yet. It also became obvious the last person I'd used had really only done half the job. Everything has worked beautifully since Christian finished. There are likely a couple more projects I'll tackle in the near future, and I won't hesitate to return to Grateful Plumber. The housecall was $59, but that was credited toward the repair once I decided to have them do the work. Friendly employees. Good follow-through. Fair pricing. Quality work. Problem solved. That's 5-star for me and another winner for Yelp's project feature.

I called the grateful plumber as soon as I had a chance , because of everything that is going on. The voice mail said that cancellations done in less than 24 hours would still require the service fee. Our project involved replacing a front walk that had previously been lifted using an injection method from another company. That repair failed because of issues with the base. Silver's removed the fallen walk and broken bricks, rebuilt the base properly, and tied the new step and walk into the porch. The seam is clean, flat, and solid. They also replaced several shattered sidewalk panels and tied them into the existing panels with rebar. Both the immediate cleanup and the follow‑up cleanup after removing the barrier were thorough. I searched for a contractor to help me get the properties fixed and rented out so I could finally make some income. I found a Val here on yelp and we began to communicate. Since the very beginning Val has been responsive, kind, understanding, knowledgeable, professional and attentive. He provided me with estimates for work that need to be done and we went forward. The properties were rehabbed thanks to Val and not only did it and there. Val went out of his way to meet with potential tenants to show them the properties during the day while he was working on other projects for other customers. He must've showed those properties to a couple dozen people and eventually he helped me decided on tenants. Val even helped me find a good lease agreement. Does it end there? Nope. Val continue to help me and get the lease agreement signed by the tenets. He mailed me lease agreements, first months rent and deposits through money orders in the mail. That's it's right? Again no. Doesn't end there. Soon after the property is rented out small issues came up with tenets mostly regarding the plumbing. Val was quick to show up to the properties and take care of the issues. Of course none of this was free, but was it worth what I paid. Absolutely. Now is this the end? No. After this experience with Val I have decided on one thing. I will continue to invest in properties in Indianapolis and I will only work with Val. He is a one stop shop and I know that working with him I will be OK. Val thank you my friend for all the work you have done for me. You are a great contractor but I consider you an even better friend now.

I contacted Val who immediately got back to me, did research on the property from the listing photos, and diagnosed the problem instantly. The next day, I got an estimate much less than another company's, and Val was continuously in contact with me at all times. We scheduled to do the gutter replacement about a week after the first conversation, and his crew arrived on time and got the work done without fuss. But here's the best part: not only did he look at the roof for me because I told him I was concerned about my inspection report's inadequacy, he surveyed almost everything on the exterior of my house. He identified roof issues, vent issues, pointed out rot, noted where things were installed cheaply, etc. He didn't pressure us into any work, he simply laid out the things my inspector should have caught, sent me pictures, and gave me advice for how and when to address some of the issues. He was honest in explaining much of this is on our dime. He was also frank in saying the inspector should give us the extent of the money laid out in the contract because he did such a poor job. He also was clear in that so long as I don't have stains on my ceiling, it wasn't an emergency, so I didn't feel pressured, I felt educated. I'm going to fix this house. I'm going to use Val to get it done. If I were you, I'd use him, too.
