What really stood out to me was how the management handled situations with professionalism and understanding. When I had a concern near the end of my lease, the team took the time to speak with me and work through it in a fair and compassionate way. That level of customer care really meant a lot. Overall, I truly enjoyed my time living here and would definitely recommend Filament to anyone looking for a nice place to live with a responsive and supportive management team.

But within a few months, the real quality began to show--and it was extremely disappointing. The walls might as well be paper, the bathroom fixtures rusted after the very first shower, and the building is so poorly constructed that the laundry door gets stuck if opened too far. Our balcony door eventually wouldn't even lock because the doorframe shifted. These are not small issues--they are signs of bad construction and poor oversight. Parking is another nightmare. It's very clear that they did not plan for the number of tenants living here. There are far more paid spots than regular ones, which means you're essentially forced to pay extra to park near your own building. Off-leash dogs run around constantly, and no one enforces the rules. The gym looks nice--but good luck using it. Residents frequently bring in outside people to train there, making it overcrowded to the point where you have to leave and come back hours later just to exercise. But the worst experience by far has been management. After moving out, I received a final statement directly from the apartment--with payment instructions and an itemized bill. Shortly after, I received another final statement from Avenue 5 with a higher amount, including charges for lock changes, which are not stated anywhere in the lease as the tenant's responsibility. On 11/20/25 at 11:45 AM, I physically came to the office with a cashier's check ready to pay and simply ask about the discrepancy. What I got instead was a game of avoidance. I was told to wait for the assistant manager, who then refused to speak with me after being told I was there. I was promised a call and never received one. I had to follow up the next day just to be told she wouldn't be in until Sunday. Sunday arrives--she tells me she's "new" and that I'll have to wait until Monday to maybe get an answer. In the end, I was just told to email Avenue 5 billing--as if none of it was their problem. This is not how residents should be treated. I came prepared to pay, in person, with all documentation. Instead, I was passed around, ignored, and met with zero accountability. Jasmine Patel in particular showed unprofessional conduct and a complete lack of urgency in resolving the issue. This apartment complex looks great from the outside--but if you actually plan to live here, be prepared for poor construction, terrible parking, unenforced rules, and management that will go out of their way to avoid helping you. I would not recommend this place to anyone.

These…read moreapartments are absolutely gorgeous me and my husband moved from San Diego to Dallas and these apartments were the first ones on our list out of five... we went around 9 o'clock pm just to see the neighborhood and people were riding their bikes around the lake and when we drove into the complex there was a lady walking her dog, she was super friendly and assured us this is the place to move...we had a chance to visit 3 other apartments on the list and none even compared to white rock villas.... Next day we went to the leasing office and Deanne was super friendly and provided us with refreshments... we gave her an idea on what type of apartment we were interested in, she had a couple apartments for us to view. She was able to help us find the best apartment based on our criteria... the application process went smooth, we didn't have to jump through Hula hoops.... We we wanted to start the lease about a month and a 1/2 from our application and was able to do so... We signed the lease for MAY 9 2020 when me and my Husband arrived back in Dallas from San Diego Deanne and Shelley made the transition so smooth from the time we applied in March all the way to move in date... everything in the apartment was spotless and working properly... So grateful to have Deanne and Shelley working in the office... Even with COVID-19 happening they made sure our transition was smooth and made our safety a priority... Pros: Gated community Nice Neighborhood Chic-Fila and Sonic walking distance!! I wanted to be near White Rock Lake, wanted a 1st floor unit with an attached garage and someplace that had nice amenities. My apartment was immaculate when I moved in. Updated cabinets and granite counter-tops, crown molding, wooden shutters, ceiling fans, etc. There is even a "virtual concierge" now so you can pick up your packages even when the office is closed. Love that is VERY dog friendly - and have met some really nice new friends via walking our dogs. The property is very well maintained, and any maintenance request I turn in is acknowledge within 24 hours, and then we set up a time that works for both of us. The maintenance crew is excellent. The ladies in the leasing office have been wonderful to work with. I just renewed for another 13 months!

    This is a horrible place to live. The property itself is decent but the way it is managed makes…read moreyour life hell. They treat you like you don't matter and do nothing/absolute bare minimum to improve your experience. The lady at the front office seems/sounds nice at first but is the worst leasing agent to have ever been here so far. I have stayed here longer than I should have because my son is disabled and there is family close by. For example, in the middle of Texas summer with triple digits outside, the AC went out and it took them two weeks to get it fixed. I called every day and they blew me off. No window unit, nothing. Another example - the covered parking that I pay for was old and rusty. It snowed one February and the parking roof collapsed onto my car. After they knew what happened, they didn't say anything to residents and another covered parking structure right by this one collapsed, too, a couple days later and those residents' cars were damaged. They told residents to submit estimates for the damage but changed their mind at the end and didn't want pay anything. They didn't even pay my deductible which was much, much less than the total. I could go on and on about these awful experiences with them (like when the leasing agent told me it's only an emergency if it gets above 85 degrees in here or when she said it's too bad if the power washers pour water into an open window) but the message is, "don't move here unless you absolutely have to."

Their friendly service and location made it an ideal place for me to move to. Post move-in: Though this is my first week living here, I can say that many of the neighbors are friendly. Though the halls between apartments need some cleaning (due to trash and accidents from pets), a majority of the residental areas are clean. I think this will come in time as more residents move in. Maintenance Team: I can't remember the name of the individual who assisted me but I was extremely gracious that he was able to help ASAP despite putting a request the night before. He was friendly like a lot of the workers here at Alta SC. Overall: The people in our community really make a difference! Customer service is second to none.

On 02/01 I had an issue with my checking account on the renters app. Soon after I notified the property management team via email, I was contacted by Kelly, who understood every detail regarding the processing issue and even reached out to the app IT team. We managed to get everything sorted out in order to avoid any late charges. I really appreciate Katlyn and Kelly for following up, being responsive and awesome customer service! Thank you

The only time you can speak to someone is to go to the office. The phones are AI so there is no one to talk to. Emails are AI too. Maintenance staff is great! I had several plumbing issues but anytime I called, they took care of it within hours. The pools were closed for a good part of the summer '25 but I never used them or the other facilities so not too much to say about them. My building is quiet and I got lucky with quiet neighbors too. I just attended my first community event that Lizzie and her husband put together, it was well done and I won a prize! I feel safe when I go in/out at different times but I heard about some car breaks recently. The security gate has been stuck open on weekends but the gates don't really deter crime anyway. Expect to have a very high water bill ($65-$190) due to allocated water and Garland's decision to overcharge for water so they can make a profit (this is what I was told by them when asked about the increase in charges). That's not Stoneleigh's fault but just FYI. Basically, this community was probably fabulous when it was new but now is showing some wear and tear.

We upgraded to a larger unit the 2nd year and everything changed. We had a severe roach problem for the first 6 months we were there. The first roach we saw was when we entered the unit right after getting our keys. The women at the front desk told us repeatedly that the roaches cannot be prevented because they come from the nature preserve. HUGE wood roaches. There seems to be a way for bugs to enter the unit and we couldn't find it. Maintenance here is also kind of lousy. There were multiple times that the maintenance workers either broke something in my unit while fixing something, or made odd remarks that were honestly rude. Mold at this complex is also out of control. So severe that you will get mold build up next to all of your vents, and if you clean it it will come back again. The first unit we lived in we had to remove every vent and scrub them with bleach, and they had to send a third party business to clean our vents. The second unit we lived in was the same issue, but we didn't want to have the cleaners come out because they got paint all over our stuff last time. The unit felt humid and wet and smelled like mold a lot of the times. The staff is also pretty rude and incompetent but that is typical for most apartments I guess. Jessica (I believe is her name) is so rude and hard to work with. It is nearly impossible to get through to them by phone call because they use this AI system that answers the phones for them and is pretty useless. Jessica made is incredibly difficult to complete our renters history check with our new apartment and it took repeated phone calls to make sure she did her part, all while she was extremely rude and defensive, it was very odd behavior.

For example, they put classical music on the TVs when you first walk into the room. The TVs are awesome as well! My friend and I played switch the day I checked in. Everything was easy to setup and very accessible. Best part about the room has to be how large it is. It easily has as much square footage as a single bedroom apartment. The staff are extremely helpful and super friendly. The whole hotel is very modern and new. The rates are very good value and I highly recommend giving them a shot. They even have reduced rates for stays longer than a week!

The main difference is the customer service, the above and beyond attitude they have which makes you feel so welcome! Amy was the person at the desk who greeted us with such open arms and personality! Super friendly, great honest smile, she created a very memorable experience as we were checking in! She made sure that we were able to get the best pricing available in a fast , courteous, efficient way possible! We love Amy and will always remember how awesome she is!!! The customer service from every single staff member is extremely above and beyond! When they see you, they don't go without greeting you, asking if everything is good? How was last nights stay? Is there anything you need or have questions about? They don't go without wanting to make your stay everything you don't expect!!! I know because I've been in customer service for all my career! It's hard to find even the slightest smile and acknowledgement from employees these days and their kindness and service is a real breath of fresh air! It's your apartment for the time of your stay, you can request room services or you don't. They provide a full kitchen (full sized fridge, oven/stove, microwave, toaster, coffee pot, utensils, glasses, wine glasses, dinnerware, cutlery, trash bags, rolls of paper towels) full nice bedroom with storage, full bathroom with some storage, also a full washer and dryer in each unit! Dining table, couch, chair, rugs, art, lamps. Very comfortable! Pool! Computer to use and a great complimentary self serve coffee bar! With a 3 night stay they off you free grocery delivery (you are issued credits you apply to groceries from Albertsons through their website) it was very convenient as it came the very next morning! We are very easygoing and understand that others that may be staying can be very disrespectful no mater where you are. It's easy to overlook those kind of jerks when you have a place like this to come home to and everyone that works there is phenomenal!! I will definitely suggest this place to everyone I know who will be traveling and in need of a great place to call home for a while!!
