I accompanied my friend to the lease office to help her as an interpreter because she doesn't speak English. They rented her an apartment where there are cockroaches, the soap dish in her shower is broken, and worst of all, her bedroom window is broken to the point that when it rains a lot of water gets in and it is very dangerous because the apartment is located on Galveston Island where the danger of strong winds, rain, and hurricanes is obviously latent. The maintenance staff finally after many times of my friend reporting to the lease office all those inconveniences were supposedly to repair the soap dish, they were rude and threatening against my friend who was on the phone with a client because she works from home and the maintenance guys were making too much noise and she asked them if they could please come back later because she couldn't hear her client and that's when they treated her badly, which is too wrong first because she is a tenant, she is a lady and she is 65 years old. My friend needs to leave that apartment first because she doesn't feel safe and is scared because of all this and everything that happened and that still hasn't been resolved. My friend then decided to go to the office to give the 60-day Notice to Vacate because they haven't fixed the soap dish, nor have they fixed the window that they supposedly hired a specialized company to do, nor have they fumigated to get rid of the cockroaches. And she feels very unsafe in that apartment where she's been for two months, and despite the fact that the apartment is not in good condition and after everything that happened, they want to make her pay a fine, and not even the property investors have responded to her logical requests in the case. After all this, the manager told her that she would look into the possibility of my friend not having to pay the fine and my friend asked her if it would be possible to cancel the Notice to Vacate if the manager could not get her to not pay the fine, the manager told her that it would be possible to cancel it and my friend insisted that she does not have the money to pay the fine, but the manager did not respond if she managed to get my friend not to pay the fine, then my friend sent a letter where just as the manager told her, she decided to cancel the Notice to Vacate, but after several days and almost reaching the time limit of the Notice to Vacate, my friend has not received a response from the manager as to whether or not she managed to get my friend to not have to pay that fine or any other response. I hope that in the end my friend does not come out more harmed.

I have lived here a few months now and so far it has been a wonderful experience!! I leased a small apartment here on the Island to have a place to stay when I am working down here. I didn't have the highest hopes for what I was going to find in my budget in Galveston, but this place is amazing!! The management was very friendly and helpful. Krystal happily showed me almost almost every available unit and helped me decide on the right one. I love the pools and the lake is gorgeous! Apartments like these would lease for 5 times this price in any other major city. Beats my over priced Houston Bungalow all day long lol ;)

We have lived here for a few months and can't wait til our lease is up. It's just not worth the money. Plus, you can never get a hold of anyone. We had a problem with our stove not working along with other small things that need fixed. The next day I come home to find that they had already been in our apartment without letting us know. That really freaked me out. Plus, it would have been nice if they would have called us first so they could have fixed everything else. Everyone I talk to that lives there hates it as well. Plus no one cleans up after their pets. That's not their fault I know and they have PLENTY of dog clean up stations that ALWAYS has bags in them. We have a hard time finding a parking space too. You can just tell that past tenants just trash the place, I wish they would invest some of that money back into the place. We moved here from out of state and I really wish we could have seen it before we moved, because the bathrooms are just nasty. It does have an amazing view so that makes up for some things, but not all. They say that you have a gym membership included in the rent, not really the case. They have 10 passes for everyone there, my guess is about 1000 tenants and then you have to go to the office, sign it out, and then bring it back, but they are NEVER open!!! I also had some issues with not getting all my mail. I stopped in the office to pick up a package and they gave me another package that has been there for MONTHS without a call or notice. Not to mention the package EASILY fits in out mail box. If you have a problem don't go to the young guy that works there, he is usless and is always on Facebook. The other young girl is always poliet and helpful..... when they are there.....

Great place. Take care of any concerns ASAP. Front office people are always friendly. They keep the grounds clean and trash picked up.

We rented 16603 Jamaica Cove Rd. Jamaica Beach, TX right outside of Galveston…read more Likes: House was on canals connected to the bay. Included two kayaks the kids loved. We could fish right off the back dock, and there was a nice covered lounging area on the deck above the dock area. House was clean and in good order. Contained a full size washer and dryer. Fence allowed us to let the pug run free. Dislikes: Downstairs (2 bedroom, washroom with dorm fridge, bathroom) is DETACHED FROM UPSTAIRS (2 BR, 2 bath, living, kitchen). This was not clear from the marketing statements. Downstairs is poorly air conditioned. The small unit in the front downstairs BR never really cooled anything. We resorted to buying two box fans. Downstairs BR with 2 bunk beds contained a ceiling fan we considered dangerously close to the bunk bed ladders. Dryer would never shut off via timer. Had to be manually stopped by opening the door. Overall Thoughts: We enjoyed our vacation and the house. If the cooling and detached levels issues were not present this would have been at least 4 stars.

i'd like to introduce myself, so to speak. i own rental property in galveston county. some say…read moremore than a sane person should. and after 35 years or so running my own rental office (for my own properties), i woke one morning and realized was more likely as not a certified old fart. even more than that, i finally recognized i didn't care to do this anymore. furthermore, it would be ok to at last have a little fun and, even further, spend some of my son's inheritance at the same time. so i looked at management services close by. seems i know most of the folks that do this sort of work around here (after all, i wanted their renters and they were after mine). but this outfit was new to me, so i decided to look them up. my aforementioned son was kind enough to help. we went to the fount of all knowledge- aka google. g had 3 glowing reviews and one scathing for this outfit. there was something that did not seem right to me about this, so i pulled up the names( google lists full names) of all four reviewers in the real property records for galveston county. guess what. none of the glowers own any property in our county. mr. negative actually does. if there is a moral to this short story, i will quote the words of my dearly departed dad: his lesson to me, succinct as always: trust everyone son, but first be sure to cut the cards. now i gave up trying to give advice long ago. got me in more trouble than was called for and as near i recall little thanks at all. but as in most endeavors you might just consider cutting these cards. so if you should be looking for a little help with a rental in these parts and if you find yourself with some idle time, do what they call some due diligence. but please never misconstrue any of this advice. just think of it as food for thought.

Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Do NOT use this company to list your property. We used GBR for 1.5 years and Susan, the owner,…read moretried to lie about stays where people were staying at our property (and we had proof of it) but she claimed no one was there when we didn't get any income for the stays. We reached out to her 12 (current and former) clients via an email distribution list we were on for her and 4 of them responded to me that the same thing had happened to them. She will not let you access any details from your listing on AirBNB... when we asked for screenshots/confirmations of our bookings, she said she'd let us view them, but then would not send them and would not give permission for AirBNB to let us to view them. When we left her to a much more reputable company, she lied about existing reservations that were on our account and asked us to pay for cancellation fees on reservations that didn't exist. She told us she'd do tax statements, but didn't do them. She has lied and stolen from so many people that we had to get an attorney to send a demand letter to her. I would stay as far the heck away from this person as possible if you want someone honest/trustworthy renting your property. We switched to another property management company in Galveston and our rentals have more than doubled in the first 6.5 months. So either Susan wasn't representing our home well, or she was taking money that we didn't even know about... but I guess we'll never know!
