They connect with you and treat you like a human being, not just a tenant who lives in their complex and they are collecting rent. They communicate effectively via email or text. It is the irresponsible tenants who do not read their emails or choose to ignore them (p.s. if you live here-valuable information comes through your emails. Just follow their rules so we all can live in harmony and with one another). Next the grounds are kept immaculate. Maintenance is super friendly and on point (like they completed it yesterday before you requested the service) when they receive your request (mind you with COVID-19, slight adjustments had to be made, but services are still done as soon as possible or you receive a communication on the status of your request. GREAT PLACE TO LIVE!!!

And that is the way they deal with their customers . apartment complex if you're late so I suggest you make sure you're not late day two days three days or you're out of there. And they take you to court. to me that is no class and upper management needs to take classes again on how to respect the people that they rent the apartments to.

Any packages I received, would be held until I was able to pick them up, the water bill wasn't high, the rent was excellent considering we rented a washer and dryer from them. Any maintenance requests we had were taken care of promptly. Parking was fine besides the occasional neighbor that would park in my carport spot (not managements fault). They do have thin walls, a roach problem and some rust that comes through the water pipes. Overall not that bad. The location is awesome.

I lived there for two years, during which they cycled through seven maintenance employees--yes,…read moreseven--and not one of them was ever consistently on the property. My work orders were routinely marked as completed, yet nothing was ever actually fixed. When I brought this up to the assistant manager, Patsy, she always acted surprised, as if she had no idea why the requests were closed without being addressed. At one point, I had multiple leaks in my living room ceiling. It took them three weeks just to patch the holes in the roof. Meanwhile, mold began to grow in several spots on the ceiling. I'm not claiming it was black mold, but it was definitely mold. I submitted several work orders about it, and each time Patsy and whoever was handling maintenance at the time would promise to bring in a contractor--but that never happened. I ended up living with that mold for over a year. And that's not even mentioning the roach infestation and the rats. Ask the other residents. They don't speak out for fear of eviction or non-renewal. They cannot find anything else affordable. Most residents stay silent because they simply can't afford to move anywhere else. It's heartbreaking. Shame on the management company and the owners for allowing people to live in such conditions--and for being dishonest about move-out costs. Shame on the owners and management company for making people live like that.

If you get a quote emailed to you take notice of the date as well as the time, as the 48 hours reflects a specific time as well. In my specific case, I was there on hour 47, and then toured several other layouts. By the time we got back to do the paperwork the system had locked out the quote. Communication is key here, if you are running out of time in your quote while your there just let them know before the tour. We were able to work things out and come to a mutual agreement. I ended up signing a lease here and so far do not regret it. Work orders are finished in a timely matter, and staff is always there to assist with any issues (during business hours). I have updated my rating from 1 star to 5 stars. ****************************************** Original Review below: I was cautious about this place based on the negative reviews but was still willing to give them a chance. I went on Wednesday (11/9/22) to tour the property, everything looked nice. My tour guide was Meghan, she was nice, courteous, and very informative. The specific layout I wanted to see was not yet available as it had to be cleaned. I looked at other layouts and given the info and incentives to earn my business. I had mentioned to them that there was still a few properties I had to check out. I came back on Friday (11/11/22) to tour the original layout that was finally ready for show and was ready to get the process started. I was then told that management changed the offer from the other day. I had Meghan speak to the manager about honoring the original promotion. The manager said no to the original offer of one and a half months off and offered only 2 weeks (half of one month.) To top it off I was told the rest of the promo of free application fee etc expires today, so if I came back at a later date I would have to pay the application fees etc. I don't know if all of the negative reviews are true or not. The way I see it is, if I'm already having issues with management honoring their offers before applying, or signing a lease then it definitely sets off a big red flag...

The trees are mature, the landscaping is absolutely gorgeous throughout (kudos to Lori). It's like paradise! Not to mention, having a beautiful park on Clear Lake to boot! There is nothing that compares to Village on the Lake. I had only planned to stay temporarily, after having been a homeowner for 35 years. Adding information on the chiller boiler system. Save yourself headache. Don't move here…read more Per the office: There's either a chiller or a boiler. It can't be both. Office persons suggests: If the chillers are running cool. And your turn thermostat off and fan can be on auto. Chiller goes on cool above 50F temperature outside. The temperature outside needs to be lower 50, the chiller will start to convert to boiler with in 4-6 hours. BUT if the temperature rises above 50F it goes back to Chiller system. It's either chiller or boiler. It's not like an air conditioner that condenses. I will not get heat unless the boilers are on. It doesn't matter that at 5:22pm I arrived home to find the inside apartment to be at 53F degrees. I turned the system off. I slept with 4 blankets, 1 quilt bedspread, winter clothes, I woke up to 60F inside and freezing. Their suggestion: buy a space heater. I pay for utilities, utilities include a/c, heat, water, electricity.
