As a Realtor who is active in the service industry, I tried my very best to stay patient and…read moreunderstanding but the level of service or lack thereof is highly concerning. Josh, Justin and Garret seem like GREAT guys who could have a great business if they were also in the business of prompt follow ups and service. A listing agent contracted punchlist pros to complete services on a house that we had under contract back in mid April that was to be taken care of before closing on April 27th. Things happen and supposedly the tub liner that was picked up that was to be installed prior to closing was damaged. We were told they'd get a new one/order one and quickly have this taken care of in a week or so. Well it is now June 11th, I personally have reached out to punchlist pros close to a dozen times since closing, at which point Justin texted me last week assuring me he would get this taken care of and he apologized up and down for them dropping the ball. He checked in to see when they could get a new tub liner and said Lowe's told them it was missing at the store and they didn't have it but he would get me an update on when they will have it and it should be taken care of early this week. I reached out to him directly on Monday twice, with no response. Called the main line and reached garret at which point he said he'd get with Justin then return my call. Surprise surprise, that didn't happen. So we reach out again on Wednesday to Justin directly, no response. We call the main line, again garret says he will check in and call back.. at that point I requested an update by end of day as they had given us this run around before. Another surprise, that never happened. I then sent an email expecting absolutely anybody else in the admin department to respond and I'm sure you can guess the outcome there. We called back all day Thursday and sent another text to Justin directly and once again our messages have not been answered. We have been super patient and RESPECTFUL even though at this point the common person would absolutely lose any patience they had. Tomorrow will be Friday, and I can almost guarantee that we will not receive a phone call back. the worst part is, you can genuinely tell these folks are all around good people and simply don't know how to handle a major screw up to this capacity. But as easy going as we are, if we even just had an update to send to our clients and were kept up to date on what is happening then we would be much more receptive to what is happening. I only hope this review will better help them learn from this mistake and provide better service to the next person.

I left a review on his business Facebook page and he informed me while we were at small claims court that he would sue me for slander if I did not remove the review. Being the stubborn person I am I wasn't going to do that. I was convinced not to be self-destructive so I did eventually remove the review. I don't have to talk bad about the owner or this business for people to know what kind of person he is. He's making a name for himself I don't have to worry about that. This is my Facebook page and I can post my personal review here just fine. Edit: Drake called and he came back Saturday and replaced the split and broken trim and put long enough pieces that it doesn't look like the junk he left me with and was suppose to come back yesterday but had a reason they couldn't so they were going to come back today but got caught up with a church event and never called and when Drake just told him not to come back and he replied with a thumbs up. They told me it would be a one day job and they were here a little bit every day Mon-Sat rushing around acting like it was just a pain and and left me with an unfinished job that looks like a newbie had done it. All the really nice pictures on their Facebook page and this is what they leave me with. Nothing like what they have posted. -Last three pictures are what he redone and a video of my post that's just sitting there undoubtedly. $2,335 my friends. Judge for yourself! I clean homes and have three kids and he feels perfectly fine about what he has done. **The crazy part is several of you on my friends list have used this same company or recommended them, I'm speechless. Edit: I've spoke to a couple of people who previously used punchlist pros and had good things to say but recent work was over charged or/and charged an excess amount for the time he was there. Cameras don't lie. This is your local Punch List Pros! Owner Josh Pack. I want to cry right now! I had a set of steps built, door replaced and subfloor to entrance replaced. I paid way to much for this kind of work, pictures of previous work looked great, people I know used this company. Why?? The gaps where you can see, the trim around the door pieces together, more gaps and I know this wasn't all new material, told me they had to use what they had and they even drilled a new hole in the door to attach the old hardware and now the new hardware will not stay because they've messed that area up. It was a steel door that cost me $350. You can literally see daylight thru the bottom of the doors. I am so unhappy right now. This is why I HATE hiring people. It's not like they would have done a better job if I had complained I feel, I just wanted it done right the first time. The post on the deck to the handrail is not in the ground.

He informed us our roof had a lot of hail damage from a recent storm and advised we reach out to insurance. A few weeks later, after insurance approval, they arrived the following day and got to work! Our roof looks fantastic and they left our yard cleaner than it was when they arrived. They replaced our attic vents and piping as well. Also impressed that we received a 10 year warranty with it. Lindsey was easy to talk too and super friendly as well. Definitely call them if you need a roof assessment/repair!

We received a number of different estimates for the home renovations we wanted to have done. Brook…read moreInvestment Properties (BIP) gave us the lowest estimate around and also ensured us that the quality of the work would be top notch because their work is based solely on referrals. We decided to go with them. They started the work on May 6 and included a contract which said the work would be completed by June 20. It wasn't anywhere close to being completed by that date. Honestly, I don't mind having to extend deadlines because life happens and things we can't control cause us to have to push deadlines back sometimes. The main problem I have with BIP is the fact that they simply do not communicate well. Actually the first week or two that they were on the job the communication was going really well. Mike and Josh both have great personalities and are very enjoyable to talk to and get to know. But after a couple of weeks on the job, the work started to slow down (they'd show up mid day and work for 2-3 hours and then leave for the day sometimes; other days they wouldn't show up at all) and the communication dropped off almost entirely. I had several conversations with them about this throughout the process and asked them to please communicate with me (text, call, anything!) to let me know when they planned to be there and what they were going to be working on that day. My wife and kids stay home while I work so it's important for me to know who's going to be there when. The job was finally "finished" on July 18 but even since then we've noticed several things they left undone or did incorrectly. One of the biggest issues I have (even more than the failure to communicate) is that they had to go in my attic to run wires for a couple of the rooms they were building. My attic is used for storage and I had spent a lot of time organizing it so things were easy to find. When Josh had to go up there, he assured me that anything they had to move would be put back the way they found it. However, everything in my attic is jumbled and moved around now and I'm going to have to re-organize it myself. Again, this wouldn't even be an issue if he had simply been honest and said "Listen, I'm going to have to move things around up there and you'll have to re-organize it yourself later." At least then I'd have been prepared for it. But don't tell me you're going to put things back the way you found it if you're not actually going to. I even found a half-empty soda bottle that had been left in my attic. Pros: -very personable guys, friendly and jovial. Josh even gave 2 of my daughters birthday gifts since their birthdays occurred during the time of the project -when they are actually there doing work, they are working hard -they are very knowledgeable about all different kinds of work (electrical, plumbing, framing, HVAC, etc) -they were very active in the design of the space, which other contractors we spoke with refused to do -flexible to change plans even after the work had initially begun -they were the least expensive option around Cons: -extremely poor communication -didn't seem to prioritize the project -sometimes would show up and just sit in their vehicle in the driveway for extended periods of time without working -project took a month longer than quoted -personal property in attic not respected -tools left lying around after completion -little things not complete (drain pipe left dissassembled, wall outlet put in upside down) Overall, if price is your main concern and you're ok with the project taking longer you might find Brook Investment Properties satisfactory.
