I might never return after the treatment my fiance and I received. It was over 100 degrees today and we wanted to walk our little corgi around the mall because it was too hot to be walking our dog outside. Walking outside in that weather or even anything over 80 degrees is dangerous to dogs, they can have heat strokes or severe burns on their paws. We never had problems walking our pup at indoor malls. On many occasions coming here to do errands I would see others bring their pups, so today I brought mine with my fiancé to go shopping and spend family time together. Our dog is small and well behaved, he doesn't bark and if he does it's usually because he's super excited. Sales associates and kids we passed by loved him and petted him. He was being a good boy. However, we were told to leave the property by atleast 4 security guards, all within 5 minutes! So ridiculous. Even as we were leaving we kept getting stopped by one asking us to leave. I don't understand the harshness of these guards, do they not know it's literally scorching outside? I get dogs are not allowed here but I've seen many times people bring their dogs. Why target us? I'm not sure what the problem is with these security guards. There are other things to be worrying about. Real unprofessional for a "upscale" mall,

If you have young children, the koi pond with its giant koi fishing can be a huge hit, as there are stepping stones through the middle of the pond and the layout is just gorgeous. There are also several quite amazing water fountains that they'll love running around. Plus it can even give you an excuse to do so! Not to mention, there are numerous stores to visit, including a legendary three or four-story Restoration Hardware with ocean views, an Apple store, tons of boutique clothing shops, Nordstroms, and a few places to enjoy lunch. There is also a PF Chang's with ocean views. Don't forget the amazing gelato place either! It moved from its old location so check the map. It's still there. Service-wise, this is higher end so you can expect decent service wherever you're at. Overall five stars. This is an OC institution.

    Update on HUGE cockroach infestation at Fashion Island (FI), Newport Beach…read more Went to FI this 2026 summer and after three summers, I am happy to report the cockroaches are gone. The Irvine company that owns and runs FI never responded to my emails requesting they rid their sewers of the infestation but finally they have acted and now, FI is clean and cockroach free. Hope it stays that way because it was so tragic to experience such a traumatic event year after year. Now they must act and remove the rats scurrying around between Lululemon and Macys. Rats are easier to eliminate than cockroaches but shame on FI for allowing rats to roam freely. Rats are so gross!!!

    On the first floor, you will see numerous tea shops, toy stores, health related areas like nails,…read moreskin, and dentists, and a food court. There is a big stage on one side of the mall, a place to host events and cultural events most likely. There are many seating options as well so if you get tired or need to people watch I highly recommend coming here. The second floor is mostly jewelry shops and they also have a mini arcade station, and outside is a patio with lots of bench seating and a mini stage there as well. There are people guarding each section of the mall which I didn't mind but it does feel like you're being watched. Overall, it was a good experience and very lively with people and music. There is a night market that happens (I went on a Sunday night) and a lot of older people and younger people alike go outside to dance as the performers sing on stage and many vendors for street food come out. It feels like a true community is established for Vietnamese people to come together and enjoy festivities. One thing to note is the parking. There are many spots available around the market when you go further back, but if it is full, go to the plaza across from it and park there, and walk towards the mall.

I remember coming here as a child and thinking this place was so much fun. There seemed to be tons of little stores, restaurants and food vendors downstairs, along with toy shops and all kinds of things to browse. It felt busy, colorful, lively and full of energy. Coming here was an experience. I hadn't visited in quite some time, and when I walked in a few weeks ago, the difference really struck me. The mall just felt tired and much less vibrant than I remembered. Some areas looked dated, the bathrooms were under repair during my visit, and overall the businesses didn't appear to be thriving the way I remember them. There just wasn't that same sense of activity or excitement. Of course, some of this may be nostalgia. I'm seeing the mall through adult eyes now versus remembering it through the eyes of a child. Retail has also changed tremendously over the years, so I understand that places like this have had to adapt. Still, I wish there were more investment in Phước Lộc Thọ. This isn't just another shopping center. It's an important part of Little Saigon and holds so many memories for Vietnamese and Southeast Asian families who grew up visiting Bolsa. It would be wonderful to see the property refreshed, the facilities improved, and more restaurants, food vendors, unique shops and younger businesses brought in to give it some life again while preserving its cultural identity. I don't want to see it disappear or become something completely different. I actually want the opposite--I would love to see Asian Garden Mall thrive again. I'll always have a soft spot for this place because of my childhood memories. I just wish walking through it today felt as joyful and alive as I remember it being.

Plus a Crocs with a huge selection of charms and themed shoes inspired by movies and popular culture. The other department store is Macy's, a more upscale looking one. The Nordstrom jewelry salespeople do a great job of continuing to chat in a large group as customers shop. The handbag associate on the other hand was excellent and helpful. I also was surprised to see Aeropostale and Cotton On. I thought the former had gone out of business. My only complaint is the food court. Why is it tucked away in a corner down a separate wing? And I wish the crepe place also made savory ones.

If you're looking for something quick to eat, you can eat at the food court or grab pretzels from the several many kiosk throughout the mall. If you feel like dining in, they have restaurants like the Cheesecake Factory located on the outside. This location also has a movie theater attached to it. The value of anything sold here really depends on where you choose to shop. There are stores that can be costly and some more affordable. They have an Apple and Samsung store located inside as well. The service is great. They keep this location well maintained. My only complaint is I wish they had more directories inside to navigate the mall because the layout is a bit confusing.
