HOMEOWNER BEWARE: Very disappointed with work performed by Koopman Concepts. Aaron Koopman is an over-glorified car salesman with no business being in the construction industry. The references he gives you are hand-picked by Aaron himself. Poor workmanship; hires under-qualified individuals to maximize his profit at your expense; makes excuse-after-excuse; overpriced; constantly lies to your face while he hides behind his "religion"; horrible with finances; and will delay your project because he is robbing Peter to pay Paul.
When things go wrong, Aaron Koopman will blame you for his mistakes and tell you to pay more to fix his mistakes. He uses church time to network and preys on unsuspecting parishioners. However, word is getting around fast about this scammer. There are so many better, more qualified contractors who will do the right thing, be honest with you and produce quality work. Save yourself the headache and hire a reputable person with a reputable company.
However, if you decide to hire this loser after reading the above, then here's some tips to soften the blow that you must do BEFORE you sign anything:
1 Never trust Aaron Koopman's word. He is a documented liar. Make sure EVERYTHING is in writing, down to every last nut and bolt. Attach photos of what you want and make sure it's part of the contract.
2 Write down a hard deadline in the contract and cross out the word "approximately." If Aaron Koopman does not agree, that should be a red flag. If the work is not done by the agreed upon deadline, then Aaron Koopman has materially breached the agreement. You can fire him, not pay him further and hire someone else to finish his job.
3 Never give Aaron Koopman money UNTIL he executes a partial payment release first as required by his license and required by Florida Law. (He conveniently leaves that part out of his contract.) You can Google Florida Chapter 713.20, and the release language is right there.
4 Demand the name and license of each person stepping foot on your property. If Aaron stiffs them, those sub-contractors can come after you - the homeowner. (Aaron Koopman will lie to you and tell you he is sending a licensed plumber when the person is actually an unlicensed immigrant taking pennies on the dollar while being worked by Aaron Koopman.) Demand copies of all professional licenses (electric, plumbing, roofing, etc.). Also, demand a copy of their driver's license to confirm you don't have undocumented persons on your property.
5 Demand a monthly accounting from Aaron Koopman so you know where YOUR money is going. read more
