The process was challenging: a nine-month new home build with a somewhat uncertain settlement date (due to Covid-19 building supply difficulties), coupled with preparing our current one for sale--one we had build 30 years previous. From the very beginning Kim helped us move forward with confidence. Her communication with us throughout the entire 9 months was exceptional--always responsive and offering clarity. Kim prepared us for our meetings with our builder, offered advice in our selections of options (which we have found to have been perfect), and assured that we received the optimal pricing on our new home. She attended our pre-drywall walkthrough, pointing out things we would have surely missed. In preparation for selling our home, she wisely counseled where we would see a return on any pre-listing expenditures. Our instinct had been to upgrade some aspects of the kitchen and baths. We now know that would have not been money well spent and are thrilled that we didn't do anything substantial. Kim assured us that our home would show beautifully. She was 100% right. We benefitted, too, from her very talented photographer. We had been using 2 upstairs bedrooms as a dressing room and home office. Kim and her assistants did an awesome job converting them back to bedrooms, using furniture that she provided. Due to Covid-19 we would not contemplate an open house. Kim's coordination of the weekend when our home went on the market was seamless. She also provided masks and shoe covers for anyone coming in the door. Through technology, other realtors had to set up appointments to bring their clients. We could approve each request. Only one group could be in our house at any give point in time and Kim could monitor their comings and goings. First time visitors got 15 minutes; returning ones got 30. She assured that all potential buyers were loan pre-qualified, with no contingency to sell current home, and as-is acceptance of our home. Our house was listed at 8 AM on a Friday. By 6 PM Sunday we had had 38 tours (including those who returned for a second look). She indicated to other realtors that BEST OFFERS needed to be in her hands by noon on Monday. We were not interested in a back and forth process. At 6 PM that same night Kim presented us with 7 offers (she had carefully vetted) on a spreadsheet, guiding us through all of the considerations. By 10 we docu-signed the sales agreement. The buyers met all of our criteria, OFFERED SUBSTANTIALLY MORE THAN OUR ASKING PRICE, provided a 30-day free rent-back, and also waived the appraisal. Remarkably, with Kim as OUR realtor we sold our home for more than 2 neighbors (just 2 & 4 weeks earlier). Both were our same model, but with completely remodeled kitchens, finished basements with full bath and screened in porches. We had none of these. The deal Kim enabled was extraordinary and we are very grateful to have been in her skilled hands. We feel blessed that good friends recommended Kim Barton to us and consider her our friend, too. We cannot highly enough recommend her to others.
