When we expressed our concern about the integrity of the tree (after it had been damaged by a fire 1 year ago), the property manager lied and stated it had been assessed by a certified arborist and deemed safe. Based on my home cameras, I knew this to be a lie. I hired an independent certified arborist who immediately advised the tree was a safety hazard to anyone living near it. Had I accepted their lie, I would have continued to let my children play under the tree and who knows what could have happened. Their willful negligence and dishonesty is unacceptable for anyone claiming to be a professional.

Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

Prior to hiring The Guardian Management Company our association was self managed. We interviewed…read moremany property management companies and found that Guardian was our best fit. The price was by far the best value and they are a small local company. When our association started using Guardian Property Management the accountant we had was less than adequate. The past few years, Julie Perdomo has been our bookkeeper and she is outstanding. She is knowledgeable to our needs, understands our association and makes excellent recommendations for our financial well being. She is easily accesible and spends time with our board when we need help. Patricia Lynn, the office manager is very helpful. She came to an association meeting to explain an item we were voting on. This is over and above her job description and we really appreciated it. She is also easy to get in touch with and always willing to spend time explaining questions we have. Mike Kumicich is our property manager. He has been with our association for about 6 years. His knowledge regarding safety and insurance needs has helped us through hurricane damage and also avoiding hurricane damage by getting ahead of the preparation. He is easily accesible to the board members and treats our association as his own.

Carlos Fernandez is, in my experience, one of the most frustrating property managers I've dealt…read morewith. It nearly always seems that he lacks follow-through on promises made to our community, and I frequently had to chase down updates or resolutions that I was told would happen. He has literally sabotage projects getting done because of his lack of understanding of the core issues and ways to handle things. He has also caused major property damage and interpersonal conflict because of his major shortcomings. This is the wrong position for him. In my opinion, he does not demonstrate a strong understanding of many HOA processes, which create unnecessary confusion and delays. Meetings and conversations often just go in circles without reaching a clear point or solution, and I rarely felt like concerns were actually being addressed. I also feel that he does not work collaboratively with homeowners or others involved in resolving community issues. My interactions with him always leave me feeling dismissed and unheard, and I ultimately have lost complete confidence in both his communication and his ability to effectively manage our community. Based on my personal experience, I would not recommend working with Carlos Fernandez or relying on him to manage an HOA. This is not isolated to my opinion nearly every single HOA member that works with him, nearly every vendor that works with him on behalf of the communities he serves, and many of the community homeowners that he interacts with have the same complaints. He is impossible to get a hold of. He doesn't understand the point and he does whatever he feels like in terms of projects. He sabotages and destroys based on his attitude and his lack of understanding. He is a detriment far beyond what he helps as far as property manager to date. This is the real truth.

Later, they changed the timeline to the first half of 2025. As of today, the building is still stuck at the third floor -- now I see new ads for this building and says that it will be completed in 2027. Throughout this process, the service I received from Benoit Properties, especially from salesperson Brad Craw and his manager Matt Lavin, was absolutely unacceptable. When I tried to sell or transfer one of my units during construction, Brad completely ignored my requests. When I escalated the issue, Matt Lavin was not only arrogant but also dismissive and unhelpful, treating me with clear disrespect. Do not believe a single word they say. Once you purchase, you are on your own -- no support, no professionalism, and no accountability. I will never again buy anything through Benoit Properties and would strongly advise others to stay away. Save yourself the stress, disappointment, and financial risk.
