Carlos Fernandez is, in my experience, one of the most frustrating property managers I've dealt with. It nearly always seems that he lacks follow-through on promises made to our community, and I frequently had to chase down updates or resolutions that I was told would happen. He has literally sabotage projects getting done because of his lack of understanding of the core issues and ways to handle things. He has also caused major property damage and interpersonal conflict because of his major shortcomings. This is the wrong position for him. In my opinion, he does not demonstrate a strong understanding of many HOA processes, which create unnecessary confusion and delays. Meetings and conversations often just go in circles without reaching a clear point or solution, and I rarely felt like concerns were actually being addressed. I also feel that he does not work collaboratively with homeowners or others involved in resolving community issues. My interactions with him always leave me feeling dismissed and unheard, and I ultimately have lost complete confidence in both his communication and his ability to effectively manage our community. Based on my personal experience, I would not recommend working with Carlos Fernandez or relying on him to manage an HOA. This is not isolated to my opinion nearly every single HOA member that works with him, nearly every vendor that works with him on behalf of the communities he serves, and many of the community homeowners that he interacts with have the same complaints. He is impossible to get a hold of. He doesn't understand the point and he does whatever he feels like in terms of projects. He sabotages and destroys based on his attitude and his lack of understanding. He is a detriment far beyond what he helps as far as property manager to date. This is the real truth. read more

I went on line to change my autopay from my checking account, to my credit card. Guardian charged both, $2056.16 from my credit card, and $1991.44 from my checking. I called Doug Dubey the CAM, and he refered me to the bookeeper. She tried to make it my fault (said I clicked on "make a payment", which I did not.) I asked for my money back, but she refused, gave excuses why she could not credit my credit card, or make a deposit into my checking account. She said the money will be a credit for the January payment. How do I know I won't be double charged again.They have over $2000 of my money, that I am earning no interest on. This company manages our Condo Association in Naples, FL and the person I dealt with - Richard O is a rude threatening person. Our condo had a leak which was going into the unit below us. Richard hired Bozo's Plumbers who gained entry into our unit without owner's permission. They proceeded to say they needed to remove all counters and cabinets on the wall that has the sink so they could jack hammer up the concrete floor to find the leak. At my expense. I hired a plumber and directed them to the area I felt the leak was originating from and it was found to be the water line for the fridge running behind the cabinet which has access behind the dishwasher. Richard berated my wife and I and threatened to sue us if we didn't allow the expert to destroy our kitchen. His anger was extremely unprofessional and showed just how small and incompetent he and the company are that operates in this way. I would recommend not using them beyond operating a coffee machine. read more

They accept no responsibility for this, or for any mistakes they make (which are numerous). There is ONE person that does her job, and that is Ann Piett. Our BOD's picked a 1-star rating company, and our dues went up to pay more for less service. These people don't answer the phone, call you back, or respond to emails. My in-office experience was not any better. They hide in their office and don't come out. Hold mail before mailing. Auto pay of dues is at their convenience, one at a time, from sitting at home, and manually. I gave the company the benefit of the doubt for the past few years, I entrusted this company for many years, and time and time again, they proved me wrong. I give to them that they did a good job getting people in the house; however, the people that they vet and get in there are not good. The first people they got in there did extensive damage to the carpet with their pet costing me 3000$, and after a high level of stress and multiple Arguments, they agreed to share the cost, still costing me time and 1500$. During Covid, there were multiple struggles that they could not do much about, however, and I asked for them to keep informed Ms. Nicole, in my personal opinion, did not advocate well for the owner. Finally, post-Covid got an aviation notice and removed the tented, but not without more problems. Ms. Jamilah, the moving inspector, sent me pictures of the house, which raised many concerns, which I'm currently trying to address before it is too late. Once again, from the looks of it, I will lose money and have to deal with them taking the side of the tenets, not the people who bring them new business and pay their salaries. I recently had the worst experience with Guardian Property Management. I received a late notice about maintenance dues that I had paid over a year ago. It was the first notice I received from them - they let it go on and accumulate late fees and interest charges - for over a YEAR. When I called to let them know, they told me they couldn't do anything because my file was at the attorney's office. Once I sent the atty copies of my checks, they closed the file. How does a management company let this drag on without a written notice, phone call, email or certified letter? They had no trouble contacting me about other matters. Very disappointed. read more

Guardian Property Management is a terrible company from Richard the Manager to anyone else I have talked to there. My condo was destroyed by Hurricane Irma. The HOA( Guardian) hired Velocity company to repair the damage to mine and 7 other condo units. HOA and Velocity have done a very bad job of getting the units fixed.Now 14 months later the sheet rock in the units hasn't even been finished. Many inspections have failed and have been called off because of poor workers hired by Velocity. Many have been fired. Work has had to be re-done because of the poor job being done. Guardian doesn't belong in the business and neither does Richard. Richard is very rude and won't give any information on the work being done. He shouldn't be a manager in this business. I received a phone call a couple hours ago, the person on the other line wanted to know if I was the owner of C-207. After I responded, explaining I was indeed the owner. He then proceeded to take it upon himself to start screaming, and yelling at me, shouting over the phone that my lease had expired and he would refuse to renew the lease. As well as threatening to involve the police on my tenants. I therefore apologized to him for not paying attention to the expiration date on the lease, but he continue yelling and threatening me. I said to him I apologize ( "I've apologize for the 5th time... 6th time... 7th time" ) and he continue screaming and yelling at me like a maniac, and verbally abusing my tenants as well as their health dog. I told him I was going to get in touch with the Tenants, and get back to him to him, in a calm manor. He then further harassed me by blaming me for his work scheduled: because he had to work on Saturday. read more

Homeowner (HO) confronted Mark about the Red Cross fire alarm issue and told him a lot of children of their older parents that we were not notified and anything could have happened to them,,, etc etc... He did admit it was his fault. Then went on to say Jeb Bush made it much safer for the elderly here in SWFLA. HO said he went on and on campaigning about Jeb Bush as his answer. She asked why he doesn't return phone calls, his answer because he wants email only. My thoughts - that doesn't relieve him of the obligation of returning phone calls when phone calls are a valid form of communication and phone calls are already in to him for a problem - you don't just ignore it! He lists his company's phone number in our newsletter as a way of contacting him. Along with his email. 2nd problem with that is, what if you have a person like a 90 yo that has never been on a computer and has no idea how to use one. This doesn't help those that don't have computers. HO said he is an idiot. Doesn't return phone calls, which pisses me off tremendously!!! I was told on 9/17/15 that I would get a return phone call back that day and did not. (regarding tree pruning issue) Called the office the next day to find out why and the left hand doesn't know what the right hand is doing in there. ~~~~Nobody knows anything about it.~~~~~~ Here is a copy of a letter I sent to Prop Mgr @ Guardian though the information might be irrevelant to the general public, you can see all the turmoil and work I went through because of Guardian. 9/22/15 Regarding the fire alarms, I thought you should know. I was up doing research last night because in my learning I need to tell Red Cross so I can get my money back or search through all the alarms to find mine. I had to find receipts and other related matter with my purchased alarms. These alarms are base alarms that they put in. ($21.00) Though they are a Kidde product which is good, as my old ones are Kidde product. This model number was made for Canada what they put in (which that is another plus as their laws on things surpass us) They are only ionization alarms which means they only detect 1 kind of fire. You want photoelectric and ionization alarms, to detect 2 different types of fires, photoelectric detects smoldering fires. My alarms had these. They replaced my alarms that cost me $40.00 each from 2012 purchase 10 yr guarantee, one was the dual sensor and the other actually was a voice alarm that told you FIRE FIRE if there was a fire, as my research shows children will react to a voice saying fire more than just a loud beep going off. Both of mine detected Carbon Monoxide, which red cross alarms don't. The Red Cross alarms are fine for people who had less than what they offered or who had nothing, I am not complaining about Red Cross, I think they did a good thing. The point here is now I have to fix this mess which I have no time for because it makes no sense to downgrade myself if I had premium quality product in here from the start to now having substandard product. If you would have notified the HO's like you should have, you had 1 month to do so per Steve with Guardian's emergency line (I called that as well on Saturday 9/19/15) (if you call their emergency line you can get somewhere, but his answer is I might not be able to reach Mark because he is fishing) (How is that for the work of a property manager in an emergency?) I could have been here to augment what happened in here. I would be happy to take the 3rd alarm, but would refuse the 2 they changed out. My mother told Red Cross "no" in coming in here and that they need to speak to daughter, and they insisted repeatedly, came in and changed them out, which when I came home and learned about what happened I called the police because their actions replicated the actions of what I have been reading about in the newspapers of late with burglaries. This became such a big deal that could have been prevented because of no notification to the HO's as is the standard with Associations. I might add that 3 other HO's called the police as well on the Red Cross because of Prop Mgr's inaction in notification to residents. 9/22/15 1030am - Red Cross just called me and told me they gave you the brochures to inform residents 1 week ago - but yet you never gave it to us homeowners, why? Look at the mess resulted from this! Going back to the 9/17 issue, the woman who answers the phone told me that I might have a long wait in return phone call to my time sensitive issue (unrelated to fire alarm issue) and the best thing to do is wait till he is in your office and talk with him there. ~~~Really? Guardian has been the management company for several of my rental properties for many years. I have other properties with other management companies here in Naples so I do have a barometer to judge their performance. I have always found them to be a concerned, efficient and quite professional with the day to day issues of property management! If I could score this company a lower rating that you have here, I would do so. This place is the management company for my condo association in Naples. I put in a request for a repair last year at this time, and my request was never fixed. It was a gutter repair that if it were fixed, would not have fallen off due to Irma. I have tried to contact the owner of this place, for months, and Byron never answers either my voicemail or emails. I send them every few days, so if he were out of the office, or on vacation (which it seems he may take a lot of), he did not, and has not yet responded for more than a month. Is this what you want from your management company? I pay very high dues from which they get paid from. This is the worst customer service I have ever seen in any industry. Typically, the customer service ethic of the company comes from the top down. Apparently, it flows netiher from the top, nor the bottom. I highly recommend you STAY AWAY FROM GUARDIAN PROPERTY MANAGEMENT. FInd someone else, you get zero service, and you pay for it.
