Reached out to them for help on HOA issue. They were not helpful and gave me the wrong information. This has happened multiple times.

Kinney has provided inaccurate information to about board elections, has been weak in supporting open meeting law, website services are abysmaly archaic and fail to provide board members with adequate visibility into community business, and everything is horrendously manually driven. They provide no training or onboarding for new board members. Services are only Mon thru Thursday, and you always have to leave a message and wait for the property manager to get back to you, which you dont know how long that will be -- there is no ticketing system where you can check on a problem status. Services feel like a time warp back to the 1980s before wide-spread use of computers. read more

Jayna (Kinney) has also not had a HOA meeting. Jayna does not enforce the HOA rules on the board members seems like. read more

So sick of these guys. They threatened us with over $400 in fines for "weeds" in our yard and we have absolutey NONE in our front yard. They have their little spies drive around and cry to the management when half the time its not true. They tried hitting us for painting our home even though we had fresh new paint they sent multiple letters to have it painted even though it already was. they just go after random homes and they are garbage read more

We just moved into a community in November that uses Kinney for the HOA company. Our neighbor has a 5 foot weed growing in their front yard, not to mention the rest of the jungle that wont even let them open their backyard gate. I dont blame the neighbor one bit, why pick your weeds if you're not going to get written up about it? I hate paying for a service that doesnt come through. I filled out the complaint form and sent it in yesterday, though reading the other comments doesnt give me much hope that anything will be done. read more

The neighborhood seems to be deteriorating. Some houses haven't been painted in 30 years. Some have weird landscaping or unkept landscaping. Parking on the street is a problem. The rental property next to me has had up to 8 cars and trucks in their driveway, in front of their house, across from their house and on the side street, otherwise about 5 cars there all the time. The cars have recently thinned out and there seems to be only 1 person there. Additionally, during the George Floyd riots, renters (a Three's Company arrangement) across the street chalked on their garage door the names of people shot by police officers and chalked up their sidewalk with Black Lives Matter. Kinney did nothing. Kinney also, in error, put a lien on my house. Had I not refinanced, I never would have discovered the error, and my heirs would have had to deal with it. After a tree was blown down in one of our park areas, it was replaced with a scrawny cactus. Really? Are trees that expensive? This neighborhood is usually quiet, thank goodness for that. I bought new about 30 years ago. read more

WE HAVE LIVED IN TARTESSO FOR SIX YEARS & IT'S THE WORST MISTAKE WE HAVE EVER MADE! THE NEIGHBORHOOD IS SLOWLY DETERIORATING AS OUR HOME VALUE DECLINES! Kinney Management is the worst and are the main reason for the decline in our neighborhood! Poor maintenance, zero accountability and no enforcement of HOA rules and regulations make our lives miserable and home values decrease! It doesn't take a Master Gardener or Horticulture expert to figure out that our Landscape/Maintenance company is doing a TERRIBLE job! We have lived here for 6 years and watched them kill hundreds of plants, trees and bushes! We all pay for the maintenance, upkeep and new plantings that are being poorly maintained. Furthermore, many are dying merely from lack of watering and basic care! Legend's Landscaping Company, kills them, plants more new ones and they die, while we continue to pay for the new plantings and their maintenance. Most seemingly die simply from lack of water and care! There is dog fecal matter covering our parks, playgrounds and walkways, with NO REMOVAL or SANITARY measures being taken! This is a health and safety issue, as well as contributing to an increasing fly problem! Most of the landscaping lights have been damaged and are no longer operable! Kinney Management is responsible for maintaining and/or replacing the lights... many have been inoperable for months/years! This is not only an issue aesthetically but is a problem for security and vandalism issues! The HOA does little to nothing to take care of the problems and/or enforce the rules! The common areas and parks are poorly maintained and mostly bare dirt! The neighborhood is slowly getting worse and worse due to little to no maintenance! There used to be lights on all the palm trees, which have been destroyed over the years and never replaced! If you call the HOA to complain about anything they seem to lie and do nothing to take care ot anything! When you complain about the landscape/maintenance company (Legend's) the HOA Manager gets very touchy and defensive... they must have some sort of hidden agenda or relationship! We have attended the meetings and the complaints go on deaf ears, if you are able to even complain! From the TRASH to the DOG POOP covering the neighborhood to the loud off-road vehicles, fireworks and gunfire... it makes life very difficult to enjoy, even in our own yards! The fly problem is unbearable at times making it miserable to spend any time outdoors! When it rains the ponding basins don't drain well and the mosquitoes are a serious problem! Streetlights and landscaping lights have been dark for months to years with nothing being done! Why should our neighborhood look worse now than it ever has? We all have a right to the enjoyment of our once beautiful parks and public areas... we pay for them! We have more residents and HOA income than ever before! Parks look terrible, with dead or dying grass, during all seasons! Kinney Management doesn't seem to realize that it is their responsibility for the upkeep, maintenance and continued improvements of our once beautiful, pristine neighborhood... we all pay the price with the continued poor maintenance, every homeowner loses value in their home! Why should we lose the use of our once well-maintained public areas? Why should we all suffer loss of equity in our home merely because our HOA (Kinney Management) and the Maintenance Company (Legend's) is doing a substandard job to say the least! I'm not surprised this company has 1 star reviews. They rely only on neighborhood's board of directors information and don't bother to come and see what the reality is. If someone from board of directors doesn't like something or thinks is not appropriate, reports it and the property manager Rhonda Brady doesn't verify it and sends a threatening letters for violations. She even doesn't discuss it over the phone. I live in NE Phoenix Paradise valley area Vista II and for 20 years I see only harassing for minor things that I doubt are in their regulations. Most useless HOA ever, does not regulate rules in the community, does not following rules and act on rules stated on the bylaws, barely do anything besides grass yard management. However, even grass yard management are not done properly, why do I need to pay HOA for front yard lawn when I can do it myself? Can there be a worse property management company out there? I doubt it. This company cannot get their act together. We have had numerous issues on my block with them from them harassing a neighbor to plant a tree (too close to the foundation/sidewalk), complaining about flowers that they thought were weeds, issuing citations for sidewalk cracks that are the city's responsibility, etc. These guys are crooks and I hope President Trump shuts them down!! Steer clear of this company as your property management company. I was on the board of my HOA for 2 years and tried to get them to do the basics of their job - they were terrible. The board would agree to something and it would take MONTHS for them to get us bids, or to execute what we had agreed to. They would give notices on things like a garbage can out (on garbage day) but not on the weeds that were 4 feet high. Board members would continually tell them off issues and have to follow up multiple times to get them to do anything. Not worth the money the HOA's pay to help manage the neighborhood. read more

Managing a homeowners association has got to be a tough job. Kinney Management was terminated this month by our HOA. Unfortunately, they developed a reputation of disregard for homeowner complaints about maintenance issues, misplaced checks, questionable bookkeeping, and not returning phone calls. I called them on more than one occasion about playground equipment that needed repairs in order to prevent injury to children. The repairs were never made. Perhaps after 20 years of managing our HOA had made them grow complacent. Whatever the reason our subdivision hired a new company. read more

Just got off the phone with yet another new representative from Kinney Management as they seem to have trouble keeping staff and I was told it is LAW that I keep making my HOA payment. When I asked the rep what LAW she is referring to and if she could email me the LAW she quickly back tracked and said that she was referencing the HOA rules. How does a management company during a global crisis tell you that they will do nothing about your fee, when utility companies, banks, service providers, insurances companies, are all bending over backwards to help their customers. If you want to see why this company gets one star ratings take a drive through Villas on Elm in Cottonwood, Az. Everybody just does what they want. If you want to nail a piece of crap up on the front of your house just go ahead. Come home and take out part of the side of your garage driving in don't bother to fix it. Tape pictures and notes up in your front windows, feel free. Bolt a satellite dish on the front of your house through the stucco, go for it. I complained and was told I should be more compassionate to my neighbors. I blame the clueless board. Their decision to hire a property management company an hour and half away from the community as well as their failure to protect the property values of their neighbors. I have the unique experience of working with Kinney Management Services from both sides of the fence: as a Board Member and as just a lowly Homeowner. This company spends a great deal of time and effort to justify the fees HOAs pay to them. I heard complaints as a Board Member and blindly assumed that KMS was behaving ethically - then I moved, became just a homeowner, and began experiencing the exact same issues that I had previously heard as complaints. Poor accounting practices, fees charged for unnecessary and unreasonable reasons (i.e.: cars parked in front of your home, but are not your guests), harrassment, liens placed without notification, suprise judgements, etc. At one point a homeowner was being harrassed to plant a tree where one had never existed, nor should it have been there as it would have negatively impacted the structure of both the homeowner's driveway, as well as the adjacent house. The homeowner had to go to the extreme measure of contacting the original home builder and ask for a copy of the original subdivision plans in order to prove that no tree was to be planted in that location. The home builder told the homeowner that they had received numerous calls over the previous weeks for exactly the same issue. It was just another situation in which KMS was trying to prove how 'necessary' their services are to an HOA by falsely indicating that landscaping standards were not being maintained. Simply put, most HOAs, both small and large, have enough talented homeowners to appropriately manage their HOA without paying the huge fees demanded by KMS, or any other service. HOAs already have Board Members and that should be sufficient to pay the basic bills, make periodic landscaping checks, and issue the relatively few citations that should ever be necessary. Once homeowners discover what they will save on their monthly HOA fees by volunteering a few hours a month, in lieu of paying the exorbitant fees of a management company, they will, quite literally, be happily lining-up to work together... which would be a welcome change from the current environment of HOA management companies fracturing communities rather than bringing them together. read more

Like most things associated with HOAs, this company is a joke. Apparently, the word of an "association manager" is enough to send a notice about a speeding violation. Apparently, you don't need a radar either. I guess vetting the complaints of over zealous adult children who were picked last in P.E. isn't part of the business plans for bottom feeding companies like this.
