Kings "Family?" Campground Stay away! This was to be our 6th season and our lab puppy got off the deck. The nasty neighbor AKA managers snitch who is whipped, and lying wife who thinks she's Gods gift called the owner ( who no one else has direct access to) because no one is supposed to bother the "King" and they lied about the dogs. We work hard to keep the dogs from getting loose but it can happen sometimes. It's a VERY CLIQUE DRIVEN campground. Any time, and it's rare, they have gotten loose it's less than a few minutes to get them back. We have zappers when they try to leave the property. The princess snitch then made a lie that my husband beat the dog because she heard the Yelp when he was zapped.She will be dealt with. We were then told we had one more chance to never let the dogs escape or we'd have to leave. Five minutes later the dogs had to leave, 5 minutes after that we were evicted with no reason and escorted out by the Sutton Police. I was told I couldn't talk to the other campers as the manager went site to site telling everyone. .We had no access to our property, our gate passes were inactivated, and my husband is only allowed up there to clear our site when the alleged manager is there. Mind you we had paid close to 5K. The manager said it's in their rules that they can kick anyone out for no reason if they desire. They say you violate the rules. NO ONE IS GIVEN RULES. She makes them as they go along. You sign a " held harmless" for the owner for everything and anything that could occur. The owner is an odd man. Never waived or acknowledged me in 6 years. Did not even come to talk to us. We have never even been warned about anything because we don't do trouble. WE WERE ASKED BACK. I was harassed when Covid appeared. They had all our money yet you weren't allowed to your camper unless you could stay permanently. No pro rating like other campgrounds. I put on a post for people to be careful as I am masters prepared nurse and that we had 3 people die that week. I was called at home at midnight and harassed and screamed at to remove that post. The owner did not want to hear about Covid. We watched all the Brazilian families be run out ; no reason, one each year and we were friends with them. I wonder if that's why we were targeted. We blew 2 inverters while there and lost a fridge of groceries. The smell of sewage is rampant and the water smells like sulfur. The girl that wrote previously was 100% correct that if you mention anything they don't want to hear it's an argument. They don't take care of dangerous limbs; one went through our roof we had a $12k repair, and it took four years to get them to take dead wood down. The accept no liability whatsoever. NOT A FAMILY CAMPGROUND. I'm sure they will respond with " you violated the rules" dogs got loose. My husband got bit by the neighbors pit bull mix and we let it go. Different rules for different people. Our new camper is equipped with a camera system and we have the video showing the dogs going to another site and not in her sight. Liars. Backstabbers, cliques and many other issues She told us she'd give us a stellar reference. Hmmmm then why were we evicted in such a harsh manner?We have a lawyer who so far has had gotten most of our money returned but as it cost us $2700 to get our shed and camper/ deck moved; punitive and emotional stress pending.It's funny how an attorney can change her mind in one day. For your peace of mind really look into this before you sign and pay. read more

This is our first year as a seasonal camping family at Kings. The people here are so welcoming and eager to include your family in any of their many activities. Once we decided that we were in for the long haul, we purchased a new camper. The owner was super helpful, he brought his bobcat over to not only move our old camper off of our site and then he even came back to help us place our new camper back on the site. One weekend I drove all the way here from home (1.5 hours away) and realizaed that I forgot my Multiple Sclerosis Medication. I rushed to the camp store, they gave me instructions to have the medicine over nighted here. My daughter sent it and when it arrived the manager held on to it for my safe retrieval. This lady works herself to no end...she is constantly planning events, cleaning up something, or helping a camper out. This past weekend she planned Thanksgiving Dinner for the entire campground 100s! All of us enjoyed turkey and all the fixings and she was right their serving us all. The Manager at Kings works super hard to help all of her campers enjoy their Kong's experience! A few weekends ago my 4 teenaged kids came to camp all on their own. I never once worried about their safety and I knew if they ever needed help, my Kings Campground Family would be right there to help them. This weekend, we purchased and relocated a deck from an exiting camper's site over to our site. Many people jumped in to help my husband and I relocate our new deck and though I cooked them all yummy foods in appreciation, they would have helped either way, it's how it's done at Kings. This campground is extremely strict on rules...but rules that are all necessary to maintain safety and security of the campers. A secure entrance into the facility, A 5 mph speed limit, children must wear your bike helmet, only licensed drivers can drive golf carts, etc. As far as I am concerned, these rules and their strict enforcement of them are the precise reason that we chose this campground for our family. Anyone who has posted negative comments on here, called names, made false accusations, or anything like that, well they are the people that struggled to follow the rules and were either reprimanded or just asked to leave. Kings offers a wonderful camping experience and they're always working to make it a better experience every season! We were filled with false hopes, lots of reservations and rightfully so. They were desperate to get seasonal's in and we took a site. First off, they don't do background checks or ask you for references which didn't sit well with us. Management is extremely unprofessional and the manager has a mouth on her like a sailor. Both her and the owner need to attend a business/professional class or at the very least a customer service or how to treat people with respect class. Everyone is on pins and needles and that is not what camping is about. The electricity blows out constantly during the summer. Several people reported, including ourselves, losing several appliances, batteries to golf cart and batteries to trailer due to power surges. When addressed with management it was a "too bad so sad" situation....if you don't like, it get out. The manager goes around in her golf cart telling everyone not to run their AC's during the summer because they don't have enough amp age to support the "new" trailers.....which they mandate that if your trailer is older than 10 years regardless of what it looks like you need to buy a new one. If you bring anything to their attention they put the blame on the camper and if you continue to address the issue you are warned to keep your mouth shut or you will be kicked out. This happened to several seasonal campers. They threaten you that they have camera's, however, when boat trailers are stolen, campers vandalized or unauthorized trash is in the dumpster there's no footage...again threats from management. The rules don't apply to everyone. The manager chooses who abides by the rules and who doesn't have to which causes an upset amongst campers. They did a pig roast 2 years ago and a seasonal camper ended up in the hospital with food poisoning. Again, management didn't take ownership. A case of kennel cough went rapid throughout the campground last year. That was an unexpected cost to campers with pets. The seasonal fee's are extremely high when they offer absolutely NOTHING. They do have bon fires, however, only a few attend. On a positive note....they do have a great lake, however, you don't need to be camper to access it as there is a public access. The campground is 99% seasonal if that's what you are looking for. There is a store, however, you pay for the convenience especially on the alcohol. Don't waste your time or money. read more

I was there with some friends and family for a Redneck Themed weekend. We were all Very Disappointed to say the least. This is not a family campground at all. This is an adult campground that is primarily seasonal's with a few tent sites. They offer nothing for the kids except plastic toys near the beach and a basketball court. The band they had was good but took too many breaks. I guess they very rarely have a band according to others and any music on the weekend is through someone's music list via their personal cell phone. There was a young man going around Saturday night asking if people wanted to do shots. Come to find out he's the owner's son and under age. I don't want my children near this. We decided to take a walk and there were several people driving around in golf carts intoxicated. There were a group of people that all share a site across from the basketball courts playing a bean bag game that were very loud and playing well after midnight. We asked them to be quiet and we were only laughed at and ignored . We've camped several years and this is by far the worst place we have been to. We camp to spend family time together and to teach our kids about nature. This is not a kid friendly atmosphere, but more so for adults. Don't waste your money. read more

I have been camping here as a seasonal for about 5 years. The campground has gone through a lot of changes over these years and all for the better and it will only get better. I absolutely love going here and hanging out with just nice people. They are all very friendly and beyond helpful. So looking forward to another season. 2020 .... well this year is so different because of Covid 19.... we have to follow some strict guidelines, which we should be doing already.... and that isn't a problem at all for us. Just looking forward to seeing familiar faces and just being in a place that feels like everyone belongs. Great campground! Awesome ppl from owner, management to all the seasonals. Thank you to the towns of Sutton and Douglas for allowing this to happen. We will social distance and follow all the rules to a T! Thank you to Kings for making this happen as well. This is far from a "family" campground. They offer nothing for kids or adults for that matter! The website hasn't been updated for 2 years. The manager is the rudest person we've ever met. She has a mouth on her like a truck driver and half the time she doesn't bother to put her teeth in. Very difficult to have a conversation with her and try not to notice. The seasonal rates are extremely high when they offer nothing in return except cornhole run by a seasonal camper and bingo. Over 25% of their long term seasonals left last year. That speaks volumes. read more

I don't understand why there are so many negative reviews. We spent 7 days here with our kids and there was no smell, the office manager was nice, she is doing her job and I didn't see her yelling at anyone, as is stated below. There was a lot to do and the kids had so much fun in the water. We had campfires every night and the kids want to go back again before they return to school. I think this place is a great value for the price. Our site was quite spacious and what I assume are seasonal campers were all very friendly. Thanks for a fun week. read more

Camped here years ago and recently heard there was a new owner so we thought we would try it again. Wow, what a difference, everything is updated and clean. The campsites give you enough space so you don't feel stacked with other campers but close enough to have some laughs, that is if you like your neighbors. Very kid-friendly and this was a great place to let them get out some energy since they have been home for so long. Seriously considering seasonal. Pricing is comparable to other campgrounds but you get your money's worth here. read more

Pleasantly surprised by this campground, seems like they do regular upkeep and it's a great place to get away. Really wonderful spot to bring the kids, great amenities staff were very friendly convenience store was stocked enough to keep us from having to constantly drive out. Great place overall can tell the work that's gone into it, lots of sites and seems to be a pretty active place although they do take the covid precautions seriously. read more

My family has been seasonal campers at Kings for more than 10 years. The current owner has made many long needed improvements to the campground, much appreciated by the campers. This is a great place to camp if you love swimming and boating. My grandchildren can't wait for the season to begin every year! It's a great place to make memories and meet new friends, and relax by a fire. It has everything my family needs! read more

Spent our 4th of July week here with the family and everyone had a great time. The campsites are very large and we were able to have great campfires every night without bothering anyone. Plenty of places to have nature walks and our site was close to the beach, which is where we spent a lot of time. Very friendly staff and everyone that we met seemed to really like it here. Great spot for spending time from the family away from home. Since traveling is out of the question we decided to try camping locally, well a couple of hours away, but it was worth it. Definitely a great place. Sites are huge and spread out so that campers aren't on top of each other and plenty of fun things at the beach. The week flew by. Camped here the end of September with a few buddies and had a blast! Tough to find ways to have fun in the times we're in, but camping is definitely one of the ways to do so. Staff @ the office was nice, rates are ok and the campground really makes you feel like you're away from the norm. Plenty of stuff to do, great scenery, can tell they take good care of this place. We have camped here for many years. As many others have. Over the years there has been good times and bad times. As for now this is the best time as all the major updates have been completed to the campground. As for the owner and management they have done a very good job at what they do. Great family spot, especially with COVID. We stayed here as a mini vacation with the family. Great spot on the water, lots of things to do. Store is well stocked and the kids enjoyed making smores and everyone had masks on when off there sites. Great experience and will be returning even when this pandemic is over. Just spent a week here and have to say the campground is one of the better ones we have stayed at. Sites are clean and very spacious and the staff were very friendly. The beach was a great place to relax and soak up some sun while the kids played in the water. Campground is kid-friendly and there is a lot for them to do. Will definitely stay here again. read more

Owner is unstable and lies. There's no keyed, gated entry. About as kid-friendly as a bag-o-broken-glass. Look elsewhere.
