Outstanding Property Management Company for HOA I read some of these reviews and as a board member for 20 years and dealing with (3) management companies during my tenure I know how it works and the management company takes the lead from the board and enforces the bylaws of the association to keep the board out of trouble. If you are a homeowner it seems you don't understand and take it personal when the management company takes action. If you are a board member you look at the results. 1. How does your neighborhood's appearance. 2. Is your financials healthy and you have a solid reserves. 3. Are you being consistent with violations, fair and having empathy. If you are getting these three items your doing better than 50% of the companies out there. Unfortunately, Kingdom Management is the HOA for my subdivision. There have been several issues. Trying to get someone to return a call. Getting issues taken care of in a more timely manner! Meetings have been virtual and not in- person. The last two meetings myself and two neighbors were unable to get into the meeting. Some companies that service the subdivision seem to charge an exorbitant amount of for the small amount of work actually done! read more

Unprofessional, retaliatory, and fails to act in good faith. The owner, Sherrie Jarnuowski, is consistently dismissive, rude, and evasive. Serious violations in the neighborhood go unaddressed while she issues citations for minor issues. After raising valid concerns about a neighboring property, I was initially told they would be addressed and even thanked for bringing them up. Later, I was told nothing could be done -- with no formal explanation provided. Following an unnecessarily rude email from Sherrie, I requested information on how to submit my concerns directly to the HOA Board. Instead of providing that, she mistakenly emailed a former board member (who had already resigned), copying me on the thread and speaking about me unprofessionally. She still refused to provide board contact information or a formal process for homeowner concerns. Since then, I've begun receiving citations that appear retaliatory in nature. I've again asked for a way to bring this to the HOA Board directly. At this point, I have serious concerns that Kingdom Management, under Sherrie Jarnuowski's leadership, is not acting honestly or in good faith. She is selectively enforcing rules, failing to communicate professionally, and appears to be violating basic fiduciary duties owed to the HOA and its homeowners. Kingdom Management is a HOA management company that, in my opinion, not very effective. Our HOA fee increase from $168 to $189 in January 2024. Instead of contacting me directly about this change, they sent my account to a debt collector for the $21 difference I attempted to contact them for two weeks after discovering the HOA fee increase to resolve the issue, but my calls were not returned . When I finally managed to speak with someone, they informed me that my account had already been sent to Tankel Law Group. I continued to make payments of $168, the previous HOA fee amount, rather than the new $189 fee. I find it frustrating that they accepted my payments without reaching out to me to discuss the discrepancy. As a responsible individual, i am more than willing to settle any outstanding dues. However, the lack of communication and transparency from Kingdom Management has resulted in unnecessary legal fees and late charges. The owner/manager is the rudest nastiest person I have ever encountered. They send letters to people about violations that are just not there! I asked for proof of the supposed violation they told me I don't get proof until it goes to court. They give me a timeframe to fix a supposed violation but don't return phone calls in a timely manner. I wish there was s minus rating available for these people. read more

Kingdom Management is a very terrible Homeowner's Management Company, the Timber Run community garbage bins are full and dirty with loose bags around. The parking lots are dirty and not maintained, overcharged management fee for service provided. Title company manager and homeowner called at least 10 times, no response for 2 weeks. Advised to charge extra fee for urgent Estoppel even though the check was sent 3 weeks before closing. They often mail "fix it now" letters to the wrong people and never apologize, usually try to say they didn't make a mistake and the people need to fix whatever was reported. I would like to share my experience with Kingdom Management. I lost my job due to the pandemic so i have to sell my house to pay bills and not get forclosed on. Six days before closing I find out this HOA says i need to paint my house, take down the real estate sign, and re-sod my yard. This has caused my sale to fall through. Now i have to stay in a house i cant afford, which will get forclosed on and still not be able to pay my bills. Our community utilized Kingdom Management due the developer having a relationship with owner for years and by far it was the worst organized, disoriented , but more importantly, unresponsive company. I hate to even give this company a single star. They can't get something as simple as sending information to a correct email address to a board member of an HOA association, sending financial information to another person, posting payments from homeowners correctly, completing drive-throughs and submitting for approval (even after numerous requests), only getting half of those drives right, commenting on drive sheets that "Jane Doe" reported they will have their trailer in their driveway, but it really wasn't Jane Doe that said that, it was Sally Sue.... Jane Doe doesn't even live in the community. Then, when the HOA switches associations due to so many issues, the pretend to be "surprised" they were getting replaced. Kingdom Management is an outstanding company. We hired them to manage Windsor Forest HOA and they have done a great job for five years. They are highly professional and diligent in enforcing our covenants in a dignified manner. Sherri Jarnu is the best. Very knowledgable about all of the laws, rules and regulations affecting HOAs. Best decision we ever made as an HOA. KM acts a buffer between the board, and the community in regard to covenant violations so there will not be hard feelings in the community. FIVE STARS! Obviously a lot of people in Jacksonville do not believe that they need to comply with the HOA covenants that they signed at closing. Get a life. People in deed restricted communities need to comply with the Covenant restrictions, or move out. read more

Can negative stars be given? My experience with Kingdom Management is nothing short of a living hell. We lived in Florida years ago when my husband was stationed in Jacksonville. In all my experience with HOA management companies in Florida and the various states in which we lived, I can confidently state that Kingdom Management is the most absurdly unprofessional. Issues with Kingdom Management began a few months after they were hired as the newest management company. Our HOA checks would be returned due to Kingdom Management's frequent address changes. Our payments were set to autopay through our credit union so, we would update the information, and a check would be reissued, and months later, the process would repeat. The "guess the new location game" was exasperating; moreover, we were unsure if the payment was made until sometime later. To circumvent further issues, I began to make online payments through the Kingdom Management site via BB&T. We have never received consistent invoices from Kingdom Management. The online bill pay is a very basic site, where a user clicks a box to indicate Jan-Dec fee, which opens another box to impute a payment amount. After a payment method is entered, and submit the transaction is complete. There is nothing displayed on the screen to indicate a monthly fee, nor balances. In early 2019, I received a letter from a law firm on behalf of Kingdom Management to collect any unpaid balance. A lien was placed on my property, and I was thoroughly confused. Apparently Kingdom Management failed to send the end of the year annual invoice and then referred me to a collection company for a bill I never received, which cost me thousands. Around April 2019, in typical nonsensical fashion, Kingdom Management sending one sporadic invoice for a bill paid monthly. I noticed that some payments were not reflected on the account. The HOA assesses monthly fees and annual fees; both accounts are managed through Kingdom Management and paid through BB&T. I took the fault for this- thinking I inadvertently made the monthly payment to the incorrect account, I contacted Kingdom Management. I was told the account would be reviewed, and any residual payments would be applied to the correct account. A few months ago, we were victims of identity theft- which made a mess of everything, Our accounts were compromised, and it caused a delay in payments for all of my bills until things were sorted. I began to increase our monthly HOA payments by about $40 a month, which I felt would be sufficient until I could make an additional balloon payment for the residual amount. While I realize financial issues are not the concern of Kingdom management, it's essential to recognize that payments were being made to the account. Since the 2018 incident, I make certain to remind the Kingdom Management employee for whom I speak the importance of communication since I live out-of-state. I had a false sense of confidence in Kingdom Management for a fleeting second because, although I was not receiving regular invoices, I was receiving letters from Kingdom Management regarding bylaw violations. In fact, on three occasions spanning January- September 2019 Kingdom Management contacted me via USPS- reaffirming that they knew how to contact me- but were selective as to when contact was made. During 2019- I had contacted the Kingdom Management office, on a few occasions. Furthermore, my property manager also contacted the Kingdom management office on multiple occasions and provided her contact information to them as well. During these exchanges with Kingdom Management, there was never a mention of my account balance or payments. At any point during this period, Kingdom Management could have mentioned my account, sent a notice regarding my account, or made some contact with me regarding my account, and while I received three warnings about violations not once was I notified about my account status. Imagine my shock and horror when opening my mail today only to discover that Kingdom management referred our account to a collection attorney. The questionable underhanded business antics of Kingdom Management strikes again! I received not one, but three letters from the hired attorney henchmen. I was referred to the attorney because my payments were not "timely". Furthermore, it is increasingly unnerving to consider Kingdom Management sent three letters regarding bylaw disputes but never bothered to notify me about taking action due to timely payments Kingdom Management's handling of this situation was purposeful and deliberate. Had the timeliness of my payments been broached at any point, this could have been handled differently. According to the ledger from the attorney- at the end of this miserable ordeal, with all the fees included, I will pay more for this situation than the entire year of HOA payments. read more

The retention ponds are an eyesore because the levees broke going on a year now and the drain wateroff the streets continue to drain out into the St. Johns River a violation of the state. Even with The St John's River Management Company ( A city of Jacksonvlle government organization) sending out several warning letters, KM is refusing to fix the ponds. Yet when they send out letters to residence telling them about stuff they want corrected in ones yard, they want it fixed in 30 days. I call 8 more times but 30 days later I'm still waiting for Sherrie to call me back. 32 days later she call but did not get an apology for not calling me back within an appropriate time. When she did call me back I got a phone call at 8 o'clock at night . They pick and choose who they want to enforce the covenants restrictions on. She is not honest and when confronted folds meaning if there is a issue it will not be handled. Kingdom Management is the property manager for Chatham Woods in Jacksonville Florida. I have picked up trash around my condo numerous times. Kingdom Management is too busy handing out violation notices instead of providing staff that does what they should to keep the property looking neat and clean. Sherrie Jarnu with Kingdom Management is charging for fines placed on me without appropriately notifying me. She told me 2 months ago that the fine will be voided as I was not notified of violations which resulted in fines. Yet, she continues to impose the fine on me. Also, I have received violations for issues not pertaining to my property (e.g. I was given violation for fence needing repair, when the property doesn't even have a fence). When I try to reach her, she is not reachable. Her office does not reply back to my emails, and when called her office refuses to get to talk/email her directly. I am not the only one with such issues, a simple google search will reveal the numerous complaints about her and her company. This person and her company do not serve the interests of home owners, impose fines inappropriately, and they need to be inspected and shut down. read more

This has to be the very worst management company in North Florida. I had a list of suggestions I wanted to discuss with their manager for my community. The lady did not return my calls until 6 months later when she was fired for other reasons. Then I asked to meet for 15 minutes with the man who replaced her. He was fired before we ever got his return call. Then now Diane is on the scene. Diane returned my call to tell me she will never meet with me ever ever about anything. Among other concerns, I would like to ask that covenants be enforced in a uniform and fair manner. My neighbor has a fire hazard and a drainage blockage and also a stack of rotten snake-filled wood and also a bunch of nasty plywood nailed up to his house. HOA says take it up with Kingdom. But Diane gets paid even without doing her job. Seriously, if anyone out there is considering hiring this company, then please call me, Andy Johnson, 904-568-0769, and I will provide more detail. My community had a HOA management company who did a fine job before Kingdom came along with lots of huge awesome promises they don't keep.
