Not sure if IPS paid for these positive reviews or what, but it's been an absolute nightmare having this company manage our property. From the terrible communication between Marco, the vendors/contractors, and the tenants, to the awful work done by the contractors/vendors sent out. There's not enough words I could say to describe how terrible this experience has been. We've had people sent to the house to do repairs that just try and walk in uninvited (and in some cases have), a vendor who painted not only our cabinets, but also painted over our dishes, pots, and pans. We've had floor people install floors and leave the trash and old flooring on our porch. Vendors showing up unscheduled or not showing up at all when they are scheduled. Rude contractors who looked me in the eyes and said it's normal to have a huge gap/hole in our sliding door, which couldn't lock anymore because another vendor sent out installed the wrong sized handle for the door. Vendors who make up excuses or just straight up lies about why they couldn't get the work done. It's an endless list. I sincerely wouldn't recommend IPS to my worst enemy and at this point it just feels like a cruel joke is being played on us. Maybe they actually get some kind of enjoyment out of this? Where are the negative stars? DO NOT RENT FROM THESE PEOPLE!! They are RACIST CROOKS!! They are dishonest and have no integrity!!! They over charge for raggedy properties, and when you call for maintenance they ask what you have done to fix the issue. I was on a month to month lease from a previous owner at the Ravenwood property. I paid my rent on august first. On August 9th I realized I had an email as well as a letter from this company advising me to vacate. Ok, I am on a month to month lease, I do not check my mailbox daily, so I took the blame for missing the 9 days, but why could you not tell me this when I was in the office on the 1st paying my rent. Maybe it's just me but that is a question of integrity. I was given an additional 30 day extension but vacated the promises and turned in the keys on September 4th. Alicia from the office text me asking for a forwarding address for my deposit and I responded to her text. A week later, I've gotten nothing in the mail so I reached back out to her via text, and then decided to visit thieir portal, they charged me full September rent, and added a late fee. They are so shady with communication. The same day Alicia asked me for a forwarding address she sent me an email stating they have inspected the property, no damage from me but they are taking my deposit for September rent and I owe them 35.00 for the late fee. So this means,she lied just to get my new address. They have put a delinquent on my record while I was out of their property. If you are not a white American in the military, DO NOT RENT FROM THIS COMPANY!! read more

INVESTORS BEWARE!!! IPS's mismanagement cost me MONEY! It took them 2 months to finally evict the tenant. And in those 2 months that the tenant did not pay, they charged me MANAGEMENT FEES! Just to be clear. They placed and guaranteed a tenant and when the tenant went bad, it took them 2 months to process the eviction and they were still charging me fees. Here's what happened. The tenant's check bounced in Dec. Tenant did not pay rent for Jan. Jan 5, I was told the eviction has been processed. I emailed Aaron on the first and second week of Jan to get updates and he led me to believe that the eviction has been processed and that it's with the courts. Fast forward to Jan 19, I contacted the Duval County Courthouse and it turned out they haven't processed the eviction at all. I confronted Obi his partner and demanded the eviction to be filed and to give me a case number as proof. They didn't give me a case number until Jan 22. In conclusion, this company made money off of me, even when I wasn't making any money from the tenant they placed in my property. Keep that in mind before doing business with IPS. read more

I used IPS for 2 years. They are unorganized; sending me e-mails meant for other home-owners, late to provide documents (or don't at all), guaranteed warranty from contractors and then try to deny it (I have this in writing).They hired incompetent contractors to repair the HVAC, after multiple trips and nearly $6,000 and it's still not working properly. They were trying to hide issues with the contractor from me. Over charged me for cleaning (more than they deducted from departing tenant). Overall a terrible experience with an unprofessional group. All vendors used were at the recommendation of Aaron, however he tries to fault home-owners if there are issues. IPS also charged me $175 for their vendor's HVAC diagnostic - if I look at the vendor site its only $85. $0 maintenance markup is obvious false advertising. read more

For over 3 years now, IPS has managed my townhome rental property. Obi, Aaron, and company are very professional. They take care of all the repairs that rental property demands and always inform me what needs fixing and the cost associated with the fix. All the rent money gets deposited directly into my account and I get a monthly statement emailed to me. I highly recommend IPS to those needing property management. read more

Warning for Landlords & Tenants! Beware, think twice before you deal with this business. This is the worst business I have come across in my entire life. They are blatant liars & cheats. While moving in, it took about 3.5 months to sort out all moving in issues. I lived without 2 bedrooms due to this issue. While moving out (out of state), they charged for items that were in perfect working condition. I think they make money through their so called vendor partners and ended up ripping me ( and am sure landlord as well). They're friendly professionals who take the time to explain every detail and personalize interactions so that I really feel that they care about their properties and their tenants' satisfaction. I wouldn't recommend these people to my worst enemy. Used them as my property managers and they ended up being complete liars. Put some of the worse tenants imaginable in my house, and I never made anywhere near a profit using this company. They say they'll get you a deal using their vendors, when they end up sending you the most expensive people in town! Boy did I learn my lesson. IPS managed my rental property. Aaron is the only person I trust in Jacksonville because he has consistently demonstrated that when his interests conflict with mine, he does what's best for me. That's a rare quality to find in nowadays business owners. Example. He gathered some quotes from contractors to rehab my property. The one I picked came down to cost about 8.5K, the price was acceptable to me, so I told Aaron to go ahead with that one. He said, "Do you mind I negotiate it down for you?" I would never have known the quote could be negotiated if he didn't bring it up. Aaron is a super busy guy juggling many roles and tasks simultaneously. He's part owner of the company, manages hundreds of properties, and a broker that actively sells and buys properties. Despite all that, he took the time out of his busy schedule and ended up saving me about $1000 on that quote. On a side note, the contractor he found for me did such a great rehab job that the local wholesalers who checked out the property said they were pleasantly surprised by the quality of work. Another example, I was on the fence about keeping the property as a rental vs selling to a wholesaler without paying any realtor commissions vs selling on the MLS. After hearing me out, Aaron analyzed the pros and cons for me and led me to make the decision of selling to a local wholesaler. He would have been able to profit from me if he suggested the other two routes, either by charging more management fees or realtor commissions. What's even more awesome is that his leasing agent offered my prospective buyers access to the property for free showings through their self-showings system. I can go on and on about the other great things Aaron and his team have done, but I think the examples I've provided are enough to prove my points. read more

A friend referred me to IPS after she used them to repair and rent out her old condo and so I thought I would give them a shot when my own rental unit required some repairs. Normally the worst part for me is working around my schedule, my tenant's schedule and the handyman's schedule, but IPS actually made that part easy. They said they could have someone out right away, and they worked directly with my tenant so it fit her schedule. I didn't have to take any time out of my own day to handle the issue, and they made the repairs for a very reasonable price, which was fantastic! I will definitely use IPS for repairs again and if my tenant doesn't renew her lease, I will consider using them to help me find a new tenant. read more

My experiences with this company have been less than pleasant to say the least. I would avoid doing business with Innovative Property Solutions as a tenant or a property owner. My first clue to avoid them should have been their lackadaisical way in which they show properties. I had contacted one of their realtors when I was looking for a home to rent in Jacksonville and to my surprise she actually gave me the code to one of their lock boxes so I could enter the house myself! I am an honest person, so nothing bad came of it, but if I were the homeowner, I certainly wouldn't want strangers in my home unsupervised. As luck would have it, I liked the home and decided to sign a lease. There were a few conditions though that I wanted to have taken care of and was assured they would be fixed before my move in date. Nothing major, just to have the house and carpet cleaned and to have some random items removed from the garage that were left by the previous tenant. However, I show up two weeks later with a U-haul full of my belongings and nothing had been taken care of like it was promised. The house was dirty, visible dust on every surface, there were NEW stains on the carpet that had yet to be cleaned, and all of the previous tenant's items were still in the garage. I had no choice but to take possession of the home as I had already moved out of my old house. It is an understatement to say it was like pulling teeth to get the garage items removed and they remained there for more than two months after I moved in. Since then, everything has been a battle with this company. They have refused to repair anything in the home and it feels like the walls are going to crumble around me because nothing is maintained properly by them. I have a lot of experience with property managers because I move quite frequently because of my job (I've lived in 3 states in 4 years) and I can honestly say this is the worst property manager I have ever dealt with.
