Kim said it wasnt actually available for those dates even though was request was 2025, she took 2 days to even answer to the initial booking and there is a time limit for approval on VRBO. Negative stars to Kim Dennis on our experience trying to work with her and rent one of her numerous units at South Seas.. This review is long overdue, because I have been trying to get my money back from Kim Dennis for a rental that was supposed to be in South Seas Resort, Captiva during Covid from April 4 - April 12 2020. I am continuing efforts to try to get my money back, because this situation is just wrong. The Governor shut down the state and there was no way that we could go through with our trip. Ms. Dennis indicated that we should have gotten travel insurance, but the travel insurance company she recommended has not paid any claims during that period of time and frankly their reviews are so horrendous, no one in their right mind would work with them. We are just wanting her to do the right thing and refund our money. At the time, Ms. Dennis was very aggressively trying to get us to pay for the entirety of the stay, despite the uncertain conditions with looming border closures and state closures. We paid in two installments, and she threatened to cancel our stay if we did not pay the second installment, which we ended up doing. Basically, she wanted to get all our money, and then that was it. Location PERFECT. Price, quality and communication RIDICULOUS. Booked through VRBO, but communication was sent separately from owner/renter (Kim Dennis). The communication was mediocre at best. A contract was signed and sent to Kim, but nothing was communicated back. Then another email was sent with no communication again. Finally, on day of arrival communication began. No check information was provided until a few hours prior to arrival (drove over 10hrs). This was nerve racking to say the least. Payment however was accepted and processed prior to arrival. We arrived to find the unit owner/renter still cleaning the unit and it was 1 hour after check-in of 4pm. Owner/renter is NOT local so any problems can not be resolved quickly. The main problem we had was the internet. The internet is not private. It is shared with the resort and the owner/renter kept pushing us to use that. Unfortunately, that was NOT an option as we were staying for 2 weeks and working through (needed private secure internet). Luckily, the owner/renter purchased a hotspot and we were able to manage through the 2 weeks. Quality was still terrible, but we managed. The quality of the condo was subpar. The description describes the unit as recently upgraded. This is FAR from accurate. The floors look updated, but that's about it. The wall paper was peeling in the bathrooms, there was rust inside and outside of the refrigerator, there were only 2 chairs for dining table and one was broke, the furniture was out dated and needed to be replaced, the cushions on the patio furniture was stained and needed replacing and the linens to the beds were awful. If you suffer from severe allergies DO NOT stay here. Also washer and dryer was not located in the unit. It is down 2 flights of stairs and costs $2 per load (washing and drying). Unit owner/renter did NOT relay that information in the listing prior to booking. Side note related to the location. The location is perfect on Captiva Island. The resort associated had a very nice pool, easy access to the beach and great location to local restaurants and shops. (We loved Doc Fords and the Bubble Room). The cellphone service is terrible so if you want to go off the grid. This is a great location to go off the grid. And if you want to stay local, this is great as there is only one way in and one way out. It would be my recommendation to review the resort before booking with Kim's Luxury Rentals (South Seas Beach Resort Beach Villas) related to Captiva Island rentals. read more

Looks like I dodged a bullet - I tried to book one of her condos in Killington, after she had accepted the reservation she then cancelled it because "she had listed the wrong price", which was only $99 more for the WHOLE WEEK. This was my first tipoff that she is cheap and would be a pain to deal with. Then she tried to move the dates of our stay, THEN tried to sell us on another one of her properties. Red flags everywhere. While the communication with her was quick, it was also erratic & confusing; she's clearly unhinged. Sea Scape House, Tar Bay, Great Exuma, Bahamas. Vacation 2-20-22 through 2-26-22. This Multi Pod house is located on one of the most beautiful beaches in the world and I should know having worked years ago all through the Caribbean and Central America. We had children with us and the separate living, sleeping quarters were great for privacy and different bed times. The privacy that this house provides because of the acreage it sits on was great. We had everything we needed for our week and the caretaker Nemiah was a real asset, stopping by unobtrusively nearly every day and would answer any questions about local adventures when we asked. Kim was patient and a pleasure to work with over almost an entire year planning our trip. We will be coming back to Seascape. read more

0 stars This review isn't for the location or rental itself -- the location was wonderful and cozy. However, the woman who owns and manages the rental property was so difficult to work with. When we checked out of the place, we made sure everything was in order. However, a week later we were told that our $500 security was being held because the microwave door had been damaged! We barely used the microwave during our stay and definitely did not damage the microwave door. She provided no further explanation and did not seem to notice when we informed her twice that we did not notice anything wrong with the microwave as we were leaving. She did not provide photos or any sort of documentation of the microwave door. In the end, she deducted around $400 from the deposit to cover the microwave! She was completely impossible to reason with or talk to, but just kept repeating that the microwave door had been broken and asking us why we hadn't reported it, despite the fact that we made clear we did not notice anything wrong with the microwave on the way out. It's a shame, since her properties seem like nice places to stay in. She owns several vacation rental properties in Vermont, Florida, and the Netherlands (see website), so beware! read more

If I could do 0 stars I would. Kim is a total witch. My now husband and I had been planning our honeymoon for 7 months. After some health issues and the stress of wedding planning all we wanted was to relax on Captiva's beaches for a week. A couple of weeks I wanted to check in with her and confirm our reservation just to be safe and when she finally emailed me back she was so hateful and rude, treating me like I was stupid for even reaching out. I also had lost the email with the house notes and check in code in it and kindly asked for a copy. Again received a hateful response. Finally the night before leaving we were looking at the forecast of a week full of rain and discovering what was then Tropical Storm Ian. Meteorologists predicted the storm upgrading to a category 3 hurricane by the time it hit the gulf and it was targeting Fort Myers, our exact destination. I messaged to see if I could reschedule and she refused. No refund, no reschedule, just a "hope you got insurance." This woman wanted me to fly into a hurricane! By Tuesday there was our destination was under mandatory evacuation. As you know Fort Myers was completely leveled and destroyed. Thank God I got insurance and was able to file a claim. She totally ripped us off. If the insurance falls through we will be taking legal action. DO NOT ASSOCIATE WITH KIM DENNIS. read more

This owner is a crook. She does not provide any customer service once you rent from her. Lots of reviews from people from miami, which is where she lives and that is suspect. We rented from her and the unit was filthy. We sent her pictures of the filth and she sent someone 4 days later. The units are nice, but you could rent from anyone else and get that unit's convenience of comfort. Do yourself a favor and avoid any unit from Kim's luxury rentals or pilotkdennis or kdennis as she has many aliases. Shady! read more

My family just came back from a long weekend at Trailcreek Condo #71, in Killington, vermont. We had a wonderful relaxing time. We were booked to travel to Captiva to stay in one of Kim Dennis's properties when my husband was rushed to the ICU and almost died. When I contact Kim not even looking for a refund, her first response was not about the health about my husband it was just "too bad no refunds". The lack of empathy shows the type of human she is and I would never do business with her. read more

Rented the South Seas beachfront unit from Kim. She was cordial and accommodating at check-in, and very quick to respond. Unit was very clean with great sunset views. Would rent again and had no issues with landlord or the unit itself. The resort itself wasn't open, so it felt like we had the island to ourselves. Thanks Kim. read more

2nd year in a row staying in one of Kim's rentals in Killington. My group and I enjoyed ourselves both times. I found that Kim replied to my texts and emails within minutes and was very accommodating. Both units were well maintained and clean. I tried to book a property on Captiva Island in Florida with Kim Dennis who owns this company. I had to commit my credit card number to book this property, but once I did, she started questioning me about whether I'd be a good tenant. At first I argued, but then thought better of it and told her probably not a good idea. Even though it was the same day I made the reservation, she claimed it was too late to cancel. After I complained to VRBO, she moved my reservation to the next year (still did not cancel). Despite having over 4 months to rebook, she kept over $870 of my "deposit." Plus the property was shown as "unavailable" on VRBO starting about a month before the rental week. Kim Dennis refused to give me my money back. Plus I can't even review her on VRBO because the rental supposedly hasn't happened yet. VRBO was not a lot of help. read more

I would have to agree with the other reviews written here. Pilot Kim Dennis is erratic and difficult to deal with. Seascape in Exuma is a beautiful property, but the house itself is "rummage sale chic". Some of her pictures of her Bahama property are deceiving, the steps to the beach end about 5 feet short and the beach itself is small and rocky. Nemiah, the care taker of the home, approached us about donating money to a local school for school supplies. When I googled the school, the school didn't exist. Kim Dennis refuses to return our security deposit for Seascape in Exuma because of a broken stove grate. However, we didn't use the stove at all. She is also charging us for a new patio set. My father in law, 175 pounds, sat in a chair and it ripped. Kim Dennis claimed the set is new, but now can't seem to remember where she bought the set to replace it. Kim Dennis actually said she should charge me an hourly rate for her time researching the set. Also, Kim Dennis refuses to return our $250 for renting the hot tub even though the hot tub didn't work half the time. In short, Exuma is beautiful but there are plenty of properties. Shop around and know who you are doing business with. read more

I was hesitant to rent given the comment but I did want to get a VERY nice rental and even though the person complained about the microwave she did have good things to say about the rental place so I figured they must be really nice if someone was complaining about a security deposit but they complemented about the units themselves. All in all my stay was excellent I had no issues with the rental process at all and my security deposit was returned in full. This is my experience I guess others experiences may vary. I would not hesitate to rent again from the owner. I do not think the person is a manager I think she is the owner at least that is my understanding in my discussions with her. Not sure the previous review is very accurate or maybe they are mistaken. Who knows but I will be renting at her other location again soon. read more
