After getting several estimates, we called IM Landscaping and spoke to Freddy. He was able to come to our home and give us an estimate to do the work, which was fair and reasonable. Freddy and his team arrived early the next morning. I loved the fact that they were very thorough in removing the weeds, digging deep to get the root balls out. After that, they power washed the entire patio, even behind the condenser. Everything was so fresh and clean!! Due to the rain forecast, Freddy thought it best to make sure the stones were thoroughly dry before he installed the sand. He returned the following week and completed the work. Before the work began, I specifically pointed out the underground gutter drain pipes running beneath the driveway that carry water away from the house. After the paving was finished and the rains came, water began coming up through the driveway, which pointed to a ruptured pipe. The leak is directly under the area they excavated for the job. I was still well within the one-year warranty, so I contacted them. They answered my call and came out to look at it. They then claimed the problem was pre-existing, even though the leak is exactly where they dug. Since then, they have stopped responding to my texts, emails, and phone calls. I also sent a formal written warranty request with a response deadline, and that deadline passed with no reply. A warranty is only worth something if the contractor stands behind it. Based on my experience, I would be very careful before hiring this company. Get everything in writing, and photograph and document the condition of anything near the work area before they start.
