Building with Keystone Custom Homes has been an absolute nightmare. The quality of their work is horrendous. We have spent thousands of dollars in electrical repairs since our warranty expired. We couldn't shower without blowing fuses and are wired smoke detectors would malfunction at all hours of the day and night for months. This winter we have had inconsistent Heat and are now being told that we need a new HVAC system. These are just some of the problems we have been facing since moving into our new home. Keystone Custom Homes is the worst builder I know. They lie and are extremely disrespectful, unprofessional and lack the integrity to ensure their customers are happy. My husband and I have had a horrible experience working w/ Keystone. The communication with KCH is unprofessional. Our realtor was appalled at how poorly we were regarded. Keystone did the bare minimum for us. They were inviting in the beginning, however once we paid our deposit the majority of their employees became rude. They became hard to get in contact with. We closed on our home in January and we have already begun to see many short-cuts they took during construction stages. We have severely uneven subfloors, however Keystone is not doing anything to remedy the problems they created. Poor craftmanship is evident because there's leaks when it rains. There's something wrong in many areas of the house. We did not upgrade certain items with KCH (which are significantly over priced) We see now that they use the worst/cheapest materials. The fiberglass shower/door that they put in our bathrooms are hideous, cheap and poor quality. Several contractors have verified this, as we are hiring better contractors to reinstall better products in our home. The house is only 3 months old. It sits directly across the street from multi-million dollar homes. Most recently, one of the new contractors to whom we independently hired shared with us that he installs better showers in his mobile homes he rents out, versus the ones Keystone installs in overpriced homes. Keystone Custom homes is a ripoff. There is nothing custom about this company. The CEO Jeff Rutt doesn't appear to care about the negative reviews of his company either, as I have also tried contacting him directly. He doesn't respond either. He also is the Founder at Homes for Hope. I was excited to purchase a home to which we were informed a portion of its proceeds are sent over seas for certain missions for impoverished people, however Keystone Custom Homes appears to be a huge fraudulent enterprise. As we were closing, I realized none of our bathrooms had mirrors. When asked, the lead construction manager replied: The home does not come with them. They lied to us. I purchased a town home with keystone custom homes in the spring Creek farm townhomes community in Mechanicsburg area. I am an out of state buyer and the sales agent Anissa made it extremely easy for us in go through the process. She was very prompt in her responses. The purchase build and closing went very smooth considering the fact that I am out of state. Overall I am very satisfied with the build quality and would definitely recommend this to anyone looking for a beautiful home in a beautiful location. My advice to anyone looking to use this builder is to stay away and use someone else - we would probably give 0 stars if we could. I have been around construction in my past enough that I can honestly say they just don't care to make a good home first time through. They would rather pound them out and move on to the next one and put it back on the customer to deal with the warranty claims. They use cheap material, cheap labor, bad construction managers, poor craftmanship, just all-around poor quality. We spent a lot of money to build our dream home, it's disheartening to start to uncover issues that they did not fix, but tried to cover up. We have put in warranty claims now from every trade that has touched this house. Keystone should be ashamed and quite frankly embarrassed that they are producing homes like this. We moved into the house in June, it is now September, and we are still dealing with issues. Your home is typically the greatest investment you'll ever make. We chose Keystone and trusted Jeff to build us a home as advertised. Unfortunately they failed at many levels. The biggest failure was the HVAC install. They promised to fix it and to this day have not fulfilled that promise. They'll tell you in your pre purchase meeting how many problems they have solved etc.. don't believe it. I've attached a couple of photos of how the HVAC contractor felt was the best way to install the venting. I walked in on them using a chain saw to cut throw the floor decking and 2x4 floor plates. When they couldn't figure out that their intended plan wouldn't work they just cut a vent into the wall. The problem was they installed over the maximum amount of bends recommended to ensure correct ventilation to the space. So we have to live with a second floor master suite that won't cool below 79 degrees on a hot and humid summer night. Basically the whole second floor won't cool below 75 with the thermostat set at 68. This is just one example I can provide more, like running water to the upstairs bathroom on the exterior wall. Keystone will put public walking paths in your backyard. You will lose all privacy, have strangers looking in your windows and have to watch your children constantly as they try to play in their yard. Worst development plans I ever seen. I built in a Keystone development in Lancaster, PA so the house got built on time. The sales person was wonderful, the house closing review - how the house works person was very nice - BUT . . . HORRIBLE Service After the Sale! It took a year to get improvements in the horrible yard that they left me with - they did everything I asked for, after the Year! ! - so much easier if they had done it initially. However they couldn't fix the terrible basic yard - they use the same rocky soil taken from other lots - it Sucks to have to use a Pic-Ax every time one wants to do gardening ! ! (see pics below) Now I am trying to get my "Heating Cost Guarantee" honored & completed, and guess what?!? No response, can't get ahold of anyone, etc. DO NOT BUILD WITH THEM If you have an option. BUYER BEWARE. Keystone wants to sell homes but does not live up to its statement of outstanding customer service. I have been trying to get my lawn fixed/repaired since moving in (May 23, 2017). Keystone has never responded to my letters, etc - only sending a couple of individuals out to basically do nothing. When initially installing my lawn they did not grade properly, along with not tilling out large rocks (I took out over 3 full wheelbarrows of rocks the size of my feet), and puttting no top soil down. The mesh that was put down was just put down over the weeds which then pushed the mesh up and had to be removed. When raised, this created large channels/gullies of water runoff. When the workers did come out, they also took out some large rocks, but did not fill in the holes, and only put some dirt from another house being built (where dirt was removed for construction) in one small portion of my lawn. So now here I sit with numerous holes in my yard from rock extraction from their workers, large areas of my lawn without topsoil and numerous channels of water runoff gullies. This is not a 'the grass is not warrantied' issue, but an installation issue as grass needs a foundation to grow and Keystone did not put in a proper foundation! This is how Keystone treats its customers after moving in. I have even filed a complaint with the Better Business Bureau - and 3 weeks lat still no response from Keystone!! BUYER BEWARE!!! read more

***Do not build with*** My wife and I started to research builders who would build on our land, we contacted Keystone among other builders. At first Keystone was very responsive and answered all of our questions. Keystone provided us with a base price for a model we liked and then we picked out options for the home. We were told our final price and that it included everything from start to finish for a turn key experience. We asked to assure the pricing included a well and septic system. (We are removing an existing home and its well/septic) we were assured the price included everything. After receiving this price we signed a contract and gave them our $1,000 deposit, we were told a feasibility study would be done to plan for the placement of the home on the lot and to figure out what else was needed to build. Alittle over three months passed with almost no communication from the builder about any or no progress, finally the builder contacted us asking about the existing well and septic system because apparently they had problems getting information from the county. I gave them information that I knew and advised them again that we would need all new systems (per conversations I had from the county). That very day after receiving the questioning email from the builder I contacted the county and had a meeting with them to get the information we needed. The county was more then helpful and I'm not sure why I was able to get all the info we needed in one day and it took Keystone over three months. We now discovered that a perk test was required and we had a short time frame to perform this, with this knowledge Keystone wanted us to pay more towards the perk test, 3,500 more (a septic company near by will do the test for $900). Keystone also wanted more money for the new well, that's right after being told and documented in email that that price was included. The Keystone rep kept trying to go back on his word and say he only accounted for well and septic up-grades. With the unforeseen upcharges that we couldn't afford we broke contact with Keystone and lost our $1,000. I think we have now found our builder and are excited to move forward but unfortunately Keystone wasted so much of our time that we missed the chance to do a perk test so we can build. Now we have to wait almost a year before moving ahead. We feel that once Keystone got our $1,000 they were happy and didn't care about us. Horrible customer service. I can't give a review on the quality of work because we never ended up getting our dream house. We signed early April of 2021 and our sales rep very confidently told us they would break ground sept and be ready to move in Jan 2022. We were so amazed and excited and she carried on about how it's a quick process. Well then we had our meeting with our structural rep. And she asked when we were told they would break ground? We told her sept and she literally laughed and said "of what year!!?" So right then we were worried that we had gotten ourselves into a bad decision. She informed us the sales reps don't always know what's going on.... (why would they not know what's going on? That's a pretty important part of their job to know current status of home completions). We were told it would more likely be June at the latest, with covid things are on back order. Later down the road everything had gone pretty stagnant we messaged our sales rep for an update and she responded "the engineers are backlogged because of an over abundance of homes sold the past year" so we are delayed because keystone sold too many homes? Meanwhile mortgage rates are climbing and we can't lock in. We started with 2.8 rate and by the time we could finally lock we were at 5.1. After we locked they pushed the completion date out from end of June another month to July because they couldn't get a team to build our house I'm assuming because they had too many houses sold needing to be built. So we were told we could do a rate lock extension for 2700$ ok that's fine. Then our sales rep told us our completion day is going to actually be more like end of August so we would have to do two rate lock extensions to keep our 5.1 so 5400$ on top of our monthly payment being 800$ more a month then expected. And with all the time passing we had to sign a new year lease for our rental house we are currently in. So in the end we couldn't afford our dream house because of all the delays and had to walk away from our deposit which was really hard to do but it was our only option... Very frustrating and disappointing situation. I've lost a lot of sleep over all of this. read more

They blame any mistakes on the sales people instead of taking accountability. ****BUYERS BEWARE***** We made the mistake of trusting Keystone Custom Homes to build us a home which they promised would be ready summer 2021. We gave a downpayment to hold our lot in October or 2020. Prior to choosing our lot, I expressed a concern about the marshy area behind the lot. I was promised by Jim Spurrier who is the property advisor that it would not be a problem and even showed me pictures of what the marsh area would look like. We decided to trust him and go forward with the process of building the home. We had our first design meeting in November of 2020, which we were told we would 3 of. March 2021 is when the lies and excuses for postponing the process began. We were now told that there was an environmental issue behind our lot and that the county was not going to allow any building until there was grass growing in that area. April of 2021 we went to see the property in person and saw for ourselves that the excuse they gave us was no longer an issue. We then spoke to Jim again in April who wouldn't even respond for weeks. Emails, calls, no answer. Fast forward to May, they now told us that the county was now requiring them to build 2 houses prior to ours ant that those houses wouldn't even be done till maybe the fall. When we asked for written proof of the county's statements for the delay, Keystone refused to do so. After so many back and forth and constantly calling and emailing them, they finally decided to offer us a refund. The inconvenience this caused us is indescribable. I do not recommend building with Keystone Custom Homes in the Kensington Community. They use the cheapest contractors and give them extremely short deadlines to turn. They are more concerned with profits than putting out a quality product. The contractors used by Keystone Custom Homes in this community are very sloppy. We have had plumbers in our home constantly for the past year, eventually developing mold due to an improper seal on our bathtub. Keystones warranty department refused to remove the flooring to check for further mold after it was discovered between the first and second floor and said if they did remove it they would not replace it. After removal mold was discovered which forced them to honor their warranty. We have also had the entire homes drywall repaired since moving in, loud banging when walking over AC duct work, numerous cabinet replacements, and gutters not secured to the home. Gutter repairs for overflowing consisted of them drilling one deflector straight into the roof of our home through the shingles. read more

Approaching the 2 year point since the beginning of the building of my new home in Ivory Ridge in swatara township, Dauphin county, Pa. I positively would NOT recommend this company. The majority of the homes on Yale Street on the even number side continue to have major water problems from the hill drainage above us because Keystone did nothing to properly insure proper drainage of runoff water. Talk to them and they will side step the issues and make up every excuse in the book as to why its not their problem when they know fully well it is because the drainage was never properly addressed. There are currently at least 8-10 houses affected. To fix this problem it cost well over several thousand dollars to fix my water problems and divert the runoff into side Gullys that Keystone refused to do. Thankfully the water problems were only in the backyard and did not reach the house. The House is well built with little problems thus far, but the garage floor cement was not properly laid and had to be repaired, again something in a new home that you must watch with Keystone. They did do the repair, but at best a patch work quilt look that again I had to repair and paint seal to have it done properly. Design Galley which you are forced to use is extremely limited and costly for any upgrades, which you will want because the homes come bare bones, even to the point that window trim inside is an option. Advice, Get everything in writing before hand, don't trust verbal statements, Read the many other complaints here and elsewhere and make decision from there. My personal opinion would be to find another company. read more

We met with Keystone in September. After touring a few different home models we decided on the Nottingham Manor. At the time we were told a deposit of $15,000 was required to hold the lot. We had not been preapproved at this point yet, but were assured that would not be a problem as the money would be released if we were unable to get approved by a lender. There were some unexpected issues with my husband's credit and we have now had our application denied by two of Keystone's preferred lenders. We still have not had our money returned and everytime we call to determine the status we are told it is being worked on. Were we so pleased with the look of theirs builds and layouts that were decided to purchase a plot in their community to build. Everything was set up and it was time to go in to fill out the papers to finalize it all. We wanted our realtor there with us but Lindsey (our keystone consultant) advises our realtor he did NOT have to be there. We arrive and the first paper were small. Like initialing for the plot, community, home layout-such like that. Didn't seem like a big deal until she pulled out a 21 page contract and asked us for $10,000. We know that most builder require a Faith deposit to prove your serious BUT we are veterans and using out VA loan, meaning no money required and she had already said we didn't need one. I called my realtor to ask for help. Our realtor called Lindsey and said that we are leaving and waiting until he is present to protect our interest. Well that did NOT go over well with Lindsey. We didn't want to be lied or screwed out of our money so we wanted to wait. Lindsey began trying to make us feel comfortable to stay and finish. Saying that all of this is normal, all the customers do this, etc. I wasn't buying it and Rod came over (another keystone consultant) and they tag teamed us both. Both of them trying to "reassure" use this is all customary. When I expressed it felt like we were being cornered by them and we just wanted to go Lindsey threw her hands in the air, quite child like. She then later proceeded to throw her hands up and leave the room to give us more space. Except this was all happening while they were still haggling us. This whole ordeal took about 30-40 minutes, from the time our realtor said we were leaving to the moment we actually left. This was a HUGE joke of a meeting and I would never do business with someone so childish. It's really a shame that someone like that is the face of the company because she lost our business. They used all sorts of tactics trying to keep us there. Telling us our lot was in a lot of people's minds so we sign faster, trying to get all our savings from us, telling our realtor not to be there so we're not protected, and more! It was crazy. Four days later we looked at some homes and found the perfect one and we are under contract. My advice- keep looking or use other builders who are HONEST people. We just got into our brand new Keystone custom build home and we are so incredibly happy with the entire process from start to finish. We worked with Brittany at the main office in Chester County and from start to finish she was with us the entire experience along with our realtor. They worked together side-by-side to make sure that we had the best experience and picking out everything that we wanted for our new home. The build team communicated with us throughout the entire process. Scott headed up the construction and told us every week what was going on. He encouraged us to come and look at the house and to make sure that we were happy with the way that everything went. We did spot checks throughout the process and were very happy with everything that we saw and how it progressed. There was a miscommunication in one of the prints and Scott personally took care of it to make sure that it was done the way it had originally been planned. We met with the home warranty person Chris and he made sure that we had all of his information so that we could go through the process of a new home together. We couldn't be happier with what we received in our new home and are excited to make it our own. Reports throughout this listing show that this builder sells and builds terrible quality homes....everywhere. This is an on-going experience in Stoudtburg Village too. Rutt is a liar and deceitful and should really be banned from doing business....anywhere. He presented home styles to match our community and then proceeded to build whatever he wanted. Our POA has had to continually threaten Keystone with lawsuits regarding all types of damage to our community, personal property and the safety of our children! And creeps like this actually sleep at night. They overcharge and under-perform. They use cheap materials and cheap labor, even cutting out our original builders in the area and some that built our original homes. Homes are filled with creaky, loose flooring, wall and ceiling cracks all over, molding splitting from walls and stairs, one home owner reports a code violation of NOT having one 36" door to be able to carry things into the home without disassembling everything first! And these homes are less than a year old in most cases...they are settling like quicksand. They overcharge for lots, and have continually made all of us live with mud, rocks, noise, trash, damaged roads and sidewalks, and numerous safety and erosion violations. Fred Flintstone Builders would be better than this crowd. Slap one up and go to the next one is Rutt's motto. Don't even think of believing any 5-star ratings here...unless statistics say something good does happen for Keystone once in a while. The sale signs keep changing too. He started out at "the 180's" - now it's the "100's". Keystone has totally destroyed the home values in our village. Friends who have not visited in a while arrive with startled faces and eyes wide open- saying - what happened here?! Stoudtburg Village was once a nice, design-coordinated community with a heritage and history, and theme; now it's the prime example of a hodge-podge of homes that do not belong, owned by very nice people that we warmly welcome, but who were deceived by the devil incarnate home builder. We love our new neighbors and would love to have you here too, but we don't want you to be fooled by a lair and thief. Visit us and our shops but DO NOT BUY! I'd give a negative if I could. The customer service is horrible!!!!!!!!!!!!!!! They rush the build so the trades are on top of each other so most areas - painting, flooring, etc... are not completed properly from the beginning. The painters had to paint in the dark since electrical wasn't scheduled properly. But they insist on delivery of the home in 50 business days. I'd rather them take their time and complete items in proper order. Then their follow up visits are always rescheduled or the contractors don't show up on time. No regard for the homeowners time. It just sickens me how all the project managers have no care in the world for any of the homeowners. They are just concerned on delivery of the job which must come from the higher ups. I have had a very good experience with Keystone. I worked with Mariah and she made the purchasing process seamless. My home is very solid and has needed very little maintenance. When I had some minor fixes that needed to be made (nail pops, seams showing through paint, etc), Keith was on the spot and made the repairs in short order. I am very happy with the home and my neighborhood. My neighbors are also happy with their homes and service. The only downside has been on the mortgage lending experience. Keystone works with Lancaster Mortgage, who seemed nice, but sold my loan to a bad mortgage lender (Caliber Loans), with whom I have had numerous issues. If buying a Keystone home, I would suggest finding your own mortgage lender so you can avoid the angst. read more

I recently built a home with keystone custom homes in Etters, PA (Susquehanna ridings development). I am in the process of final walkthroughs and settlement. I am mostly dealing with Aaron who is the general contractor for keystone custom homes. My experience has been completely HORRIBLE! I spent $423,000 on a ranch style home and the quality is below average at best. They will not fix the uneven wooden floors, the horrible drywall spackling, paint, and uneven tiles. This is unacceptable. Aaron keeps making excuses on why they cannot fix the issues. I paid what keystone asked, I did not ask for any discounts, the work should be properly done. They need better subs because the work is not professional at all. I will have my final walkthrough next week. I am in the process of talking to an attorney, because I am not going to let them push me around, they have messed with the wrong family. Do yourself a favor and use another builder. We have had trouble since day one. Deceitful marketing (i.e. - heating is natural gas-NOT! Propane), poor workmanship, etc. The latest-they pieced our front door in and so water has been getting in through the seams. The guy replacing the door showed us a myriad of problems with the original installation of the door. Cheap materials are used. They are not the best builder in America. Not even close. read more

Do not buy with this builder. The houses are nice, but the people selling them, building them, and enforcing your warranty are horrible. The realtor blew off our initial meeting, and she gave us a ton of inaccurate information about the design choices. The design consultant failed to ask us key questions about our design choices. The painters were terrible. The edges look like a five-year-old painted them, and whenever we voice our concerns, our weasel-ly customer service agent blames us for not buying more expensive materials or picking the wrong colors. He is a master of spin! The home wasn't even completed when we settled. They are the worst people; they only care about taking your money. Stay away from them! Try Ryan homes! Don't make our mistake, find another builder, you can do much better, not commensurate with the money paid for our home! Keystone Custom Homes makes our previous builder in Virginia, who has not won any awards and replaced almost all the cabinetry in the home, look outstanding! Had to meet with the company after finding beer cans, bottles, and bottle caps on numerous occasions during the construction process, only to ge that it is local kids, what a load of crap. A blind person could have done better quality control. Their slow follow-up service demonstrates a lack of quality and commitment to your satisfaction. Issues only get fixed if you stay on top of Keystone asking for a status. Still not satisfied with our home! Too many errors in quality control before close. Entire driveway was replaced and they still didn't get it right, should have been replaced a third time. Paint company was horrible: painted dust into the ceiling in numerous rooms, all interior doors painted with semi-gloss along edges andwith flat paint in the middle, bottom half inch to inch of baseboards not painted with semi-gloss paint, corners not properly painted, areas near cabinets, the baseboards were not painted at all, and many areas still needed nail holes filled and missing caulk. Missing dual zone HVAC dampers for the second floor and first floor not even hooked to power for the system to work and first floor duct work on one side of the house tied to the second floor duct work. Fire place had multi speed fan switched without our permission three weeks after close. Many other issues, that took Lancaster Handyman at least five days to fix instead of Keystone. Follow-up customer service is abysmal, a total lack of communication when you have an issue that needs to be fixed. Have submitted several issues to the rep, with zero follow-up from the customer service rep whether it will be taken care of. Told parts would be on order, took months to fix. Issues from Keystone's own QTW prior to close , took five months after close for Keystone to address, this was only after several emails about the issues. The work order process is extremely slow, takes almost two months, one month to go to the contractor and almost another month to schedule. 11-month drywall repairs done by Rocket Drywall had to be re-done by Lancaster Handyman with House markedly in blue tape over 90 days waiting for repair. Emailed company owner Jeff Rutt, who at closing hand us his card and stated, contact me if you need assistance, nothing but silence from him. We were forced to email him because, customer service rep, regional manager, and customer service manager are inept at getting things done, they only say we will get your work completed. After submitting a complaint to the BBB, work finally started to move forward. Lancaster Handyman worked on all the repairs, opposed to the Keystone sub-contractors who did the original work. Lancaster Handyman far superior work to any Keystone sub-contractor. Keystone really needs to conduct a root cause analysis of why their customer service reps are overworked. Is it poor quality work from the trades, enough reps in the field, poor management, or a combination of all three. Worst part of whole process is that Keystone cannot admit a mistake and issue an apology. read more
