    Brian seeming unprofessional and impatient

    Awful experience using KeyPM. Long post incoming, I will try keep it as brief as possible. Some KEY problems we faced were poor communication, late responses to emails, rushing us to make a decision, and lack of accountability. All of these are big red flags for a "property management company." The BIGGEST complaint we have is how they perform their background checks. For a company that has been in business since 2001, they couldn't find MULTIPLE evictions on a tenant they referred to us. The tenant was evicted the same month they moved in our property. We trusted them to thoroughly vet applicants, and in my opinion, they did a really poor job. If anyone has questions and wants more information, please feel free to reach out. We are committed to resolving this matter and will continue to explore all appropriate options until we feel this issue has been addressed satisfactorily. UPDATE to response: Brian, I trusted KeyPM to be at a minimum a decent property management company and actually do what you claim. If you "thoroughly" performed a background check, how did you miss TWO evictions on their record? If you had never sent this tenants information, I would have never selected them. If you were as competent as I was led to believe, you would have discovered they had been evicted TWICE. I'm curious, what is your background check process? It can't be very much. You did offer assistance. Why would I elect to trust you or your connections after you failed to discover evictions? You did offer some financial compensation, only $300. Although, You claim you were paid around $1,400 for tenant to move in. The tenant didn't pay for November, December, and now January. We have lost over $6,000 from that. Your $300 dollars and assistance to have them evicted (which we were already doing) doesn't make a dent in the damages we faced from your presenting this tenant to us. In the first email below, it shows you pressuring us to hurry and make a decision on the tenant that was evicted twice before moving in. I don't think it was professional or patient for you to speak with a client (us) like that. The other two emails below display poor communication and disregard for a question we asked. It truly shows the lack of care and unprofessionalism, the person handling our transaction had no idea what was going on with our tenet on a very important day. We tried to speak with you Brian about what we want and feel is just. Your $300 doesn't cover that problems we faced and are still dealing with.

I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

After a couple phone calls, I met him in person when I flew in to Vegas to move some things out of the home, and he checked every box, just a genuinely smart, knowledgable person. He went above and beyond at every step, hiring the contractors to clean the home, handle landscaping, and photograph it for sale. He literally got on his hands and knees with a bottle of Goo Gone to remove a bunch of carpet tape marks left in the kitchen! Who does that?? As for the sale, we ended up with multiple bids right away and it closed above asking. Except for one notary signing, everything was handled remotely and digitally, which was exactly what we needed at this difficult time. I don't know how it could have gone any smoother. Incredibly impressed, I can't recommend him highly enough.

Since I live in California, Kelly handled everything for me as he coordinated with contractors, gathered quotes, and managed the entire rehab schedule. What impressed me most was the speed and efficiency. The property was completely rehabbed and rent-ready in under three weeks.
