Kevin cost me $5,200 due to his negligence.
I live in NY and own property in Warner Robins, Ga. I contracted Kevin as my property manager in 2013. When he leased my house to renters for the second time in Sept 2014, he didn't notice that the previous tenants had stolen my full sized washer and dryer. As a result of the washer being removed, the hoses had been left hanging from the faucets and were dripping water on the utility room floor which he also failed to notice. Even though, by his own account, he showed the house to the second tenant at least 3 times before he rented.
This second tenant noticed the faucet leak and notified Kevin the next month, October. The tenant continued to call Kevin over the course of the next 5 months trying to get him to repair the problem. Kevin didn't notify me until April 2015, 6 months later, that there was a "small leak that they couldn't tell where it was coming from", and he still hadn't gotten the faucets repaired. I had to call a plumber myself. Once the plumber was there, he called me to tell me that the small leak, that Kevin described, was actually "about an 1" of water on the floor". Once the leak was repaired, I called the insurance company for an estimate. The claims adjuster called me immediately after his visit to the house to share with me the photographs showing black mold 5 feet up all four walls of the utility closet. The insurance said that they would not cover the damage because it was "a clear case of neglect". It cost $5,200 to have the mold removed and the damage repaired.
I have approached Kevin several times asking him to pay for the damage. His last comment was that his people would be getting in touch with me. Still no response. read more
