We are now 8 weeks past closing date for my purchase of a property Nothnagle agent listed. After…read moreless than 24 hours on the market, the Nothnagle seller accepted my all cash, over asking price, w/o an inspection contingency, 30-day closing offer for their listing which stated in the MLS description that materials were already ordered for repairs that would be completed before closing. All parties signed a contract stating that closing would be on or before I closed on my former property (which took place on 10/25/18.) But, on Nov 6th I find out that not only are the materials NOT yet ordered, but that the property is not in compliance with HOA rules from prior repairs, and the seller is unable to fulfill the terms he made in the contract. The Nothnagle agent never responded to several of my offers to arrange pre-posession or seller concessions to remedy the burdens that each day not closed causes me. So I guess Nothnagle sellers can fail to perform as promised without any consequence & at the cost of the buyer. A written agreement which includes a Time is of the Essence clause means nothing to them. What a nightmare the last 8 weeks have been, and now that the seller is finally prepared to close, today claims he has a "new offer" and is holding it over my head to strong-arm me into closing on terms which benefit the delinquent seller and cost me for the mistakes he made with 4 major structural repairs and the HOA approval/certification process. One way to see how good of a Realtor you've got -- they're either going to stick up for you or they're going to try to force you to close so they can get paid.

A good realtor helps alleviate the stress; advises and encourages during what can be a challenging season in your life. Chris Roman is such a realtor. I've seen him in three different capacities. I was introduced to him when he represented a house that I was interested in buying. He was a dual agent (representing the seller, and us, the buyer). We were finally outbid by another buyer, not because we were uninformed, but simply because we didn't think the house was worth more than our second offer. Chris quickly sold our home. His friendly demeanor put potential buyers at ease: approaches them in a causal, conversational way and not pushy or over aggressive. We had read conflicting viewpoints on the value of an open house. Since our home was in an area of the City that had recently experienced some break-ins, and since we had three cats that needed alternative housing, sided towards not having one. A neighbor had sold her house without one, based on the advice of her realtor. Chris thought differently, presenting his experience, but said he would acquiesce to our wishes. After much thought we agreed to have an open house. I am so, so glad we did! We received an offer the following day from a woman who had been independently going to open houses for a year, looking for the right home. She had not intended to buy so soon, but after being in our house, jumped at the opportunity to own it. Chris is a calm, easy-going realtor who will listen to you and will not push you into doing anything you're uncomfortable with.
