I had the pleasure of meeting Cynthia after scheduling a viewing for a two bedroom apartment with a friend. Cynthia is a great person. She is smart, dedicated, hard working and sweet. In my opinion, the recipe to be successful in the real estate market. Also, got the pleasure to speak to Sara at the realty office. My feelings of appreciation for her I can not even describe. She sat on the phone with my friend for over an hour going over procedures, policies and the apartment application process. She has helped my friend transition to be able to rent an apartment on his own for the first time in his life. My friend loss his parents at a very young age so the woman support at this office is an asset which was unimaginable. Lastly, Ms. Debbie the office manager is outstanding. She is compassionate sharing some of her personal experiences and giving advice. She checked the mail several times. She called promptly to give him updates. She is a very special lady and has a great work ethic. There are very few people in the world who help without an agenda behind it. Real Estate agents and brokers have always had a bad rap. There is an expression a broker would sell their own mother for profit. Gladly to say all these women mentioned in my review are exceptions and great individuals, i am so thankful i had the pleasure of meeting them and doing business with them. Signed a lease with this group last month. Stephanie was very helpful as we signed our lease- she…read morewas friendly and patient as I had a lot of questions with the lease and asked for receipts and a few things in writing even though it was approaching 5pm on a Friday. The master bedroom of our house had an original paint color that was eccentric but well maintained. We requested it be repainted to something neutral, and Stephanie made sure it was repainted. Not that big of a deal, but they technically did not have to repaint it so we appreciated the extra effort and the bedroom is much more comfortable now. I submitted a work order and it was fixed the next day, which is surprising given that it is approaching turn season. I appreciated the fast turn around time. Only time will tell how our overall experience goes, but so far things have been good. On just a final note, one review says something rather nasty about Stephanie and I haven't found that to be true in any capacity. I don't know her personally but she was easy and generally pleasant to work with. I'd recommend to anyone that if you attempt to be kind and easy going, you generally get the same response in turn. If you approach a situation flaring angry you likely won't get anywhere. Rating 4 stars due to a problem during the move in process with the removal of construction materials- but this isn't even worth getting into. The problem was handled after a few weeks and through a few firm emails on my part. I look forward to remaining a tenant with this group.

While they were there, they shattered a lamp in my room and broke several other things. I reached out afterward and was told they would reimburse me for the replacement. I bought a new lamp, sent them the receipt like they asked, and then never received the reimbursement. It was incredibly frustrating to have people enter our house without warning, damage my belongings, and then not follow through after saying they would make it right. I would not rent from this company again.

All of the five stars reviews are from broke college kids trying to win $250 (attached screenshot below of the bribery). Be prepared for homeless people dumpster diving daily (around 4pm to be exact), unreliable community washer and dryers, a pool which is rarely useable, and your car being broken into. Additionally, when your lease does end, remember it is a "term" lease so despite being asked to move out by noon on July 21st, you will still have to pay the whole rent for July and end up having two rents for July like me. Also do not expect your security deposit back and plan to owe Rent Athens additional money despite the condition of your apartment. Summary All of this to say, archer apartments are at best two stars. It is cheaply made and Rent Athens could not care less about the property or any of their tenants. There is no reward or thank you for paying your rent early or on top every single month for nearly three years; in fact, you will be punished for simply living in the apartment at your move out. If you can afford anything more, I would recommend going with anyone other than Rent Athens.

FHP is the slimiest and incompetent landlord in Athens. On multiple occasions they have failed to…read moreprove to me that they are hard working or caring landlords. Towards the end of my lease I was locked out of my room, where my 6 month old dog was in her crate. I called Fred's to receive a master key to get back into my room. Long story short, their master key did not open my door, the FHP employee left shortly after that and provided no help or answers. I hired a locksmith to get into the room. The locksmith then told me that the door knob and lock was broken and not functioning correctly. Fred's did not reimburse me for the locksmith even though their handle and lock was broken. Shortly after my roommates and I moved out, we received $1500 back of our security deposit which was $11,250. Fred's charged us for broken appliances a lot. The most frustrating part was that every time an appliance stopped working, we filed a work order to get the appliance repaired. FHP neglected our requests and ended up charging us for these things instead. There are countless other instances where I have been dissatisfied with FHP. They've been running the Athens downtown living community for many years now and know how to squeeze every dollar out of their residents as possible. Please be aware of how frustrating and disappointing FHP will be if you do sign a lease agreement with them.

Any little or big thing I needed, it was taken care of quickly. They were a huge reason I resigned a lease with them, I honestly regret not keeping them as my landlord. Always on top of communication, especially when I had to work from home and also show my house at the same time. They were ever accommodating and it was challenging for all parties. I would recommend Boulevard Properties to anyone in town and afar. Their maintenance guy Bob is top notch and taught me a lot about home repair.
