I'm a Realtor in Portland, and recently referred a client to this company to repair a construction…read moredefect of improperly installed windows in my clients home. He had to remove the existing (old, brittle) vinyl siding, attach the windows (that were never attached to begin with) to the framing, weather seal the windows to prevent water / air intrusion, and re-install the siding without damaging anything and making it look like he'd never been there. Kevin got my clients on the schedule immediately (this past Tuesday!), did a top quality job, didn't damage the landscaping/ yard or the old existing vinyl siding, he made sure the gates were shut and locked before he left, and left my clients home just as spic-and-span clean and tidy as it was when he'd started the job. He went into the home, cleaned up the mess left from old cracked caulking that had crumbled all over the window sills and floor, cut out the old caulking and redid everything so it literally looks brand new. This is just one of many example of the opportunities I've had to work with Shamrock Group, where I've either personally utilized them, or referred other agents, clients etc to Kevin (the owner) when they're needing repairs before closing or getting ready to list their homes for sale: he literally knows how to do everything from an entire punch list of ticks tack items that needed fixes to full scale remodels to help sell their homes for top dollar. Things I love about this company: family business, does good work, fair prices, easy scheduling & payment. Until recently this company didn't even have a yelp page - I heard the patriarch of the family business wasn't quite as internet savvy as his sons, so they had no website, no yelp and no internet marketing and yet still they've been in business for years and years - now here they are on Yelp. Honestly, I hesitated to even write this review because up until now (and until they get too busy for me! lol) they've literally been my "secret weapon" in real estate transactions and absolutely my go-to when a client of mine needs something. You know how it is when you find a great restaurant with amazing service, pricing and food... you don't want it to become so popular that you can never get a table or the menu changes... that was my trepidation here, but what goes around comes around. As a real estate professional, it's great to have a family run company I know I can call led by an owner / operator who understands how time sensitive my clients needs are, seems to ask all the right questions (When can I come take a look and when do you / your clients need to get it done by?), who is flexible with scheduling, has easy payment procedures, who gets me the quotes/ info back quickly, prices his work fairly, shows up on time and does excellent work. This company has somehow figured out how to break The Iron Triangle. Again, what I REALLY should be saying here is "Go away, call someone else, find a different contractor!! Shoo!" LOL

The builder had barely painted and sealed the surface leaving it open to the PNW weather. I was afraid we'd have to put new siding on at great expense because it looked so bad. Sam Mitowski and his crew did a fabulous job prepping the surface and put a second coat of primer on to make sure there was good adherence for the the paint. My neighbors are all impressed and I'm handing Sam's card to anyone who asks. We have more interior work to do and then I'm having the crew back to paint the house's interior. I'd like to note that we've refreshed and sold three homes we've lived in. Sam impressed by his preference to use Benjamin Moore paint. I've seen cheaper paints fade and/or shift color in less than 5 years. There's a reason interior designers/professionals prefer this brand- it's durable and easy to clean. (I do not now nor I have never worked for BM paint. I'm not related to anyone who works or owns stock there. I simply find it the best paint for the purpose. Their primers not only make surfaces take paint better, they save money on more $ paint.)

After reading reviews and not really sure who to call I call Bobby. Bobby tells me he will be out on Tuesday which will be the day of inspection. I agree thinking they will see we are at least trying to repair it. I get a call from Bobby on 11/31 saying he just was finishing up a job and could do the repair in a few hours if it worked for us. I told him sure knowing that we would have it done before the inspection and how much better that would be. Bobby came out and found a little more damage than what was first thought but repaired and replaced old siding and painted and caulk on Halloween night. Told him he did a great job and we would be using him in the new home. Had him out the other day to check out the projects before we move in and he is all set to start. I will update when we get done with the new home but so far he has been fair, honest and very good at getting the job done and done right.

I contracted Bobby to cover popcorn ceilings in two bedrooms and a small section in my living room…read morewith sheetrock and finish with texture. I also had him frame out and finish an attic entryway in the master bedroom that had popcorn and remove an old cable jack and phone outlet on the wall, patching those areas with drywall. I found his name mentioned on a Nextdoor post from a neighbor down the street from me. After accepting his bid, he was quick to call me to set up a time to sign the contract and to look over the job site. He was able to put me on the schedule within two days of my agreeing to hire him. He worked consecutively for three days. He completed the job on a Wednesday evening around 8:30pm. It was late and dark in the rooms, and I did a quick assessment with the flashlight on my phone. I pointed out a couple areas where I could still see the seams in the drywall, and he reassured me those wouldn't be noticeable once everything had dried. I paid him the remainder of the money and we parted ways. Next day afternoon, I was able to see the finished work in daylight with a better light source, and was not pleased with the work done. I was able to see almost all of the drywall seams. The corners in the attic entryway were not clean and smooth, and there were random marks and lines in the textured ceiling. Texturing was not done evenly. The texture was so thin in some areas that I could see the sheetrock and heavy in other spots where it was dripping down more than a ¼" and casting shadows. Texturing was also done with the attic door sitting in place. The door was sealed to the attic entry where heavy texture dried. I had rip that apart to push the attic door open. The corners in the living room area were not completely filled in nor smooth looking. I was very disappointed that someone who had 13 years experience would leave me with this quality. After a couple days of phone tag, we talked on Saturday. It was a heated conversation on both ends, but we resolved he would come back on Monday to fix any issues. However, during that conversation, he openly admitted to: 1. Rushing the job because it was late, he was tired and wanted to go home and go to bed. He finished on Wednesday, yet he gave himself until Friday in the contract to complete the job. 2. Having inadequate lighting to do the job. Even though the photos that he took of his completed work looked sufficient, after seeing the photos that i had taken during the daylight and with a better light source, showing my dissatisfaction, he realized that his work was not great and blamed that on not having enough light. He was aware that neither bedroom had any lighting going into the job, yet he chose to finish the work at 8:30pm with no daylight and only one light in the room. 3. Not having the correct nozzle for his texturing machine. A better nozzle was left on another jobsite, yet he still decided to use one that he had less control of to get the job done faster. He did use the use the word "nit-picky" when I was voicing my dissatisfaction. I feel that I have a right to be nit-picky about a job in which I'm spending a large chunk of money, putting my trust in him to do good work and wanting clean looking ceilings that I will be living with for the next 5-10+ years. Bobby came back on Monday. He couldn't give me a timeframe of when he would arrive and start work because it depended on how early his guys would get out of bed and get to the job site. In the end, the work looked much better. The seams in the second bedroom were still slightly noticeable, but I made the decision to call the job complete with the idea that adding primer and paint would hide it. Unfortunately, I can still see them after painting. I can say that I will not call him again nor recommend him to a friend.
