We were in desperate need of a rental quickly after a home purchase fell through. They video called me to walk me through two separate properties and were completely accommodating to the fact that we'd be signing a lease long distance. The property itself was in good shape and each request we made for maintenance was quickly addressed with no issue. Each time we needed to call the office, staff was friendly and attentive. Upon move out, we were given a reasonable yet thorough move-out to-do list. We requested a final walk through where a couple fixes we missed were mentioned. We quickly addressed them ourselves and our full deposit was returned within three weeks of turning in our keys. The only thing that might be an issue for some, was the need for professional carpet cleaning from their recommended companies upon move out. We didn't have an issue with doing this at all, and given that we were given the option rather than just billed for it later or having it removed from our deposit, we appreciated the transparency there. We've rented for the past 11 years as well as 4 years of college and we've grown to appreciate management companies that hold tenants accountable because it means when we move in, we are renting a great home in good condition. In our opinion, their expectations were more than fair and the property was kept in great shape for the owners. Overall, we'd definitely recommend them as a rental agency. We own our own home now and would absolutely use them to manage our property should we ever need to rent it out.

The home was not properly turned over prior to move-in. There were large, visible patch jobs on multiple walls, and the overall cleanliness was unacceptable. The condition of the unit upon arrival was far below any reasonable standard--unsanitary and clearly not ready for occupancy. And when I brought these issues to their attention, that was definitely something that they leaned on that this was site unseen, which was completely unacceptable. As someone with 10 years of experience in property management, I find it deeply concerning that a company would present a property in this state. There is a baseline level of care and habitability that management companies are responsible for, regardless of owner involvement. That standard was not met here. We had to arrange for professional cleaners two days in an row after move-in, totaling 16 hours of work just to make the space livable. Maintenance issues took OVER a full week to address. During this process, communication was inconsistent. When I raised these concerns with Cydney, I was told I was being "nitpicky," which was both dismissive and unprofessional given the severity of the issues. Questioning how SHE lives. Afterward, another representative (Jason/Justin) stepped in and did provide a rent credit while repairs and cleaning were completed, which was appreciated. However, the lack of accountability, poor communication, and initial condition of the property reflect broader operational issues. For property owners, I would caution that this company may not adequately protect or maintain your investment. For prospective tenants, I strongly advise against renting sight unseen through this management company. The experience suggests a pattern of inadequate preparation and reactive--not proactive--management.

I had to pay everything out of my own pocket. I have a full paper trail and phone call logs about every single time I've tried to contact them and never fixed anything. I was living in my house for 3 years with NO LEASE because they would NEVER have anyone send me the paper work to sign and fill it out!! HOW DOSE THAT EVEN HAPPEN?! Britney Covin did NOT want to hear me about anything but wanted 6,000 because they closed down my portal to my rent, didn't want to send my ANY information to have that updated. Best believe I have a great attorney.

Soon after moving in we discovered we had a leak in our roof, which then turned out to be several leaks all over the house. During the 12 month period we rented through them they sent maintenance out probably at least 5 times to "fix" it. It was NEVER corrected. We had asked for them to get professional roofers involved since it wasn't getting fix, it must have been beyond what maintenance could take care of. They sent a company out for a quote but nothing ever came of it. We can only assume they didn't want to spend the money on it. So nearly the entire 12 months we had leaks every time it rained, we had ceiling panels swell up with water, ceiling panels fall to the floor, who knows what growing in the framing, insulation and paneling. The last 3-4 months of the lease I was pregnant, so who knows what my baby and I were exposed to living with that mess!!! Had we been able to find a place we could afford sooner we would have broken our lease and moved early, as we would have had a right to. Sadly that didn't happen, but I am still angry our health and well-being was disregarded by this company. We had other complaints and maintenance requests that were never taken care of either, like a front porch that would swell with rain so the front door could hardly open, and the porch felt like it could collapse at any moment since it was most likely rotting. Bottom line, if you care about your families health and safety, steer clear! They may be nice enough people but they don't run their rental properties worth a damn. I have attached some of the pictures I took of various leaks we dealt with during our lease. There were others, some with ceiling tile falling out, but I don't have all of the pictures saved to my current phone to attach them. Please note, at NO point did the leasing office ever seem to consider this an emergency or a health hazard.

    This is a review of the beginners photography class offered, and not of any other services…read moreprovided. Disappointed is an understatement. To preface my review, I had recently purchased a dslr camera, and have read 2 intro books on photography prior to taking the course. The $160 course is marketed as a 6 week session, with 2 hours a session. Roughly 30 minutes of which was dedicated to snack time, and the 6th session had no new material presented. That alone is about 5 hours of the 12 hours paid for that is wasted. The instructor spent roughly as much time either giving suggestions for what equipment to buy (ie. internal hard drives) as he did giving pertinent information to improving photography style. Minimal critique was given on homework assignments, and the pictures students took were often not reviewed until after the allotted class time was over. I perceive that as the work that the class completed was seen as less important than the snack time, but that's an opinion. A model was asked to come in for the 5th session, where the instructor spent 30 minutes conducting his own photo shoot, which proved to be a rather awkward experience. Not only were the students given minimal instruction and critique during their short opportunity to photograph the model, but the model seemed generally uncomfortable with some comments that were made during the session by the instructor. I wholeheartedly would not recommend taking this class if you are a beginner seeking to improve your technique with a digital slr. The alternatives of reading the manual that came with your camera, buying a digital photography beginners book, and searching through youtube tutorial videos are much more cost effective and rewarding experiences. Also, it will save you the trouble and stress of going home and complaining to your spouse after leaving this class each night.
