Well, in no time at all, it was "mission accomplished" with the help of Terry Leach. We consider him to be our friend as well as mentor at the end of our transactions. Terry assisted in listing our unique property using state of the art, professional photography, beautiful color brochures, spectacular home staging and open house techniques. His knowledge of the real estate market, along with his assessment of repairs needed to make the house sell at optimum price were very instrumental in finding the perfect new buyer for our home. Terry listened carefully to us every step of the way, which I would consider to be his very best skill. He is able to really hear what is said and interpret that into success in both selling and buying. For example, there was a point during the sale of the old property in which we told him, the prospective buyers were going to be willing to pay top price for our property if we just held out. For example, when going to see houses, I preferred to not know the asking price up front so that I could evaluate the property itself without the financial impact. My husband however, being the "bang for the buck" man, really wanted to see the listing Price up front. So, when we met up with Terry to go shopping, my paperwork on each house did not showed the asking price, while my husband's included all the financial information. Further, the lot size on each home became larger with each home as it appeared we really valued a large space and the number of bedrooms reduced as he determined that we did not really need 6 bedrooms, preferring a large living space instead. Shortly after beginning our home search, Terry found the perfect home for us. He identified it, prescreened it, and then arranged a showing. Of course we fell in love. Naturally, no real estate transaction is not without it's bumps in the road, but after some tense contract negotiations by Terry, we were moving in the sofa! One point I really want to make is that we entrusted Terry with higher end home transactions, above 1/2 million. Throughout the entire process we were always confident that Terry had our best interest in mind. I wish someone had written a review like this before we bought our Taylor Morrison home in…read moreCandelas. We chose this builder because of their reputation and because, with very young children, we wanted a smooth experience without constant new construction headaches. Unfortunately, that hasn't been our reality. Many of our warranty items, including issues noted at closing which were promised, were ultimately denied or ignored. Communication from the community manager, Brad Geist, has been one of the most stressful parts of the process. He has been polite in person, but unresponsive and inconsistent, and many promised follow‑ups never happened. During closing, we had similar issues with the project manager, JJ. Again, very friendly, but little follow‑through. Many of the items they promised at closing we're still waiting on today. More than a year after closing, we still have a garage that fills with water when it rains, drainage problems in the front of our house that result in a permanent mud hole in the summer and sheet of ice in the winter, preventing our kid from safely playing outside. Our kid regularly comes home bloody and covered in mud. Sprinklers they destroyed during their community concrete repairs, but now refuse to cover under warranty, as a result, we have been able to turn our sprinklers on all summer, so the grass and trees are dyeing. We've given them every opportunity to address these things and have been super patient, but continue to be brushed off. We're now having to involve an attorney to get basic warranty items addressed, something we honestly don't have time for and never expected when choosing a Taylor Morrison. The community is beautiful, and the neighbors are wonderful, but our experience with Taylor Morrison's warranty process has been frustrating and exhausting. I hope this helps future buyers make an informed decision. DO NOT BUY FROM THIS BUILDER -- THEY HIDE TRASH INSIDE WALLS!…read more If I could give zero stars, I would. This builder doesn't deserve even one. From the moment we stepped into our "new" home, it was a disaster. The entryway was filthy, rusty nails scattered across the driveway, paint stains still visible five years later. Inside, construction debris was swept into corners and left behind -- out of sight, out of mind. The craftsmanship? Awful. Paint smeared on floors, appliances, cabinets, and hinges. Trash stuffed into floor vents. Drywall dust hardened between the seams of our plank flooring after being wet-mopped -- which, by the way, ruins LVP flooring! Our brand-new deck was scratched and stained with rust from nails left sitting for months. When I raised concerns, the supervisor shrugged it off: "It's going to get scratched anyway." Then came the worst part. In 2020, drywallers opened a wall that was over ¾" out of plumb -- and found trash inside the wall. Soda bottles and other litter had been swept into the vertical mechanical chase and sealed behind drywall. If not for the the repair, That garbage would have been part of my home forever. Five years later, I'm still fighting them over a stained, defective driveway and a gravel path that washes out every year. This builder cuts corners, ignores quality, and hides their mess. Their warranty department is a joke. If you're considering buying from them -- don't. Class action lawsuit, anyone?
