We moved to Colorado last summer, after looking around to build a new home we signed up with Taylor Morrison at Leyden Ranch, Arvada. Our agent is wonderful, and honest. Our superintendent is the same, however the company seems to have a very big management problem. We signed up in September, with the promise of finishing by July, however it looks like it is going to be September to October if we are lucky. The company sent a letter admitting how very far behind their progress is and that they hired more managers to get the work done, however ironically, in the last 2 weeks the whole area is a ghost town, and we started to wonder if they are not paying their workers. All the other building sites with other builders like Lennar, Mertiage and KB are far ahead and the building sites we looked at before signing up with Taylor Morrison are finished, one of those lots was released in December, and started building in February, and currently finished. Taylor Morrison need to address the fact that if they save the big exacutive salaries and pay the workers, they will get ahead. We are paying over $2000.00 a month in rent, and we are semi retired. read more

DO NOT BUY FROM THIS BUILDER -- THEY HIDE TRASH INSIDE WALLS! If I could give zero stars, I would. This builder doesn't deserve even one. From the moment we stepped into our "new" home, it was a disaster. The entryway was filthy, rusty nails scattered across the driveway, paint stains still visible five years later. Inside, construction debris was swept into corners and left behind -- out of sight, out of mind. The craftsmanship? Awful. Paint smeared on floors, appliances, cabinets, and hinges. Trash stuffed into floor vents. Drywall dust hardened between the seams of our plank flooring after being wet-mopped -- which, by the way, ruins LVP flooring! Our brand-new deck was scratched and stained with rust from nails left sitting for months. When I raised concerns, the supervisor shrugged it off: "It's going to get scratched anyway." Then came the worst part. In 2020, drywallers opened a wall that was over ¾" out of plumb -- and found trash inside the wall. Soda bottles and other litter had been swept into the vertical mechanical chase and sealed behind drywall. If not for the the repair, That garbage would have been part of my home forever. Five years later, I'm still fighting them over a stained, defective driveway and a gravel path that washes out every year. This builder cuts corners, ignores quality, and hides their mess. I would never recommend that someone buy a home from Taylor Morrison. From the loan approval process to submitting warranty claims, everything in the time I have been buying and living in this home has been disorganized and a complete hassle. It should not be this much leg work on the buyer's end to get everything completed thoroughly throughout every aspect of the home buying process and settling in. Very disappointing. Unless you want to have many different people (who you have never been contacted by before) contacting you asking you to e-sign paperwork on their disorganized portal that very second, or repairs that never get done even upon following up, and all things in between, do not go with Taylor Morrison! read more

Instead, they argue, refuse to honor their commitments, and blatantly disregard the obligations outlined in their contracts. We made the mistake of buying from Taylor Morrison in Jan of 24. We're in Colorado and purchased their Vail model. Sadly their plans were faulty and everyone on our street with this model has uneven floors up-stairs. We quickly submitted two large warranty items. We went under contract with Taylor Morrison on August 10, 2020 Covid already in full force. We were still told 6-8 months for our new home to be built. So we sold our home in California and moved into a temporary one bedroom, one bathroom 700 sq ft apartment in Colorado waiting for our home to be built. Well it is now April 2022 and still NO HOUSE! Taylor Morrison has an excuse for everything and are total liars! Now seeing the pictures posted by others and hearing and seeing what their 3/4 of a million dollar home looks like we are scared to death. We feel like we got suckered! Thinking our retirement home would be beautiful and maintenance free since it would be brand new. We are still in our tiny apartment with no move in date anywhere in sight! We have 3 pages worth of warranty submissions in, we should of never been told to close by TM and in fact gave them an out on rushing when we noticed the tile work was looking rushed. We literally said in writing that we could wait another month or two to close. Later we find out they rushed everything intentionally to get this home off of the year ending books. We have 1 page of pre-close items that are still not addressed. Our home did not come move in ready, it came with no hot water and 3 pages worth of problems that need fixed and like I mentioned 1 page of pre-closing fix items. Going on 3 months since closing and unfortunately nothing has actually been "fixed" unfortunately the work done to "fix" only made new problems that now require "fixes" as well. We completely feel unappreciated, unprioritized and completely regret this home purchase. A few of the hundred photos of problems are attached. Paint was re-done twice and they couldn't do it right twice, but want to do it a 3rd time (like why would I believe it will be better?), every single cabinet in the home is scratched, dinged or has paint of another color on it, the tile work looks like a child did it, they made bad cuts and installed the shower tile crooked, but for some reason thought spreading shiny caulk everywhere was the answer to "cover it up". The stonework outside is completely crooked, staggered badly, has gaps and dings everywhere, the kitchen hood is broken in many places and has paint all over it. Trust me the list goes on and on, these were just the group of major issues that if done right we could of lived with the million other small dents, dings, improper installations etc. $700k and they use our kitchen quartz as a cutting surface and clearly do not know what painters tape is. Everything is so bad, it literally makes you believe this has got to be some kind of prank. This is complete robbery, we paid for a NEW home and did NOT receive the promised or advertised product. It's completely embarrassing to hear friends say oh did you do that work yourself? They literally see our $700k home as a do it yourself home! We could of done better work ourselves from learning these crafts on youtube! The workers need to be held accountable here!!!! RUN! My floor is two different colors. My paint wipes off the walls. The entire back side of my house had to be repainted. My plumbing was backwards in my master bath. Hot water came out where cold should be. Every appliance has had warranty work except the dishwasher. The flashing is messed up in the front of the house. There is a massive stain in the basement on the concrete. There is a sinkhole in backyard. They left the standing electric box in the back. I am utterly disappointed in the quality and would advise people not to buy a home from Taylor Morrison. TM will build your house, but the quality will be so very sub-par & your ROI will struggle. So many failures & so much substandard work. They had the audacity to build a 55+ community (where I live :-( ) and graded our entire community so poorly, it has lent itself to tremendous issues (some of which are still being litigated) and one of which led to a settlement far below the funds needed to properly correct the horrendous drainage issues. My small lot has a literal moat around it (ie: trenches & a chase drain) to manage the water / snow / ice flows which create hazardous conditions (and are the reason a bad fall, resulting in arthritis in my hands/wrists AND a traumatic shoulder surgery to support a fall related repair) -- all because TM short cut the proper drainage steps (ie: installation of a swail for property lines). Your driveway should not be a difficult to maneuver in the winter because of the excessive, steep grade (they will tell you is appropriate). Interior will require a TON of scrutiny - poorly installed windows, low grade electrical work, etc. -- so much could be listed...if you choose to buy from them be ultra cautious when rushed to approve before closing AND be careful to inspect EVERY INCH by taking full advantage of your very short warranty period. In addition...they use the cheapest concrete service providers....so much is crumbling & requires replacement. It's an abomination & TM needs to care about their end product...which they do not. We entered into an agreement for Taylor Morrison to build our home in July of 2021. 16 months later our house is still over a month away from being finished. They have completely mismanaged the construction of our house. We have faced delay after delay with little or no explanation as to what is really going on. The sales manager is supposed to give us updates on the progress of the house on Wednesdays, but often doesn't communicate with us at all or gives us very little information. Subcontractors routinely don't show up to work on the days they are scheduled for with little or no repercussions from Taylor Morrison. There have been several material delays during the construction of the house, but we have no evidence that Taylor Morrison is working with their suppliers to figure out their supply chain issues. The laborers that work for them don't care about doing a quality job or protecting the finished products they are installing in the house. We currently have a hole in the ceiling of our master bedroom as well as another hole in the ceiling of our laundry room. Furthermore, the vanities in the master bathroom have been damaged, the walls in the stairway leading to the second floor are scratched and scuffed, and there are several rooms that have damaged baseboards. In addition, our house has had several inspections during the construction process and has failed every one the first time leading to more delays. We have contacted a lawyer and written a demand letter in order to get some kind of sellers' concession, but their management team is unresponsive and their contracts are completely one sided making it difficult to get any kind of concession out of them. This is not the truth: They are PREDATORY, INSENSITIVE to POTENTIALLY EXCEPTION ORIENTED SITUATIONS and TAKE ADVANTAGE of the DISADVANTAGED!!!! Our 23-year-old daughter was making her first home purchase at Macanta in Castle Rock Colorado. She received an offer for her dream job which he has been seeking ever since graduation from college and it required her to move to San Diego. She obviously trusted Taylor Morrison and as it was her first purchase and did not read through the lengthy agreement. She contacted a representative Tyler to alert him that she had to move and could no longer purchase the house. She was told that there is no accommodation regarding a job place move as it related to the return of the $20,000 deposit. Extremely distressed... She spoke with me and her father and then her father attempted, in vain, to retrieve her deposit by reaching out to company officials at various levels all the way up the corporate and at no point in this process was there a humanitarian, understanding response and there was no return of the $20,000 deposit the needed so badly to make the move. The 23 year old's appeal basis was: 1. She had to move out of the area due to her dream job offer. 2. Taylor Morrison would be able to resell the house and they will recapture the $20,000 deposit anyway...so no loss for them! 3. Taylor Morrison will likely be able to resell this house at a premium due to its "end of the development" premium location with expansive views, over open spaces out toward the mountains, and special sunset views over the mountains which are not readily available elsewhere in the development. Also is a quiet spot as it is at the end of the development , so no thru traffic. *****The appeal was denied at every level of the organization and there was no attempt at financial compromise either!!!! Update 4/20/23- We have now lost $80,000 because this home is horrid and we had to back out. When we contacted our superintendent, we got a bunch of lip service, yet nothing was fixed. He also told us they had "never finished a basement before"- uhmmmm?? So, we contacted the VP's in the area. We received a response from the construction supervisor. Her basic response was that all of this was completely normal!! I have had many homes, none of them have had crooked foundational elements... on top of everything else. It is stressful enough buying a new house, it is horrible having to fight with the builder to get it right. This is almost a million dollar home, that I would not pay 1/4 of that for at this point. I understand that there are defects but the lack of customer service was not something I anticipated. I've left multiple calls and emails and many are left unanswered. I've scheduled days off to have items repaired and vendors don't show up or indicate that TM didn't complete the work order correctly. On the few occasions I received a response from a warranty rep, all I received was an insincere apology and finger pointing to the vendor. We purchased a home in the Skystone development in Broomfield and are at the point of wishing we'd ever heard of Taylor Morrison. Their warranty repair division is a nightmare, we've had 8 scheduled work days for warranty problems and have yet had all the scheduled contractors show up on time or at all. We currently have several problems with the landscaping and sprinkler system and cannot get a response, meanwhile we have water running down the gutter even after they "fixed it". Totally discussed. We would highly NOT recommend doing business with Taylor Morrison. My family bought a Taylor Morrison home in Leyden Ranch last year. In our experience with them, we have come to the conclusion they DO NOT care about building quality homes. In our opinion, Taylor Morrison only cares about their bottom line and they cut corners as much as possible to increase their bottom line. The regret buying a Taylor Morrison home started at closing. We were misled about my being on title and not being on loan. I was told by the Taylor Morrison loan officer (Lisa Rabe) prior to closing there was no problem with me being on title without being on loan. However, while in closing (mind you we just finished closing on our other home) we were told I couldn't be on title without being on loan. When I asked Lisa Rabe about this turn of events after closing she said she would find out but never responded back. Next, we endured a brutal 3 hour closing because of delays with Taylor Morrison. We arrived at our new house at 6:00 p.m. only to find we were locked out because Taylor Morrison decided to change the Smartlocks and messed up the key access. Of course, there was no garage keypad to code into the garage because of how cheap Taylor Morrison is with their houses. They couldn't spend the extra $50 for it. We waited for 2.5 hours going back and forth with Taylor Morrison over the phone until a locksmith finally arrived. He drilled out the lock and we finally entered our house at 9:30 p.m. During the course of the last 7 months, we have tried to get warranty items resolved. All Taylor Morrison has done is fight us every step of the way to correct the poor quality of work of their contractors. Their warranty customer service is the worst! You will spend a great deal of your time and energy after buying a Taylor Morrison home addressing poor quality work and then trying to get Taylor Morrison to fix it. It's NOT worth it! My wife and I went under contract with Taylor Morrison about 16 months ago. We thought we had found our dream home and we were so excited. Little did we know the hell we would be going through by working with this company, who calls themselves "America's Most Trusted Builder". About 13 months into the build, interest rates had sky-rocketed and home prices in this neighborhood were declining across the board. To make matters worse, the Taylor Morrison construction team made a crucial error and failed to install the roof jacks during one of the biggest rainstorms of the year in Colorado. My wife and I decided to go check the house and we walked into literal waterfalls coming out of the ceiling, through the can lighting fixtures throughout the entire top level. Water everywhere! The next day we went back over to assess the damage and the carpet team was installing carpet over the top of wet floorboard!! We were stunned and concerned as there was more rain forecasted and nothing had been fixed. We emailed and called, no reply. I am certain that if we did not catch this, TM would have covered it up and left the water damage in the ceiling, floors, insulation and walls. However, since we called them out on this, they had no choice but to address the issues. At least that is what we thought. Our closing date was approaching, and they had not provided us with a single bit of documentation showing that the issues has been fixed. They just expected us to buy the house without seeing the resolution reports that they had been promising for weeks. Obviously, we did not feel comfortable about this, and they basically told us if we are not buying the house, we must cancel our contract and they would not be giving us a penny of our $73,000 earnest money back! They threatened us that if we did not sign the cancellation paperwork and forfeit our earnest money, they would hold us liable for breach of contract with a fine of $1,000/day. This is the kind of company they are. No negotiations, no heart, no humanity. Just corporate greed and most importantly, they deliver an inferior product and charge top dollar for it. They do not stand by their work and stole a family's life savings without blinking an eye. They actually threatened us into forfeiting our earnest money after we respectfully requested a negotiation. I am so disappointed in my Taylor Morrison build. I am not sure where to start...from the floors to the crooked cabinets, as a first time home owner I am displeased with the final walk through and even after that nothing was ever fixed....on top of everything else even after given the keys there were still construction workers coming through our home...painters washed their brushes in our sink so we had to replace the garbage disposal the day we moved in. The landscaping is disappointing. They never did a final clean, we closed January of 2019 and I am still sweeping up all the construction dust. Overall, super disappointed... read more

Dissapointing experience thus far would be an understatement. We are still going throught the new-build process in Castle Rock. After signing our contract in Mar 2022, we were told the projected completion would be Feb/Mar 2023. Here we are in Mar 2023 and have nothing but empty promises for months on end, with the new completion date still months away. I can understand material delays and manpower shortages, but the constant mismanagment through the construction process and lack of communication and customer service is flat out unacceptable. I have done a new-build process in the past, but this TM experience is a night-and-day difference for the worse compared to the past. It is apparent there is little to no supervision through construction, constant confusion amongst staff, and ongoing excuses as to why items have not been addressed. With the challenges thus far through construction, I cannot imagine what frustrations will be coming after closing and throughout the warranty period. My opinion is TM is focussed on pushing the initial sale, and after that, you are stuck as a passenger on their disfunctional ride. Broomfield, CO - We recently moved into our dream retirement home in Skyestone in Broomfield. #TaylorMorrisonDenver built a poor quality home. We have had electrical issues from the start. They ran out of our carpet on the stairs and used a similar color and different style intentionally. The drywall was very poorly done. Mix of wrong tile in the master bathroom. We have leaks in the gutters in the entry and it freezes up for a slip issue. Granite counters needed repair. Our guest suite is 10-12 degrees colder that the rest of the home and #TaylorMorrisonDenver thinks it is just fine. When we opened the front door, it hit the entry light. Paid $8,500 for landscaping the back yard and it was mainly rock. I have built 3 homes and this was the worst experience I have had. We have had to miss at least 10 days of work, so far, to have them in to fix everything. Ugh! read more

They are honest about build times, they go the extra mile, If they realize something is not customer centric enough. Some new home builders slap the home up in four months. Good luck with that. A builder that says 9-12 months is building you a proper home not a tacky shack. The quality of the construction is so far above what most builders provide. I would strongly suggest that anyone considering the Arvada, CO developments do their research on Rocky Flats and the large contamination zone that some experts say flows right through Whisper Creek I and Whisper Creek II. Every other builder provided disclaimers about the location and Rocky Flats but Taylor Morrison did not. Being from out of state, we never knew about Rocky Flats until we were under contract, but they had not broken ground yet. When we confronted the sales associate about this she said "I was actually concerned about the health implications of working here every day." And yet no one felt the need to tell prospective buyers about the potential plutonium contamination. I can only imagine what would happen to the house prices if something came out about health risks of the area. We decided not to build and even though we cooperated and tried to get out before they even got the permit, they decided that they were going to keep our full $5,000 and cancel the contract even though we never signed a cancellation agreement. Personally, from my experience, I would NOT recommend even going by that place. In my opinion, Taylor Morrison has proved dishonest in deciding not to disclose important, potential health risk information, when other builders on the same site have 4+ pages of disclosures. I am not protesting the development, just asking people to do their own research before even considering buying a home here. I would not recommend Taylor Morrison. Ken S below said it well. My issue is that their design studio is price gouging and their follow up on defects is frustrating and inadequate. When we moved in it was July. We could see some of the obvious issues with damaged cabinets, nicks the wood floors. However, we could not see the defective grade on the sidewalk by our front door as it was hot and dry and there was no moisture to accumulate. We were gone for the winter. Again, no opportunity to see moisture. We returned in spring which was warm and dry but we did see the problem a little bit but weren't sure why there were wet spots on the concrete. By this time it was close to our one year warranty time. We had already submitted the "big form" with all of the individual concerns so the concern about the concrete was sent by email and reported to the superintendent. No response. I was worn out. It's exhausting to move into a new place and deal with all of the details so I dropped it. This April at a community meeting the Taylor Morrison rep said that they had added additional staff to take care of all of the warranty issues as they did acknowledge that they couldn't keep up. So I resubmitted the concern. The rep came took pictures on a day when there was moisture just last week after a snow but guess what? They will not do anything because it's out of the warranty time. They know it's a defective grade as there is no evidence of the sidewalk settling. They made themselves sound good by saying they had added more staff but then deny the request based on the warranty window even though it was their fault they didn't get to it within the warranty window. read more

I just read Suzanne F's review and I wish you the best. Do not close on your home until any unfinished items or items that need corrected are finished and corrected. We purchased a Taylor Morrison home a little over two years ago. Our experience with the sales process was very similar to Suzanne's. Unfortunately the post-closing experience has been quite opposite. The marketing literature and website promote building homes to "exacting standards." "We work hard to deliver well-built homes and we stand behind what we build." For the most part things are structurally sound. The craftsmanship and attention to detail that you would expect from "America's most trusted home builder" are really lacking. We have been in our home over two years and it has been a constant battle trying to get Taylor Morrison to stand behind their product and fix the things that were not built properly. Floors are squeaky and not level. Walls are not straight. Our roof shingles are deteriorating. I have not met anyone in our neighborhood that has had a good post-closing experience. We love our neighbors and our neighborhood, but we are no longer fans of Taylor Morrison. I will not buy from them again and I cannot recommend them to anyone. read more

BUYER BE WARE!!! Our experience along with many of my neighbors was and continues to be horrible. The quality and customer service has been miserable. We all continue to try to get Taylor Morrison to do the right thing and fix or replace items on our open issue warranty lists. Apparently Taylor Morrison does not care about the quality nor the customer satisfaction of there products. Some of the issues we have had since signing the contract with Taylor Morrison have been; months late on closing, not following through with promises / plans, around 100 items not resolved and pushed to warranty that we are still trying to get resolved a year later, trim falling off the interior, paint falling off the side of our house, garage floor heaving. This is just a touch of the circus of dealing with Taylor Morrison. Do your self a favor and find a different builder, a builder that cares about customer satisfaction. read more
