I wanted…read moresomething local but also an agency that had longevity and, of course, good reputation/reviews. I recognized early that given the sheer impossibility of satisfying all tenants, or owners, no property mgmt company is going to have higher than a 4-star average. And then I came across R.A. with a solid 4+ star average. As I read through dozens and dozens of reviews (here and other platforms), there were a couple of managers themselves who stood out. One was Laina (who turns out to be a supervisor) and the other was Irene. My first inquiries (whether to retain them, what I need to know to be a good LL, and what to watch out for) were directed to Laina as I was preliminarily curious about their management style, prerequisites, and costs. I was especially concerned about the tenant vetting and application process. Laina was extraordinary - always easy to reach and never rushed me in my relentlessly probing questions. I was impressed by the guarantees and the no-commitment promise that RA stands by as well (that's confidence!). Once I had finally settled on RA to manage the house I had purchased I was fortunate to be assigned to Irene. She is meticulous, punctual, responsive, demanding, patient, persistent, and somehow still manages to accomplish all that with good nature. I wouldn't want anyone possessing less than every one of those standards to be responsible for supervising my home. She is also accessible by direct texting and email and has always responded within hours if not minutes. When I thought my house was ready to be listed Irene stopped by to lend her critical eye. I kid you not, she found 15-18 things that needed fixing, cleaning, removing, painting, or installing. And fair warning, many of those issues are deal-breakers for RA (refusing to publish my rental until they were fixed). However, their high operational standards translate into presentability. It took me, plus a hired handyman, almost 2 weeks working every evening and wknd to get the entire list finished... and it made a world of difference. It's remarkable what "you can live with" vs what is appropriately marketable. R.A. was running a summer retainer special of $599 that included all of the above and also professional photos for the listing - on par with the industry. The $99 flat fee/month for management was another selling point. There are a couple of companies that will manage for slightly less (e.g., $75/mo) and a couple that charge a flat 10% per month no matter how high the rental price is (which is ab$urd). RA's costs include two random inspections/year, the dreaded eviction scenario, and it places them between you and the tenant as the primary contact for all things - from complaints, to rent, to repairs. Once you've hired RA, you'll get a monthly newsletter and occasional articles about being a "landlord" and about market conditions in your metro area. They are loaded with helpful tidbits and illuminating graphics. Note: rent is typically due from the tenants on the first of the month but the transfer to your bank account will occur on the 10th or 11th of the month so digure how to float your mrtg payments accordingly. There is a bricks/mortar location just north of Campbell/Ft. Lowell and that was also important to me - to lend legitimacy to the company. It is modest, with basically a front desk and small office but it's staffed by a receptionist M-F from whom you can get sample documents and preliminary questions answered too. At the end of the day, property management is 30% fees/costs and 70% skilled diplomacy -- between owner/Mgmt and between tenant/Mgmt. You need to have those relationships working smoothly, precisely because of the inherent friction points that they so easily generate. In Laina and Irene RA's mgmt team does a tremendous job navigating each.

    Property 7323 N 82nd Ave…read more Angela who is the property manager at 7323 N 82nd Ave hasn't maintained this property properly while property was vacant for 4 months we paid prorate to move in 1/23 to not move into the property until 1/30 due to me and my friend who was only coming to look at the appliances on 1/26 from other roommates concerns to us hearing the refrigerator waterline leaking and my friend turning the water off and her saying "OH ITS YOUR FAULT was the reason Angela and Fort Lowell wouldn't give a refund. If my friend wouldn't have shut off the water it would've spread through the whole house do to refrigerator waterline leak. Washer was not hooked up it was dirty The tarps over the pool wasn't hooked up like promised we had dead roaches in the refrigerator water filter and ice maker which wasn't working due to the waterline refrigerator had boards as shelves When we was told all appliances was brand new during our walk through. When I asked her and said I thought it was all new she said she thought it was and she never tested the washer to see if it worked cause it's not her job half of the lights wasn't working we had old irrigation system cords sticking out the ground everywhere the dishwasher still not fixed and the lights over the island in the kitchen isn't working still the on going pool disaster and because we the tenants is reliable we have to get our own pool service to "MAINTAIN" the pool and two out of the three companies that actually sent pictures and told what was wrong with the pool etc and recommended fixing etc she denied anything and everything because of her pool provider who by the way don't even come to this specific property because he said "it's 45 min away and only come to do big jobs" is saying the pool don't need it Angela and Fort Lowell are refusing to repair which is making it harder for the pool services we hired to do there job and Angela blaming the last pool service of malpractice and calling him a liar and blaming his company for destroying the filter he denied us service because he didn't wanna deal with her to us having yet another pool service saying the same thing and now the pool is green didn't even know the pool had lights until the last pool service provider turned them on made a maintenance order to have them fix to her deleting it saying the Homeowner refused until the pool is in working order yes, I do agree with the first pool service we had they just wanted money they looked at nothing and gave a estimate. The previous pool company however sent pictures and noted what they did that day been receiving pictures whole time from the previous and recent company. Angela even said oh they just trying to get money due to previous company concerns but every time she sent her pool company he fixed something every time but us the tenants never received any pictures of anything he said he knocked on the door once which was the first time ever when coming onto the property since we signed the lease even asked if he can please knock instead of walking onto the property still don't knock and while Angela pool company sent one picture to my knowledge of the filter which Angela stated it was taken in April which look nothing like the previous pool company pictures from March leading up to them denying us service and me the tenant actually seeing what it looked like in March but because her pool company says otherwise we are left with a green pool. If you are the homeowner of this property please reach out to us this company is horrible she just left this property as is for four months maintenance man even said to us the first time he came to do some repairs he told her it wouldn't be ready in the time frame that was given but she didn't care. IF ANYONE CAN HELP ALSO PLEASE REACH OUT SHE IS BLAMING COMPANIES FOR HER NEGLIGENCE. I have pictures texts and emails of everything.

Do not rent here if you like your home maintained and certainly don't hire them as managers for your property. Things will fall apart which most people who own rentals want to be sure maintenance is taken care of because it's a huge investment. From trying to get into the payment portal to pay rent and not having anyone return my calls to a huge piece of corrugated metal I reported was going to fly off in the wind, potentially killing someone, I had to fix it myself because they never came out even after 4 calls and a maintenance report entered online. We called first thing in the morning as our flight departed at 5pm. Cutting it close-I know! I saw their listing on craigslist for a stunning home in the Sierra Morado subdivision. I found the price to be perfect! And trust me I have been scouring craigslist, redirentals, yelp, many, many sites for months. I was SOLD when I saw the front loading washer and dryers! (I digress, I just really love the home). But, seriously, Principal property management took amazing photos of the home, which helped sell me immediately. Also, they use many sites to advertise the homes they manage, to ensure your home will be leased promptly. Since I was cutting it close and fearful I might be flying home without a place to live I was so relieved when David called us promptly back to set an appointment that day. I was also relieved because I was shocked at the lack of response from so many other leasing agents in town. David got us in at 11am. He was educated on the home, very professional, even had a tablet to show us further information. If there was something he was unsure of, he phoned the office to make sure he was giving us accurate information. He knew we were in a time crunch so he was prepared and brought us both a paper application to fill out. Principal Property management has a great web page! You can apply online, put in your maintenance request online, and view homes. Very nice! When he was showing us around the property he took pictures of any concerns we had, so he could fix any problems that we saw. He was very patient with us, allowing us to look around for as long as we wanted. And since we were pretty excited about our new place, we really wanted to look! He also, encouraged us to look around the community as there are nice features like the community pool, parks, trails..... He also is great at communicating! We both have had numerous phone calls, emails, texts, from David keeping us informed. Very reassuring. If you are looking for a place or looking to rent your home, I would trust and highly recommend principal property management!
