This was the second home in Marin that he helped us get into and we are grateful for a smooth process both times, I can't recommend him enough. After we bought our new home, we looked to quickly turnaround and sell our other home in a somewhat slower market hoping to get it sold before the holidays. Barr's team moved quickly and professionally. The staging, photography, and marketing were all done at a high level, and he helped us sell our house within a week going to market - sold well over asking. He always took our phone calls, answered texts and emails and pushed through the process without a hitch. Thank you Barr and team for making this home buying and selling experience as seamless as possible.

We contacted them several months ahead of our target date for selling and their team was very helpful and supportive in guiding us through the inspections as well as in deciding what updates my wife's family's home of over 60 years needed to attract potential buyers. The photos and videos of the property were outstanding and the staging was beautiful. Ultimately the property sold a week after listing for 25% over the asking price with 7 offers. We were amazed and very appreciative of the expertise Barr and the Own Marin team provided.

Their expertise runs deep -- they know not only the ins and outs of each neighborhood, but even the nuances of individual streets. This mattered tremendously to us as we were moving from out of town and considering multiple areas in Marin. At no point did they try to sell us on a house. In fact, they often led with, "Here are the things that could be tricky about this home or neighborhood." That honesty and thoughtfulness built enormous trust throughout the process. In the end, they helped us find the perfect home for our family (and guided us through some hurdles along the way). We are incredibly grateful for their partnership and cannot recommend them enough.

To make matters even more challenging, one family relocated to Europe mid-process. Despite the logistical hurdles and time zone differences, the team handled the paperwork and communication with zero problems. They kept us up to date after every open house and showing so we knew just how much traction we were getting from new and returning prospects. Their guidance was invaluable but never pushy. They provided clear advice, and always respected our final decisions on everything from possible home repairs to staging and of course pricing. Their deep local knowledge and professional network were why we selected them, but where they truly shined was during the negotiation phase. When we received one initial single offer, Mary and Tara leveraged their relationships to pull 'on-the-fence' buyers into the mix, successfully creating a multi-offer situation. This move probably added tens of thousands of dollars to our final sale price.

She asked thoughtful questions, listened closely, and quickly understood what we were really looking for... even the parts we had trouble putting into words. Sarah balanced deep market knowledge with genuine care. She knew exactly how to position us in a hot market, which contingencies to pull, and how to make a compelling offer, while still leaving us space to make our own decisions. On the human side, she was just as impressive: always quick to respond, clear in her communication, and warm in a way that made the process feel surprisingly painless. What stood out most was how she seemed to know the right moves before we did: discovering hidden places worth our time, connecting with other agents to get the real story, and guiding us through each step without ever pushing. I remember giving her a "radical list" of house wishes, half expecting her to laugh it off. Instead, she delivered on all of it. Five years later, I can honestly say this has been the most relaxing and delightful stretch of my adult life, thanks to the home she helped us find. Sarah's style is what I'd call approachably classy: professional through and through, but grounded, relatable, and fun to work with. She felt like a super professional friend doing us a big favor lending her amazing real estate skills to score us a choice home. If I had the budget, I'd keep buying and selling houses with her just for the experience.

She continues to be a resource for us whenever we have questions, which speaks volumes about her commitment to her clients. What stood out most was her combination of professionalism, expertise, and genuine care. We always felt she had our best interests at heart. 1400 Santa Lucia…read more 1. We were in the market for our first dream home. My wife and daughter first met Susan Kockos, License #: 01928141 at an open house in Pacifica where she was the hosting/listing agent for that house. We couldn't get this property because we got outbid by another buyer. We then moved onto a different property, 1400 Santa Lucia, San Bruno, CA 94066. 2. My wife and daughter went to the open house on a Sunday where she met Matt Ciganek DRE #01871937. He was the listing agent for this property. There were many people at the open house. My wife loved the weather in that area, how beautiful the home was, and the proximity of a park nearby. 3. Since we were very interested in this property, we informed Susan Kockos of our interest. Susan mentioned to me over the phone that she went to the open house and met with the listing agent Matt in person and chatted a bit. Fast forward on Nov 15th, we began to put in our offer. The property was listed for $1,195,000, I told Susan to help us submit the offer for $1.2 million. A couple of hours later she called me and said she spoke to the listing agent who told her our offer was $100,000 away from getting the house. I then counteroffered at $1.275 million. I didn't hear back from Susan and finally received a missed call from her at 2:50pm. When I called her back at 3:05pm, she mentioned to me that the cut off time for the last offer was at 3:00 pm but she will see what she can do if we have a higher offer. She convinced me that I will have to put a minimum of $1.32 million to get a chance with this house. I agreed, not thinking much since she told me we passed the deadline already. However, at 4:31pm Susan called me and said that our offer of $1.32 was accepted. She mentioned that there were 11 offers total and ours was the top 5. 4. After further consideration and within 90 mins of the acceptance, I texted Susan that we changed our mind and wanted to cancel the contract. My wife also tried to call her as well and spoke to her at 6:53pm, Susan told my wife that "this could get ugly and there will be consequences". We then emailed Susan our signed offer withdrawal letter and explained to her our situation. Susan replied at 7:06pm that she would forward the withdrawal email to the seller. The following day, Susan emailed us the official cancellation form. Which my wife and I signed and emailed back immediately at 10:25am on November 15th. 5. The following day, we received a text and email from Susan harassing and threatening us that we should have a lawyer ready. When I mentioned this to my close family and friends, everyone could not believe our own realtor would do this to us. We put our trust in Susan, that she would help us through this very big decision of our life. However instead, she just made things complicated and confusing. 6. Upon request, we finally received the sellers signed contract on November 20th at 10:16 am (5 days after our final offer) from Susan. At this time, the seller still did not provide us their signed release of contract cancellation. 7. I read the contract carefully and based on the contract that both the seller and buyers signed, Clause #29, Liquidated Damages, clearly states that "if Buyer fails to complete this purchase because of Buyer's default, seller shall retain, as liquidated damages, the deposit actually paid." Since we notified Susan the same evening when we wanted to cancel the contract, we did not give a deposit to the buyer. Therefore, no deposit was paid. 8. Clause #31, Arbitration of Dispute, Section E, states that "BY INITIALING IN THE SPACE BELOW YOU ARE GIVING UP YOUR JUDICIAL RIGHTS TO DISCOVERY AND APPEAL, UNLESS THOSE RIGHTS ARE SPECIFICALLY INCLUDED IN THE 'ARBITRATION OF DISPUTES' PROVISION." 9. In no way was Susan trying to help us cancel the contract. She did not even provide us with the sellers 'complete signature and she didn't seem to know our rights as her clients in this situation. 10. As of November 19th, Santa Lucia still showed active, available to any potential buyer on Zillow, Realtor.com and other home search engines. Therefore, we clearly did not cause any "Liquidated Damages." 11. I hope this letter will alert any potential buyers of our experience with Susan. This is not how first-time home buying experience should be. As of today, we still have not received the signed cancellation letter from the seller. However, I do see the house in pending status on Zillow already.

We knew what we wanted (classic SF character, water views, a walkable and vibrant neighborhood) but had no clear sense of where to find it all or how to think about our budget. We needed more than a real estate agent; we needed someone who could help us find the dream itself. Danielle Lazier at Vivre Real Estate became our buyer's agent, and she was exactly that person. She listened carefully, zeroed in quickly on what would feel like home to us, and brought real clarity to how our budget aligned with home values on the ground. She was direct and always available, without ever making us feel rushed. We found a stunning co-op apartment in Russian Hill with breathtaking views. Danielle's strategic pricing advice helped us craft a winning offer, and her expertise navigating the additional complexities of a co-op transaction was invaluable. She connected us with excellent vendors, guided us through contingencies, and kept us calm through closing. If you're a home buyer trying to navigate San Francisco's uniquely complex real estate market, there is no one more qualified to have in your corner. She turned a vague old dream into our actual home, and we couldn't be more grateful.

Holding a property from thousands of miles away carries real complexity -- practical, financial, and tax considerations alike. Despite the distance, Danielle delivered an excellent sale and her team executed a remarkably smooth and swift closing. Our notary signing was conducted entirely online, with my wife joining from Singapore and myself from Paris -- a seamless process across time zones. Thank you, Danielle and Vivre team.
