Extremely Unprofessional and Unsafe Experience This has been the worst company I've ever dealt with. I've left six voicemails in the past two days, following up on one from two weeks ago, and still no response. It is nearly impossible to get in touch with anyone. Even more concerning, I lived in one of their properties where we experienced extreme carbon monoxide levels. The detector was going off, and no one answered the emergency line. I had to call the fire department, and even they couldn't reach anyone from the company. That level of negligence is not only unprofessional, it's dangerously irresponsible. I've been living in the building on W Diversey for 9 months, and I have documentation that the neighbor who lives above me abuses her dogs, which management had no idea she had in the apartment, and what she claims are emotional support animals. My lease says on page 4, (line item 9) under Rules and Regulations, "No noise or other sound is permitted which disturbs the other occupants from quiet enjoyment of their apartment or common areas of the property." Management does not enforce the Lease. The dogs run and wrestle around between 11pm and 7am consistently, have jumped up on me in the stairwell outside where I go in order to just have peace and quiet, and have defecated on property at least 3 times, which I unfortunately stepped in on my way to work once. I've also documented what sounds like furniture being dragged or moved repeatedly, along with loud music in the past that shook my floors. I've submitted video evidence of all these disturbances, but there is no penalty or consequences for this behavior. This is just the tip of the iceberg, but I'll keep it concise: As a former property manager myself, I strongly recommend NOT moving into a KASS Management property. read more

This business is located in Chicago and owned by Gary Kass. The company's strength is that its portfolio includes beautiful buildings with attractive views. This is how the product is differentiated against the competition. The poor customer service and disregard they show towards their residents, however, is abysmal. One need only ask other residents to hear about the horror stories. Allow me to share mine. My air conditioning has been broken for nearly a month. It's summer and the outside temperatures have reached the 90s-100s F in the last weeks. Kass still has not completed the repair of this job. This has lead to very uncomfortable temperatures and high humidity in the apartment. After calling and emailing them many times, including the owner Gary Kass himself (who finally stated he would look into this), the property manager, Brian Howe, wrote he would have an AC floor unit installed. After two back-to-back, recent false promises to have an alternative and temporary air conditioning unit installed later in the day, it still has not happened. It's ironic to know they previously sent out an email warning residents of the high heat and advised them to remain in air conditioned rooms. This isn't the first time I've been severely inconvenienced by the sloppy management of this company. When I signed a contract to lease a parking space, they ignored my emailed questions days before the lease began. Ultimately, a company employee's car was left sitting in my leased spot two days after the contract went into effect---- a breach of the agreement. I had to park my car outside, even with a signed and active agreement for a garage space; the response to fixing this lacked any urgency whatsoever. Further, there have been two burglaries to the bicycle room since I've lived here, and the company never alerted the residents about either of them. Perhaps such an announcement would not have been good PR--- a higher priority. The company also did not make improvements to deter future break-ins (after two burglaries to the bike room in one year, a camera still has not been installed. The lack of video footage prevented a detective I spoke with from building a case against the thief, who had already been identified by the officer after selling my bike to a pawn shop). I suggest ignoring the allure of their nice buildings and considering other properties where the management company prioritizes servicing its tenants and communicates with them. Here, you are no more than a cog in their monthly cash flow. read more

I got a bit behind on my rent due to unfortunate circumstances. I have been a good, on time paying tenant for 8 yrs. I have been leaving messages for the head mgr, but she never calls me back. Her employee said they are too busy. I am trying to make half the payment now and have it caught up by month's end, but am told that's not good enough and they will not accept my half payment now and locked me out of the online payment section of the website so that I may not make any payments. It's the full amount, in person, with a money order, or they will process me out. I gave 2 stars because they have been patient with me, but now that I am finally able to correct things they refuse to work with me. read more

Absolutely terrible and frustrating. It is impossible to get any response from them as a tenant, they increase the rent by at least $200 dollars every year, and are generally rude and unhelpful. I honestly hope nobody rents from Kass, Chicago would be a better place if they went out of business. read more

I have asked Bryant Bocinsky several times for a new key fob to no avail. How hard can that job possibly be? If he can't handle such a simple request then maybe he is not cut out for this profession. Seriously it is embarrassing how poorly he does his job. In fact he doesn't do anything so how does he still even have a job!? read more

This company does not care about it's tenants. I have been without hot water for five days now. I have contacted the office and it hasn't made any difference, they'll just const lie about when it'll be fixed. The hot water has been an ongoing issue for a while because they do not want to buy a new hot water tank. They just want to keep patching up the tank that has been there forever and obviously can no longer be fixed. I have to pack up my family & belonging and travel to another place to bathe. Lord knows I have to get up 2 hours early on my work days to get somewhere bathe and get to work on time. Today I will have to take myself & four year old daughter somewhere else to bathe. This situation is depressing, stressful & my anxiety is at an all time high. This is just one of the ongoing problem; I could go on & on but this is the worst because this is so unsanitary. Can't bathe, wash dishes nor clean without hot water. read more
