We purchased a Townhome in Hyrum, Great Value! The layout of the townhome is amazing and the efficiency is like none other. Each month I'm amazed at how little gas and electricity we use due to everything being so efficient. Lots of natural light in their floor plans and high quality finishes! The warranty that comes with each Kartchner home covers any little thing that may happen and they are always quick at getting someone there to look at it. Kartchner homes built some condominiums in Rexburg and I happened to purchase one. The construction is horrible. The out door stairways were built of such cheap concrete that after 5 years they are crumbling and need to be replaced. My shower/tub wasn't put in properly and it is coming away from the wall and moisture is able to get in there. One of my neighbors can't shut her toilet lid because the toilet was placed too close to the tub. A different neighbor has no air pressure so the heat has to be on for HOURS before you feel a temperature change. After construction Kartchner had one of his friends install a/c units in those units who wanted to purchase them. 8 years later one building had an electrician come to inspect (after the breaker kept blowing) and the electrician said we were lucky the building hadn't been burned to the ground. The electrician didn't file paperwork with the city or get permits to work with the city so we have no idea who to blame now that we have to replace all of our a/c units because of fire risk. Not to mention funding. Kartchner sold the units as condos but he sold over half of them to out-of-state residents so the owner to occupant ratio has always been off and now no one can refinance or get a loan to purchase a unit. I would NEVER purchase anything from Kartchner homes or any builder associated with him or his company. If you need any proof just ask any owner or resident of Continental Park in Rexburg Idaho. read more

Amazing home. They built us a two-story in Hyde Park and we absolutely love it. We loved it so much and the quality that we had my wife's folks build through them right next to us. They are very thorough and have obviously been doing this for a long time. The house went in quickly and it was exactly what we expected. The neighbors a few homes down toured our house and loved it so much that they built the same style. I'll stop right there as it probably is beginning to sound like I work for them. I don't though. :) Oh, one last thing. I love how you have a meeting with them and choose every single color and detail of the home so that they can get right to work. read more

We wouldn't purchase from them again and would not recommend to people we know. There are several nice people who work for them but nice doesn't cut it when you get a sub-standard product. Kartchner spends a lot of time appearing to be a solid and reliable company but I wish we would have known someone who had purchased from them before. When we purchased our home there were no negative reviews about the company that we could find so we were unaware what we were walking into. Shortly after we moved in to our brand new home (moved in shortly after construction was complete - first owner/occupant) we had to have our finished basement ripped up--concrete and all--because there were terrible plumbing problems in the basement bathroom leading to raw sewage backing up in our utility room and basement bathroom. Keep in mind that we had only lived there a few weeks at this point and the basement toilet had only been used a handful of times because our family is small and the basement bedrooms are only used for extra storage. The basement bathroom was only used a few times when we were watching tv in the downstairs family room. Jeremy with Kartchner is probably the nicest guy you could ever work with and was very good at helping get the problem taken care of but the plumber was a joke. He was incredibly difficult to work with and made it clear that he would do as little as possible to fix his own crappy work. We had 3 months of having everything ripped up, dust throughout the house, vents and furnace clogged with cement dust, an antique dresser beat to pieces by rock and debris from the jackhammer and countless days going into work late or coming home a little early to accommodate workers. Frustrating does not do it justice! Now, after living in the house for exactly 2 years we have noticed countless corners that have been cut and sub-par work throughout the house. This weekend I used the basement bathroom only to discover that the plumbing again has problems and the fittings the plumber did when he reinstalled the toilet after months of hell were not tightened properly and there was water leaking into the molding and sheetrock. We have carpet pulling up throughout the basement and that is extremely frustrating because our basement does not get heavy traffic at all. Sometimes several days go by without anyone in the house even going downstairs. The concrete outside has crumbled in numerous places. The laundry room drain was not insulated well enough (upstairs laundry in mud room between kitchen and garage) so in the winter ice forms in the drain piping and the washer can't drain and water backs up onto the floor. Also, when we purchased the house we were deceived. We asked a number of times if there was an HOA or covenants and restrictions in the neighborhood before making an offer. We were assured multiple times by multiple employees that there was nothing of the sort and we would be moving to an area without restrictions and rules. We made no secret out of the fact that we were not interested in moving to such an area and would only purchase if the neighborhood was not like that. We purchased at a time when houses were not selling. We feel that they said whatever was in their best interest to get us to purchase. 6 out of 10 of the homeowners in the neighborhood were told the same thing and we were all completely shocked when one of the first owners produced a set of covenants written by Kartchner that we are all going to be held to and he is threatening law suits to those of us who had no idea these restrictions existed thanks to the deceitful practices of Kartchner. Save yourself a lot of money in repairs and frustration and choose another builder that produces a quality product. read more

We built a home in Rigby with Kartchner Homes last year (2012) and couldn't be happier with the home or the process! The hole was dug for our foundation in March and we were living there in June. The process was fast and easy and the result was a beautiful and high quality home. We constantly receive comments from those who see our home, on what a beautiful home we have, and we couldn't agree more :) There is a lot of attention paid to the quality and the details. We have been in our home for almost 10 months and haven't had any problems at all. Our home is also very energy efficient (we did upgrade to foam sprayed insulation). Our prior home was 2400 square feet (and only 6 years old), yet we are averaging only a couple dollars more per month on our gas bill with our new home being 4000 square feet. And that's with the addition of a gas, double oven stove (our old house had an electric stove). We have had many comments from family members on how they can't believe our gas bills have been so low during the sub degree temperatures we've had this winter, considering they are heating less square footage and paying more. We are so grateful for the ease and speed of the process, and for the great home we have because we chose to build with Kartchner Homes. They are a great company with great customer service. (And as someone who lives near Rexburg I found out that the condominiums, spoke of in an earlier review, were not even built by Kartchner Homes) read more
