    Avoid this place -- premium rent, poor living conditions, and unfair management…read more I lived in a so-called premium Apartment E and paid one of the highest rents in the complex, yet the living conditions were terrible. The unit was a heat trap with no fan or proper ventilation, even though other units in the complex do have fans. I often felt suffocated. Management was informed and took no action. The apartment is located near the parking area, and the unit was constantly full of dust no matter how often I cleaned. There was also frequent management and maintenance noise around Apartment E, making the "premium" label misleading. The toilet clogged almost every week, even with very light and normal use. This was a recurring issue that was never properly resolved. Before moving out, I wiped down all furniture surfaces, and the unit was left in good condition. Despite this, I was charged 5.5 hours of "general cleaning" for a studio apartment, which is completely unreasonable. Carpet cleaning was not even counted in that 5.5 hours. I formally requested a pre-move-out inspection, asked to be present, and requested 48-hour notice. None of this was honored. When I went to the office on a weekday before move-out, it was closed without notice, so I was never given a chance to address any concerns in advance. The cleaning was done about 10 days after I moved out, raising concerns that the hours charged reflect dust accumulation over time rather than my move-out condition. When I questioned this, management pushed responsibility onto the cleaning company instead of explaining or correcting the charge. After that, management stopped responding. Even returning the undisputed portion of my security deposit was delayed and required repeated follow-ups. High rent, poor living conditions, constant issues, and unfair deposit practices. Avoid this place and rent elsewhere.

    Most horrific property management company I've had to deal with…read more First off: Communication. - It takes days to receive a response (if you even get one back, that is). - Once you do manage to get a hold of them they'll either give a pathetic attempt at answering the question through utilizing a general (and sometimes inaccurate) response or downright brush you off. Next up: Rentals. (I've only lived at my own rental (but I've visited my neighbors' units which SFM also owns) so I can only speak for those.) - It's quite literally trash lmao. The laundry unit has a giant trash can in it that has never been emptied in the entire year that I lived at that unit. Trash is all over the floor and it's frankly just disgusting. - The actual rental unit itself was gross as well. SFM claims to have cleaned it beforehand but when the floors are grimy, blinds are dusty, and fridges are rusty that's more than a bit hard to believe. - WHY is everything BRoKeN, SFM?!?! Fridge was barely working, stoves couldn't turn on half the time, countertops were chipped, lights wouldn't turn on, blinds were broken, sinks were leaking, bathroom vent was dripping water, the list goes on and on and mfing on. Ridiculous. Finally: Security Deposit - Half of my security deposit was deducted for painting and cleaning purposes. Paint was already chipping away at walls when I moved in, i guess it's my fault for not giving SFM free labor by helping them repaint the whole place. Like I stated above, the place was NASTY when I moved in. Like break down crying worthy kind of nasty. White walls were brown and yellow behind the master bedroom's toilet if that can help you picture what I'm talking about, so forgive me if I don't want to take photos of that, SFM. - They also cited reasons such as "missing mirror" and "broken blinds" for deposit deduction. THERE WASNT EVEN A MIRROR IN THE BATHROOM WHEN I MOVED IN LMAOOOOO LIKE BRUHHH GET UR MFING FACTS STRAIGHTT. Im not out here tryna help you refurbish your place. The blinds were already broken too, im not going to buy new blinds for you, tf? All in all: would not recommend this scammy ass company. There are so many other property management companies in IV, you're even better off finding a place further away if that means you don't have to deal with this company. Don't go with SFM. Everyone, literally EVERYONE, that I know who's gone with SFM regrets it. Don't do it.

My place was not the most luxurious, but I was happy with the value and LOCATION. The manager of the business is also very personable. You can tell that she really cares about her renters. I wish I found this property management earlier on in my college career. Overall, I would highly recommend looking into renting from here. My friends rented for a number of years from them (actually in the same home I'm living in now) and had glowing reviews about how warm and friendly the staff are. I have only had positive experiences with them and happily recommend renting from this wonderful company. Ventura Enterprises has a more "mom and pop" feel than the other rental companies I've dealt with in IV. Kathleen and Ellie, both of whom my housemates and I have worked with are extremely professional and efficient, quick to get back to phone calls and eager to help when there are things that need to be fixed. I'm happy to be renting with them and hope to continue to do so for the next few years.

Despite not always having money to pay rent, these two were more than happy to work with me and were well aware of the broke college student struggle, thus always working with me to arrange payment plans and discussions to work something out. My advice to you is that if you are ever struggling to pay rent, just communicate with either Kathleen and Eli as they highly value communication. While they are very nice about working with students, do know that they will not tolerate bullshit!! Quite simply, if you work with them, they will work with you! Same applies to the apt manager at 6584 Cordoba! He's a hella chill manager!! In closing, if you choose to rent from this agency, do note this it is not like most of the slumlord owners and managers in IV. Ventura actually responds to complaints and maintenance issues. Ventura is also great because they stay out of your business (i.e. they hardly ever come to the complex to "look around." If you do decide to rent from them, tell them you read a review on Yelp from Quintin haha

Our kitchen window was broken and they tried to pin it on us, saying that the on-site manager saw several people partying in our apartment when in reality nobody was even home that night. It wasn't until we showed them multiple pieces of evidence and a police report that they backed off but they still charged us for window repairs because it was "in the lease". No apology or anything for blaming us and trying to snake our money by lying. Super shady. Maintenance requests will end in charging you for every little thing done to the place. One good thing to come out of living here for a year is that I will now carefully read every single line of every lease I ever sign from now on. Bottom line, DONT RENT FROM THEM!

My son rented a one bedroom at the Skyview on Camino Pescadero with two of his friends. They spent almost an entire day after moving out to make sure the place was clean. First of all, the complex charges the tenant $40 per hour for an "evaluator" to look at the place. They charge a painting fee for any scuff marks they find. They also have a worksheet listing fifteen or twenty items for each room and these things are so petty. You don't just get a charge for cleaning the stove, you get separate charges for each component. For example, separate fees for cleaning the stove top, cleaning under stove burners, cleaning stove hood and light, cleaning inside oven, cleaning the back and side of oven and cleaning the oven racks/broiler pan. All together, the maximum charge just for the stove can be $42. My son lucked out and only had to pay $29 for a stove they cleaned before they left. Cleaning the back of an oven? Really? There is a potential charge of $20 per room for washing windows, separate charges (per room) for not cleaning switchplate covers, washing the window screens, cleaning the mirror on the medicine cabinet, etc. If you do stay here, don't forget to dust the top of the door frames when you leave because that will cost you $20. BAHAHAHAHAHAHAHAHAHA. Then there is the two days downtime they charge for cleaning the place. Another $107 bye bye. This place is ridiculous....

    Skyline Property Management: Six Stars - They Deliver!…read more Several years ago, as neophytes to being 'landlords', we took the recommendation of a real estate agent/friend and hired Skyline. Robert & Christy walked us through what we needed to do to prepare our rental, advised us on pricing, advertised and screened applicants for us, negotiated the rental contract and then managed the property once tenants were 'in'. They were professional, thorough and made the entire process EASY! Recently we have also seen Skyline in action from the renter's perspective when our son contacted them about an apartment they were managing. Again, Skyline's Robert & Christy were the consummate professionals. They put my son at ease and were straightforward about the process, the documents they needed, and their expectations once my son qualified for the rental.
