    Save yourself time and don't move here. I just moved out of a one bedroom due to the increase in…read morerent. They wanted me to pay over $1000 a month for a 485 sq ft apartment. If you look at other apartment complexes in the area, you get TWO times the space for that price, and SO many more amenities. I subleased my apartment and they said I was required to move out 2 weeks before the person who I subleased to moved in, so they could clean. I asked them if my last month would be discounted due to them making me leave with two weeks left in the month, and I was told no I had to pay the full month, AND the full double occupancy fee, on top of 75% of one months lease as a "sublet fee". They did do upgrades, but they were poorly done. They didn't measure anything, so when they put the new refrigerator in, I was unable to open my microwave door all the way. I think their pricing is RIDICULOUS for what you get here. They tried to rebrand and make their apartments seem nicer than what they are. By changing the name of the apartment complex, they were able to clear their reviews and 1 star they originally had. I do NOT recommend living here.

The office staff was always friendly and welcoming whenever my roommates and I would call or go to the office. Maintenance staff typically responded to maintenance requests within 48 hours. Personally, I think the price of rent here was ridiculously expensive, considering that they're around the same price as other apartment complexes in the area that are newer and in better condition. My friends and I lived here our sophomore year of college and it was early on after we moved in that we decided we wouldn't renew the lease. The reasoning behind our decision was because of the issues we had while living here. First, our A/C went out around 2-3 months after we moved in, the filter and the area around the filter was absolutely disgusting and covered with a thick build up of fur, dust, dirt, etc. A couple months after that, our water heater went out completely and was replaced. A reoccurring issue my roommates and I had were several spots where the carpet was unraveling, which made vacuuming almost impossible because the loose strings would get caught anytime we would clean. Lastly, my car was hit in the Catamount Peak parking lot around March. I went to the front office to let them know, asked them if they could look at the camera footage and see if they could give me any info about who might've done it so I could file a police report since they didn't leave a note. The office staff claimed they looked at the footage and explained because of the angle of the cameras, they couldn't tell who did it. I encourage anyone who is considering living here to read the reviews before making a decision, but I will never recommend this apartment complex to anyone. UPDATE: Please do not sign a lease here. They are scamming college students and charged me and my roommates for damages that were there when we moved in. Save yourself the time and money.

We noticed Blue Ridge Realty had several listings, so we called them up to see a couple of the houses. This is how we met Angie Hambling and began our home hunting adventure. We met with Angie, and described what we were looking for. She went right to work and nearly everyday we went out to see homes. She took us from Maggie Valley to Andrews, Robbinsville to Highlands, all over WNC. From nice paved roads to mountain top gravel 4WD roads, there was no terrain that kept her from getting us to the home she was showing. It's no exaggeration that we must have looked at 40 homes before we found the one for us. We would be remiss in not stating that spending 2 months searching for, and then closing on a house, is never a thrilling experience, but Angie's positive attitude and warm and friendly personality made the effort fun and rewarding. We always felt that we were out with a friend. We will also add that the entire staff at Blue Ridge Realty made us feel welcome and appreciated. Thanks again Angie. We really appreciate everything you did for us.

We had an offer to buy a home and before we could accept it we asked 1 simple question. And instead of answering a simple question she had the owners pull the offer & take the property off the market. We feel like our hearts were ripped out of our chest and are devastated how this all went down. Please for your sake do not ever use this real estate company or Carol Pearce Taylor. The will do the same to you.

    After several years of successful rentals with another company, we decided to explore other options…read moreto boost our rental numbers. In early 2024 we contacted Eve, "the cabin fairy" to investigate other options. She visited our home, said it was great and convinced us to sign a contract with her firm. She indicated she had many customers in the southeast that she would contact directly to secure rentals. She also offered us a management fee of 20% of rental income. Unfortunately, that was the end of the positive relationship. After only a handful of rentals during the summer months, she suggested we try a 6 or 12 month long term rental. We agreed and after reviewing the contract she offered for such rental, we reached out with a couple of questions. Her response was rude and very negative. She stated that she was too busy to deal with such questions and if we could not accept the contract as is, we would have to stick with short term rentals. While she offered a 20% fee for rental management, each month the costs were more like 30% or 40% after numerous deductions for visits to our home, from "handyman services" and an assortment of other charges. Whenever we questioned what the charges represented, our questions were either not answered or represented as "the cost of doing business." On one occasion, I received a call from our security system indicating that someone had entered the property and failed to shut off the alarm. When I tried and failed to reach Eve, the security people sent the police to our home. When I finally reached Eve, rather than shutting off the alarm system, she demanded that I disengage the alarm remotely. When we experienced some plumbing issues in one off our toilets, rather than sending her own handyman to address the problem, she told me to send my own person to fix it. Finally in August I received an email from her indicating that she would no longer manage our property due to its "many needs," with only two weeks notice. Rather than removing our listing on rental sites such as AirBnb,, she told me that her listings were in my name and that I needed to remove them. Unfortunately, before I figured out how to change the listing, several people rented my property on my new management company and the Cabin Fairy sites, resulting in four double bookings for the same dates. Had she passed on the emails for bookings that she received, I could have avoided a very embarrassing transition experience. Her partner was very helpful in passing on contact information for the bookings the Cabin Fairy received, but I had to spend hours trying to secure bookings for the people we could. In conclusion, we found the "cabin fairy" to be difficult to work with and not very customer friendly or professional in her dealings with us. More importantly, she did not deliver on her promise to increase our rentals. Our new management team has secured more rentals in a month than the "fairy" did in almost a year. So disappointing.

Unfortunately, our experience with the property management company, The Cabin Fairy, was extremely disappointing. On our last night, we lost water completely. I reached out to maintenance well before 8 PM and received no reply. I then wrote to the main number and was told: "We will alert the maintenance team. Don't know how fast they can get out there today, but we will try." With six people in the home, including three children, we had no water to drink, flush toilets, or wash hands. We didn't have to cut our trip short since we were checking out in the morning, but the night was extremely uncomfortable. In a situation like this, I would have expected management to step in -- even bringing bottled water, checking on us directly, or arranging an emergency plumber. Instead, we were brushed off, told "utilities are temperamental in the mountains," and essentially blamed for the timing (a holiday weekend). The following morning, we had to reach out ourselves to ask for updates, and only then did we receive another dismissive response. After requesting a refund for that night, our message was ignored. Guests deserve better treatment than being left stranded without a basic necessity. I hope homeowners take note of this review -- the property is beautiful, but guests should be aware of how poorly The Cabin Fairy handles emergencies.

    They have so much mold in their apartments, they only cover it up with bleach and then put it on…read morethe lease that you are responsible for it. Mold can cause so many health problems, this is the reason why after the hurricane and flooding people couldn't go back into their homes. Mold can attack the central nervous system and cause upper respiratory system problems, bronchitis, and even feelings of dizziness. Black mold can even effect the brain over long periods of exposure. On top of that, they have audio and video in the lease. Yet I see no security cameras. Why the audio, does that mean some psychopath is listening in on us in the apartments or watching us? You will have them come in with hardly no notice, to spray for bugs every month. I could see every 3 months but every month. That stuff made me and my cat sick, with a headache for a couple days. If you have an autoimmune disorder, lung problems, are sensitive to mold, bug spray, and apparently don't care about the strange lease with audio and video on it, even if you have children, then by all means rent here. Oh and the lady Debbie in the office, seems to know a lot about you, even when you don't tell her. Although, that could just be due to the DV advocate, with conflict of interest with the masons, that had me rewrite the lease, that I can't find after my email account was hacked. Bug spray constantly inside can cause headache, fatigue, itchy and red eyes, as well as vomiting and dizziness. Oh, don't go to Reach either, if you want your situation staying private. Oh and the neighbors above walk back and forth like Bigfoot in steal toe boots day and night, they also bang on the floor all hours of the night.

There is black mold everywhere, they have painted over it in the bathroom for god knows how many years. Since the bathroom is attached to the closets on both sides, there is a mold issue within the closets as well. Management will brush you off and tell you to run a dehumidifier. There are Asian lady beetles that infest the buildings. You have a laundry room that never has all the washing machine or dryers working. If they are all working another resident is likely to leave their wet clothes in the washing machine for days and you are expected to use the machine after that. Management ignores all the dog shit left everywhere around the apartment complex but management trying to scalp people for feeding stray cats outside and calling it a lease violation. instead of tending to the cats and taking them to a shelter, they "claim it could cause a flee infestation." Every apartment complex in Cullowhee is despicable. Rent at this apartment complex SHOULD NOT be more than $1000, you would be wasting your health, finances, and maybe even your own property by living here (my $100 pair of shoes ruined because of the disgusting mold infestation). You will pay $25 each year for a sticker so you won't get towed and pay another $240. Just money on top of money flowing into a place that does nothing to make the property better. Sad that property managers don't take more pride in creating a safe and healthy environment for young adults to attempt to contribute to society.
