I normally don't leave negative reviews, but after two separate experiences with K & S Plumbing through my AWR home warranty, I feel it's important to share mine.
The first time K & S was assigned to my claim, I had a water leak that was causing damage beneath my flooring. The first technician stated it was a slab leak, and leak detection was scheduled. When the mitigation company arrived to place drying equipment, they discovered the actual leak themselves. It was a small water line behind my refrigerator--not a slab leak. They weren't even there to locate the leak, but fortunately they were honest enough to point it out. Had I relied solely on the original diagnosis, I could have paid for unnecessary work. K & S then informed me the repair wasn't covered and provided an estimate that was far higher than expected. I later hired an independent master plumber who repaired the line in less than an hour for a very reasonable price.
Unfortunately, my second experience was no better.
I had a complete plumbing backup, leaving every toilet and shower in my home unusable. K & S initially told me they couldn't come for five days. After I contacted AWR, they rescheduled for the following morning. Although I was told the technician would arrive between 8:00 a.m. and noon, I received a call at 6:30 a.m. saying he was on the way.
When the technician arrived, he came without any equipment, looked briefly into one bathroom, and did not run any water, flush any toilets, inspect the floor drain, or perform any diagnostic testing. He simply stated that I did not have an outside cleanout, that the drain would have to be accessed from the roof, and that it was not covered under my warranty. He then left.
When I later contacted AWR, I was surprised to learn that the technician had reported I was advised the repair was not covered and that I declined an estimate. That is not what occurred. I was never offered an estimate.
Based on my experiences, I was left feeling that my issues were not thoroughly evaluated before coverage decisions were made. After reading many reviews from other customers describing similar experiences, I became concerned about the consistency of the diagnostic process and claim handling.
My expectation isn't that every claim will be covered. My expectation is that the problem will be properly diagnosed, that findings will be accurately documented, and that customers will receive clear explanations before a claim is denied.
Unfortunately, that was not my experience with K & S Plumbing. read more
